We understood when we bought the house that there would be some things that needed our attention. So far all of those problems have been addressed and some have even been fixed. I enjoyed working with our build manager Dexter as he was always available and pleasant to speak with. Overall “we are happy”

WOULD NOT tell anyone to go with Pulte underwriters ! Three times I was told that paper work was done , that was not the case.

Sean was helpful in the sales office. Tiffany in design center was very nice and helpful. Alejandro was our project manager and he was the best part of our entire process. Design center was an absolute money grab. Everything was overly expensive. Several of our new neighbors are ripping out the free items and putting their own tile and carpet in because the prices in the design center were SO extreme. Talking about our new HOA.....If your friends are in town it will cost you $5 a piece to bring them into the pool/ hot tub or workout area. I think to bring a friend to the pickle ball courts cost $5 as well. Keep in mind we already pay $153 monthly for all these amenities We love our new home and so far really enjoy our new neighbors, but I will NEVER buy another new home. ... More

Sun City builders and brokers, staff were amazing

Lets start at the sales office. Were never told the model was different of what was built. Different roof tiles, windows that did not open and doors that were eliminated. When questioned were told that the model was reengineered. Nice if salesperson told us this at the beginning. The construction of the home in my opinion is not quality built. The 2x4 exterior walls with no sheathing when 2x6 would add more insulation and sheathing would make a much sounder structure. Interior walls at 24 inches on centers is another thing I did not like. The floor outlet in the great room is useless as it cannot be put where you want it. Limits furniture layout. The base price for the house is reasonable but the addons are way overpriced. I wanted a side door in the garage but at $10,000 insane. We chose to have different interior paint other than the base white. Cost $5800 Does a different color paint cost this much maybe some additional labor. In costing out the money we spent on upgrades $72000 my cost to do would have been at least 35% less. If I had to do it over again, I would buy the base home and do the upgrades on my own. At the end of construction, we did a walk through with the Project Mgr. and noticed a lot of blue tape for things to be corrected mostly paint, the big disappointment was the carpets were not put in the right rooms. We did close after the walk through but will never do this again until we have a second walk through to make sure everything is completed to our satisfaction. Upon moving in we still had blue tape on walls for paint touch up and we noticed other areas that needed touch up, During the next four weeks in the home we had the following issues , crack around exterior window, 2 cabinet doors came apart, broken shelf in cabinet, exterior doors needed adjustment, crack in mirror where outlet was installed, micro wave frame came loose, plunger in sink not connected, kitchen spray nozzle needed adjustment, patio ceiling needed to be repainted, window installed crooked needed adjustment and electrical issues. There were some outlets that did not work switches hooked up wrong. These were corrected but it took them 2 hours. We signed up for the white service and had a difficult time getting this service as no one seemed to know about it. We are waiting for some things to be completed. Another issue was the filters for the ac/heating unit. I was told they were changed after the completion of construction but when I checked them, they were clogged and full of sheetrock dust. Very disappointed that there were so many issues in this build. Most of these items should have been noticed by your project manager example: how can you not notice that the wrong carpets are installed!! We love the Mesquite area and hope to enjoy are new home once all the issues are taken care of. ... More

Would not recommend to worst enemy

Electrical is below average, placement of outlets and fixtures is terrible. We are correcting their mistakes!

Superintendent on my project was phenomenal. Very attentive always got things done.

The transaction from day of offer to the day of closing was very smooth. It was convenient to work with Pulte mortgage and Pulte recommended Insurance Co. I felt like there was always a person leading the team and helping me every step of the way to make the closing happen with no problems.

We saw four Del Webb homes in the Sun City Mesquite community. We love our 3 bedroom/2 bath/den home. It is in Outlook Point. Although we don't have a panoramic view, we do have some views of the beautiful mountains.

