Great neighborhood with very nice amenities. Have an issue identified at the walk through with water damage in the backyard and boundary walls. Builder response was to take it up the contractor board.

The overall buying experience with Del Webb was good though I needed to give them a swift kick on getting certain matters moved quicker. The superintendent assigned to me was keeping me updated on the construction phrases via text messages and pictures. I would say he was great until he suddenly quit. The new superintendent filled in the position appeared to be overwhelmed. Some empty promises were never fulfilled or followed up. What bugged me the most is the grout haze, grout caulking and paint stains are on the face of the tile throughout, floor and shower wall. I brought this up to the superintendent at walk through and he said it would get taken care of. Guess what? It was never being taken care of and the house closed as is. I was out of town at the time of closing. As I returned, I was trying to reach the new superintendent but guess what? He decided to ignore my calls, text messages and emails. All I wanted was to get the tiles cleaned before moving in with furniture. I wasted six weeks trying to reach Del Webb and no luck getting anyone to solve the issues, except that I was told to move in first. It makes no sense to me moving in with funiture then to deal with floor cleaning. It's the inconvenience they do not have to deal with. Well, I could not wait any longer and finally had to move in. Currently I am dealing with "warranty issues" with Del Webb. The customer service manager is doing his job in scheduling contractors to come in. One problem is that certain contractors would not keep the schedule. I got bumped for the drywall and paint contractor the day of service to the next day. The other problem is the attitude of certain contractors. They would tell me there was no need to fix certain issues not because of what they believed but if of their laziness. That, I insisted in getting the issues fixed. One contractor even made racial comment about plus complained me nitpicking. ... More

Working with the DW Sales and Pulte Mortgage teams was very good. My Pulte mortgage rep, Danielle, was FABULOUS!! She worked FOR MY BEST INTEREST ONLY . . . which was so very much appreciated. The workmanship of the house seem rushed as numerous issues were detected at final walk through. Also, most ALL of the plants in front landscape have died. . . was not please at all with the response and care from their vendor, Kokopeilli.

The value for our house is great! The house was very dirty when we closed.

Our house is beautiful and appears to be well built with quality materials. Our concern has been apparent carelessness on little things. Paint smears on nearly all exterior window frames, areas of tile with no grout, areas where paint was missed, and outside lower walls mud streaked. The response to these concerns has been mixed at best and issues described have not been addressed as of yet.

My overall experience at Del Webb at North Ranch has been positive. I think they build a high quality home here. The Responsiveness to the warranty issues is a slow painful process. I wish they could just come get it done. It's taking too long for my issues to be resolved.

Overall construction process was great with Paul our construction manager. Overall design center experience with Christina was TERRIBLE. Everything was overpriced and they aren’t real designers. Sloppy design work and unresponsiveness. Alan from electrical was great. Only negative was the design phase it was over promised and underdelivered. This is resulting in us spending extra money and time to remove floors and things that should have been provided during the design phase.

Overall our experience was good. It's obvious however they are rushing through these homes to get them finished. Some of the finishwork was poor. Make sure you are very thorough on your walk through and find all the issues. Make a list, and keep after them to get them resolved.

The overall process was fine. Our sales person was responsive and helpful with many ideas and suggestions. The design center help from Christine not so much. You must be your own advocate and press for action and information. We met with her in Feb 2022 still in the middle of a raging pandemic. She was not masked and seemed put out when she was asked to wear one. This is critical when meeting with older people in close proximity. If we were to do this again we would not meet her. The electrical designer Alan was top notch. Extremely helpful and had excellent input. Our first construction manager "Blue" was rude, condescending and poorly informed on modern construction principles. Many pieces of lumber used in framing were cracked and splintered. When asked about these issues we were told that these were cosmetic issues and he said "I don't need you telling me how to do my job." We immediately stopped the conversation and asked for a different manager. A new construction manager was assigned. Dexter did an excellent job taking over. He was helpful and knowledgeable. The overall product is a house. All new houses have issues that need to be addressed. The interior plastering has numerous globs and splatters. The baseboards were very poorly installed with corners poorly mitered. One sliding glass door is not installed square and is exceedingly difficult to open and close. There are other issues that are cosmetic and I am sure will be addressed through the warranty process. On the irrigation system the landscaper refused to properly install the backflow preventer. Testing of the assembly is required by the manufacturer, Uniform Plumbing Code and state laws. We were forced to pay for the required testing. This an essential piece of equipment that assures that the irrigation water does not backflow into the drinking water system. (I'M BET DEL-WEBB WILL VET THIS OUT OF THEIR REVIEWS)BUT HERE GOES, Over all and after all things added up, the cost per sq ft was a lot higher than we expected, many things not in the initial price added up fast, compared to sq ft what we would have paid on a completed home in the same city.

Overall home construction very good. Finish work lacks craftsmanship and attention to detail. Warranty service department did provide us with good customer service with the issues identified after the final walk through. Warranty service call technicians very professional, arrived on time and fixed all of the identified issues.

Pulte mortage was the worst experience in the 20 homes I have purchased in my life. Del Webb no longer cares to take calls and follow up on repairs needed. I gave up. Hope my neighbors enjoy the dead plants in my yard.

At the end of the day, you will have a quality home in a great location, You will also have some of the most annoying times of your life getting there. Just remember why you wanted this and it will happen.

We are happy with our home.

We will recommend this community to our friends, but buying during a pandemic turned out to be something to avoid if possible. We look forward to living in and enjoying the community.

I did not care for the bidding process on lots for sale.

I think the builder is fine

The timing of our purchase and closing was very short and stressful, but they met all there promised dates and we were able to move in right on schedule. With a last minute rush to finish the house quality of some of the work slipped a bit, but they have promised to fix all issues. It is a beautiful community and we are looking forward to many great years here.

Our experience with the Sales team and Design Center was great. From the time we saw the model house to the closing of our escrow, it went smoothly. For the most part, we are pleased with the house. Due to obvious imperfections (eg: molding, painting, caulking, etc.) we are still waiting for these items to be addressed. In the haste to get the home finished, we feel that there was lack of attention to detail. But the good news is, after meeting with the warranty department, things will hopefully be addressed and get completed in a timely manner.

Home was beautiful except not complete when closed.

Pulte has always in the past built a quality energy efficient home however in this case, the quality control was just not there. Heater was never checked and did not work, water lines for sink in the laundry room were drywalled over and the super never caught it, missing cabinet, crown molding and oven at walk thru. Home was not clean, smudges not the walls etc. Pulte tried to cram the close instead of taking time to make sure everything was done prior to closing. SLOW DOWN and check your work before you bring the home owner in for walk thru and closing!
