It's beautiful, was clean at closing, value is above average, and the entire team was pretty responsive. Energy efficiency appears outstanding and quality is above average. Interior paint job is adequate and the standard carpet padding is below average. Overall we are pleased and look forward to enjoying it.

Rely on your construction manager as the house is bing built. Communicate often and build a rapport. it will prove valuable in the end.

This is our 4th time buying a new construction home so we have some past experiences to draw on to formulate this review. First, Sean in sales was amazing, as were other sales associates but especially Darren since we saw him if Sean wasn't available. Our construction liaison Marc did an amazing job at keeping us informed of the progress as well as making sure problems were addressed along the way. Ultimately the home turned out great and we are very pleased with the end result and the value we received for our money (for the most part) but.... there were definitely issues along the way that we had to note for the items to be fixed before things progressed too far and made corrections more difficult. It seems like a lot of the sub-contractors do not care about their final product and just pass the problems along to the next trade. There was some sloppy workmanship that we asked to be corrected and the trade would come in and try to cover up what they did wrong and apply a fix that didn't actually fix the problem. There were multiple instances of this occurring, but with Marc's assistance we were able to finally get all of the issues addressed properly. We felt like Pulte is deliberately setting the final walkthrough inspection/closing appointments very close to minimize the time you have for the inspection so that you feel rushed. A one hour window for a final walkthrough is not nearly enough to inspect a full home. Thankfully Marc cares about his customers and was willing to tackle any final issues we had. We have now been in the home for 4 weeks and we are still addressing issues that need correction but Marc has worked with us diligently to handle the remaining items. ... More

Alejandro was a great supervisor on our home after starting out with someone else. All minor issues were resolved and the house is engineered very well. Well designed house for use of space and functional.

Tanya ((sales) and Brogan (production) are terrific people and excellent to work with. Tanya especially kept us informed and/or resolved problems (very few) as they occurred. Overall I'd say our Pulte contacts rate a 10 out of 10 stars.

My concerns would be with the houses, as offered before options, are not really quality homes. Quality as in 24 inch center roof trusses. 24 inches seem a bit far apart but that would be a way to save money on building a home. If you do not take an upgrade option in anything, you will get sub standard materials (sinks, carpet, fixtures, etc) in the home. If you pay more for options, the materials are a bit better. For the cost of the home, seems like just offering a better grade of materials would be better than sitting across the desk talking about upgrades that really should be standard in a home. A good example would be paver driveways and walkway. This should be a standard for homes since it seems no one takes the standard concrete driveway / walkway. Why are pavers an option when concrete driveways / walkways are somewhat discouraged? Carpet is another example of placing quality carpet in your home rather than sit across the desk and discuss optional upgrades. Almost seems like the folks offering upgrades get a bonus for you obtaining upgrades rather than have a comfortable home. Are the upgrades offered really increase the value of your home if and when you decide to sell? Some upgrades do help increase the value of your house but I am not sure about most of the upgrades having weight in determining the value of a re-sale. ... More

We have had a good buying relationship with Del Webb/ Pulte from communication,buying,loan process. Follow up has also been quick on any items that needed to be addressed once we moved in. The community programs are well organized . We have only been in our current home for a few weeks hoping this positive relationship continues.

We purchased in November 2022 and closed in July 2023. With a bundle of incentives and a competitive 15-year interest rate, we feel we received significant value for our dollar. Add on the fact that we are living in Del Webb Lake Las Vegas, and it is positive all the way around.

I have been looking at the Dell Webb home in North Las Vegas for well over a year and I decided to finally purchase one. I purchased it over the phone and also picked out the upgrades from the design center over the phone. I wish I had the opportunity to be here personally to walk to the models before I selected my mother but overall I’m very happy with my purchase. It’s a nice home, and the neighbors are excellent.

We arrived at our home a few weeks after close. The master shower was not draining, so I emailed customer service. Within 1 hour a CS-maintenance person arrived to unclog--what turned out to be massive amounts of grout hardened. Customer service responsiveness was great; but, why didn't Construction Walk-Thru test all drains, appliances and running water?

Overall the experience was positive. No major issues and quality of construction is very good. Value is very hard to assess in an inflationary period but seems in line.

Generally happy with our purchase. The materials and appliances are middle tier and some of the workmanship on the molding could have been better. But very happy with the responsiveness to any concerns raised and with the clubhouse and its staff.

My consultant, Danelle, was great. She kept me up date with the progress of construction with pictures. She returned phone calls promptly. I received no communications from construction managers during the whole process like they promised. Very disappointed with that.

Despite the ratings above, I would buy a Del Webb home again, though maybe not a new build. I believe the house is well built overall, but that the finishing of the house was extremely rushed and contractors were not given the proper time to do the job right. The biggest issue with my house is paint, both inside and out. The paint on the inside only has a very thin coat and the metal corner bracing and drywall mud is showing through. Along with that, the paint is breaking down; ie. cracking in the corners, crazing on the walls and subsequently chipping off in spots. Del Webb is sending workers in to repair my items, but when a house essentially needs to be re-painted and they are only working in 2 hour increments, it is going to take a while. Know that even though we were coming up on the year mark for this build, we were not asking Del Webb to hurry this build, we were fine with waiting, but for some reason they rushed the job at the end. My best advice for anyone buying a Del Webb is this. Upgrade the paint if you can get it and afford it. Find a way to visit your new home at least once a month, our sales person sent us pictures, but the things we are having issues with needed to be seen up close. If you decide to buy a home in Mesquite, get Danelle as your sales agent. She works in the Del Webb sales center and is excellent at her job and responding to her clients. She is the reason we chose Del Webb in Mesquite, NV. Overall we are happy with our purchase and can’t wait to move in. We just wished the finishing aspects of the house were done properly the first time and that Del Webb would reinstate the celebration walkthrough that is shown in the videos on line. Tanya Smith was the best part of the whole experience! She did an exceptional job throughout the entire process.

Experience could have been a lot less frustrating. Some things were unexpected and could have been handled differently. We are finally moved in and things are settling down.

Everything DW provided was at or above my expectations. I am extremely happy with the final product.

It took longer to get in then what we first were told. Over all good experience.

In this day of home buying/building and supply issues, Zac was the one we turned to for updates, questions and soothing. The experience was probably the best it could be given the situation in the world today. The only reason I couldn't rate a 5 is due to the build time and a few communication issues during construction.

We had exceptional support in the buying and design process. We also really appreciated the open communication on supply chain issues. The open communication lead to satisfactory resolution.

The building process brings skilled works to each task. The workers get their job done quickly, and then the next group of experts swarm the home and get their specialty done. You may need to do some sanding and add a couple coats of paint to protect walls from marks. You create a list of things that need attention and a coordinator brings a team to fix your list. We are thrilled with the community and happy with our home.

They did a great job during very difficult times. I’m still waiting on a range hood that seems to be in huge demand everywhere else. But, otherwise I am extremely pleased with my new home.

I love our Project Manager Matt. He's very attentive and quick to react to any problems we may have, big or small. Some items are a little shabby and surprised us the sub-contractor would leave it that way.

Overall met my expectations and happy with outcome.

At final walk thru all punch list items were addressed and told would be corrected prior to closing. None were completed. Upgraded Appliance package was not installed and we were not advised of it before closing. We had to ask about it afterwards. Still waiting on them to arrive. Would have been nice to be told ahead of time. Gas line stub for BBG was not installed. When they came back they installed it in wall but never hooked it up in crawl space to main gas line. Rush to finish without good followup.