This is my 2nd Pulte Home purchase. They made my 1st home purchase in Silverstone a dream come true in 2006. So when we heard about the Lake Las Vegas community.. we couldn't wait to see it! Since 2006, Pulte has improved the home buying experience. They outline every step of the way, working with Pulte Mortgage was easy as pie and the service Team (wow) reached out to me before our 30-day mark to help set appointments for last minute repairs and wall dings during our move. Salespeople were great, craftsmanship of the home not great, finishes are kind of cheap, Pulte options were extremely overpriced

Deal with Jeremy. He was the best experience we have had so far.

In general it was an overall good experience. The build quality of our home was lower than past builders we have used. Cracked countertops, misaligned joints, lots of caulk to fill in excessive gaps. Upgraded cabinets are still cheap particle board. Floating cabinets were not secured properly needed repairs. Paint was water thin and builder painted around hardware on doors and electric trim. Seeing other homes being built next to us, it's kind of amazing Pulte is able to get these homes ready for the buyer. TRADES do not clean up, dust, debris, and garbage is left every where inside the homes until just before closing. Leaf blowers are not a normal home cleaning tool. We repainted the inside due to seeing drywall mud, texture peeling off. During the framing inspection, bare minimum code is met. No trimmer studs on interior doors, large framing nails protruding all over in wall cavities. 24" interior spacing of studs. Glass is scratched on sliding doors and windows. A level and tape measure would make a better quality home. Pulte's build time is very rushed 90 days. Fortunately, our area does not experience lots of inclement weather or earthquakes. Communication was good. Most buyers are out of town moving here, so Communication is important. It's disappointing to see some of my neighbors gutting a new home before move in. The upgraded options are EXTREMELY OVERPRICED, so alot of owners go standard and scrap them and hire outside contractors to upgrade. We will see how the warranty system works. ... More

I must say that it was a difficult transaction due to my sale of my current home. . Jeremy, the sales agent was great answered all my questions. Greg, the construction manager is very responsive when I had any issues around the home that I needed fixed. The only issue I have was the sales agent manager took a very long response time and held some things up.

Happy to have made the decision to move to the Sun City Mesquite NV location.

We were hesitant to start a new home build remotely but felt confident in Del Webb and the staff to take a risk. We were completely informed, each step was described then executed flawlessly. We were sent many photos and were informed of milestones so that we could plan in advance for trips to meet or simply look at our new home. It was a great experience with timelines met and no problems. We are in our home now for about 3 weeks. We have had 3 minor issues which were resolved almost immediately, but could have been avoided with a specific quality check. Our team has been outstanding, Paul, Blue, Kristine, and Markies. They are knowledgeable, helpful, and responsive. We love our home! The only thing that could have been better is to have more paint choices besides flat or satin. We chose satin and it doesn’t hold up well and needs a ton of touch up, which could have been avoided by being able to choose eggshell. Also, the baseboards would look better if installed AFTER installing tile rather than before; same paint issue. ... More

Overall a seamless home buying experience/process. Salesperson always kept me informed and sent me plenty of information and photos. Overall quality of material and workmanship was good with a few issues related to cabinetry, sheetrock and interior door.

Pulte homes would do a better job with Management that kept track of the progress of the homes and supervised the subcontractors to make sure that when they were on the job,that they took the time to protect the work of the other subcontractors.A lot of the punch list would be avoided if everyone respected the work of all of the subs involved.The warranty person has a hard job of call backs for damage done during the job because subs don't protect the work of other subs.There is also a lot of down time-it could be lack of qualified workers,lack of training,poor supervision.Safety training seems to be a problem too.PPE,proper loading/securing loads,garbage blowing all over the development.Piles of debries,lack of dust control during construction and poor clean up of ongoing jobsites. ... Great community with many activities, very reasonable HOA fees.

Site manager should stay involved for at least 60 day after move in. Developer in too much of a hurry to pass you on the the warranty division adding communications issues along the way

From picking our lot to moving in the staff at all stages of the process were helpful and went to extremes to make sure we understood each step. Picking our options was a great experience and a bit exhausting as so much to choose from, but the staff made sure we were comfortable with each choice. We recommend the choice of a Del Webb community.
