We love our home! It seems like a great place to live in our retirement years.

Lots of defects, quality issues. Very disappointed.

I suggest renting in Sun City before you buy. For the transition and timing, we rented for six months before the sale closed. We learned a LOT in the rental about how things worked that we wish we had known when we were making the purchase decision. It all can be overwhelming, determining where to upgrade and where to wait, what kind of lot you'll really be OK with, etc. About two months into the rental we realized there were some things that we did not even know to do that would have made our new home experience significantly better. I'm focusing on what we learned. As for the rest of the experience, the low ratings have more to do with lack of communication, bad information at the beginning (marketing was great; reality was different), design center issues, financing issues (suggest you find your own mortgage company), title challenges, and on and on. If you are used to very high quality materials in your environment you may want to reconsider as you will probably need to upgrade everything after you build. We arrived at our home a few weeks after close. The master shower was not draining, so I emailed customer service. Within 1 hour a CS-maintenance person arrived to unclog--what turned out to be massive amounts of grout hardened. Customer service responsiveness was great; but, why didn't Construction Walk-Thru test all drains, appliances and running water?

The sales experience was great. Construction people were responsive to questions and issues during the process. And, any construction people we have dealt with have been helpful and nice. The quality of work and items that were acceptable for closing were not great. Poor workmanship on items why no one would think we’d notice. I have to ask….is the goal to turn over a quality home, or turn over a home auickly with major obvious items to be corrected with Warranty work. As I said, there is no issue with the people or the responsiveness. It just seems like if things were done correctly and with pride first, there would be no need for the post closing fixes. Seems like that would make customers happier and keep your recall costs down…..just saying. We are previous Pulte Del Webb buyers from Reno and had hoped the completed home experience would have been better…but, not. Although there were some minor construction issues we had a great experience with Pulte. Customer service is wonderful. Would and have recommended Pulte homes to others.

Overall the experience was positive. No major issues and quality of construction is very good. Value is very hard to assess in an inflationary period but seems in line.

Disappointed with the process and the quality of work.

Working through the building and buying process was the worst I’ve experienced. Inflexible, demanding, impersonal are a few words I’d use to describe the purchase experience. Support after sale is poor, ie, discovered a horribly crooked wall and was told they could come out to start repair in one month. I pushed for quicker and now the representative has abandoned us.

As the builder moved our expected move-in date up 2 months, it appears in doing so the attention to detail and quality of materials/workmanship suffered significantly in their haste to complete our home. There were so many issues to be dealt with that I will not delineate them in this review. Fortunately, Darryl with the warranty division was able to meet with us and has had some of the items remedied and has scheduled the rest to be done. We have been very happy with him. Sales agent was not helpful other than day when we purchased. Our realtors tried to get answers from sales agent, but wasn't getting prompt responses from sales agent. Sales agent got transferred to another location. Was difficult getting information to close as the Escrow agents also changes 4times.

I really don’t think I would recommend anyone to buy a Pulte home.

Community is great but Pulte doesn’t communicate and build quality is poor. You have to want to live here bad enough to deal with a poor quality home from Pulte.

THE QUAULITY OF THE CONSTUCTION AND FINISH OF THE HOUSE IS JUST OK. BUILT LIKE A RENTAL HOUSE. #1 THE GARAGE SHOULD BE INSTALLATED AS A STANDARD FEATURE. I TRIED TO GET PAUL TO HAVE THE GARAGE INSTALLATED AT A STAGE THAT WOULD HAVE BEEN NO PROBLEM, ONLY THE WIRING WAS DONE I WAS WILLING TO PAY FOR IT. I ALSO TRIED TO GET GET THEM TO ADD SOME ELECTRICAL NO NEGATION. THE UPPER MANAGEMENT IS NOT WILLING TO WORK THE CUSTOMERS. I HAVE BEEN IN A CUSTOMER SERVICE TYPE BUSINESS FOR 45 YEARS AND IF YOU WANT REPEAT CUSTOMER YOU NEED TO TREAT THEM A LITTLE BETTER. Overall we are very happy with our home.

Overall our experience was good. It's obvious however they are rushing through these homes to get them finished. Some of the finishwork was poor. Make sure you are very thorough on your walk through and find all the issues. Make a list, and keep after them to get them resolved.

The overall process was fine. Our sales person was responsive and helpful with many ideas and suggestions. The design center help from Christine not so much. You must be your own advocate and press for action and information. We met with her in Feb 2022 still in the middle of a raging pandemic. She was not masked and seemed put out when she was asked to wear one. This is critical when meeting with older people in close proximity. If we were to do this again we would not meet her. The electrical designer Alan was top notch. Extremely helpful and had excellent input. Our first construction manager "Blue" was rude, condescending and poorly informed on modern construction principles. Many pieces of lumber used in framing were cracked and splintered. When asked about these issues we were told that these were cosmetic issues and he said "I don't need you telling me how to do my job." We immediately stopped the conversation and asked for a different manager. A new construction manager was assigned. Dexter did an excellent job taking over. He was helpful and knowledgeable. The overall product is a house. All new houses have issues that need to be addressed. The interior plastering has numerous globs and splatters. The baseboards were very poorly installed with corners poorly mitered. One sliding glass door is not installed square and is exceedingly difficult to open and close. There are other issues that are cosmetic and I am sure will be addressed through the warranty process. On the irrigation system the landscaper refused to properly install the backflow preventer. Testing of the assembly is required by the manufacturer, Uniform Plumbing Code and state laws. We were forced to pay for the required testing. This an essential piece of equipment that assures that the irrigation water does not backflow into the drinking water system. Overall we would buy again but be more proactive in checking the construction process to include bringing a level and square to the house. ... More

My husband and I could not be happier. As we navigated the process from start to finish, Del Webb and Pulte were there to answer our questions, to solve problems and to provide support through the entire journey.

Low grade materials used and no one has the time to address outstanding issues or new issues in a timely manner. I would not purchase another

Love our house, but... I'm totally convinced the only way to take possession of the new home is to not close until 100 percent of the punch list items are finished. Also the paint quality is terrible and we are forced to repaint everything. Broken window, garage door not finished, More positives than negative for sure though

All members of the Pulte team were excellent to work with, starting with the sales consultant all the way through the build quality process. Pulte was very responsive to changing market conditions in residential real estate. This was our first experience with Pulte, and it was very good.

I can’t say enough about the builder. I only had a few small things that needed attention. Scott came to the house. He was FANTASTIC. We are very happy with our home and the service we have had from the start. I would recommend them to my family and friends.

(I'M BET DEL-WEBB WILL VET THIS OUT OF THEIR REVIEWS)BUT HERE GOES, Over all and after all things added up, the cost per sq ft was a lot higher than we expected, many things not in the initial price added up fast, compared to sq ft what we would have paid on a completed home in the same city.

The experience from finding the right home and location to the closing has been an exceptional experience. The sales rep was very informative through out the process. She kept us informed about the process of our home. The construction manager team have been easy to work with and always available to answer questions. We have been invited to several community events and met with homeowners and potential home owners. We develop relationships with homeowners before moving in. We have been living here less than 2 months and it has been a great lifestyle change. I would recommend anyone to this community who is looking for a place of relaxation and fun filled lifestyle. ... Bought a spec...for model and location..pallet turned out great...response to blue tape items takes a while.
