Very professional new home buyer experience.

This is our 4th time buying a new construction home so we have some past experiences to draw on to formulate this review. First, Sean in sales was amazing, as were other sales associates but especially Darren since we saw him if Sean wasn't available. Our construction liaison Marc did an amazing job at keeping us informed of the progress as well as making sure problems were addressed along the way. Ultimately the home turned out great and we are very pleased with the end result and the value we received for our money (for the most part) but.... there were definitely issues along the way that we had to note for the items to be fixed before things progressed too far and made corrections more difficult. It seems like a lot of the sub-contractors do not care about their final product and just pass the problems along to the next trade. There was some sloppy workmanship that we asked to be corrected and the trade would come in and try to cover up what they did wrong and apply a fix that didn't actually fix the problem. There were multiple instances of this occurring, but with Marc's assistance we were able to finally get all of the issues addressed properly. We felt like Pulte is deliberately setting the final walkthrough inspection/closing appointments very close to minimize the time you have for the inspection so that you feel rushed. A one hour window for a final walkthrough is not nearly enough to inspect a full home. Thankfully Marc cares about his customers and was willing to tackle any final issues we had. We have now been in the home for 4 weeks and we are still addressing issues that need correction but Marc has worked with us diligently to handle the remaining items. ... More

The Granit Kitchen Counter Tops which I paid 5K extra for are a disaster Corners broken off, chips, gauges, scratches, etc.. More than 30 in all, on all counters. These where noted prior to closing and after closing. Was promised all will be taken care of prior to closing. STILL WAITING 4 WEEKS LATER. Found out yesterday that our sales person quit. Also that the "Customer service dept has no people and building supervisors are filling in. Had meetings with at least 8 repair people and the contractor . Ironically all the work men told us to replace it as the damage is to great. Different story from theirs boss. Was told we don't listen to the work men just the bosses. ( If you want to know how a war is going ask the troops, not the officers.) From my view the current game is WHO'S GOING TO EAT THE BILL TO REPLACE MY COUNTERS. Which by the way I had no choice in selecting. Beyond all that I think given the rate at which this developer is building homes the mess by the subs is a given. All though if appearance means anything, I would recommend based on my building homes myself that the builder create a cleanup crew to manage the mess at the building sites. also that the supervisors take greater care in there inspections and police the subs to do good work. ... The entire sales office was so friendly. Paul was fantastic. Very informative without being high pressure. He took pictures throughout the build so that we could see the progress from our home state. He was always on tap to answer questions. It's a big purchase so it was very reassuring to have someone like Paul, who you can trust. Great job Paul.

This is the second home that I purchased from Pulte and it will be the last. The first house which was located in Florida had a terrific floor plan and the service that I received from Pulte was good. I liked the floor plan for the current house in Lake Las Vegas but after living here for a few weeks I realize that there is too much useless space. This means that the places where space is needed are too small (ex. closets, kitchen cabinets, pantry). The worst feature about this house is that that the air conditioner and the forced air unit were installed next to the master bedroom. There are three thermostats in this place which means that the air conditioning system cycles three times in a row to cool the entire house. The compressor and forced air unit make a tremendous amount of noise every time they start and stop and this makes it very difficult to get any sleep. Whoever designed this system was brain dead. ... Alejandro was a great supervisor on our home after starting out with someone else. All minor issues were resolved and the house is engineered very well. Well designed house for use of space and functional.

I really loved working with my sales manager and our construction manager. They were extremely responsive and took the time to make sure I was happy from our initial meeting to our moving in. The quality of the home is good and really enjoying the house and the community.

Our experience since moving in has been frustrating to say the least. Appointments not kept, excuses made instead of problems solved. I’ve had to contact your Las Vegas office twice because i couldn’t get a text or phone call returned. After i contacted your LV office, I got a call from Darell with attitude. Very unprofessional! Most of our issues have been minor and easily fixed, but it has taken numerous calls to get things done. We love our home and the facilities. Our sales person, Tanya was amazing. She contacted us often with updates and made the purchase a great experience.

We are very pleased with the whole process from acquisition of the lot thru construction. While inspecting the varius phases of construction, we were very pleased with the quality, especially the amount and quality of insulation throughout the structure....especially in dealing with the heat of the summers. Our only issue was the attention to detail in the finishing of both the interior and the exterior surfaces. However, surely not enough to stop us from highly recommending any Dell Web project.

Tanya ((sales) and Brogan (production) are terrific people and excellent to work with. Tanya especially kept us informed and/or resolved problems (very few) as they occurred. Overall I'd say our Pulte contacts rate a 10 out of 10 stars.

My concerns would be with the houses, as offered before options, are not really quality homes. Quality as in 24 inch center roof trusses. 24 inches seem a bit far apart but that would be a way to save money on building a home. If you do not take an upgrade option in anything, you will get sub standard materials (sinks, carpet, fixtures, etc) in the home. If you pay more for options, the materials are a bit better. For the cost of the home, seems like just offering a better grade of materials would be better than sitting across the desk talking about upgrades that really should be standard in a home. A good example would be paver driveways and walkway. This should be a standard for homes since it seems no one takes the standard concrete driveway / walkway. Why are pavers an option when concrete driveways / walkways are somewhat discouraged? Carpet is another example of placing quality carpet in your home rather than sit across the desk and discuss optional upgrades. Almost seems like the folks offering upgrades get a bonus for you obtaining upgrades rather than have a comfortable home. Are the upgrades offered really increase the value of your home if and when you decide to sell? Some upgrades do help increase the value of your house but I am not sure about most of the upgrades having weight in determining the value of a re-sale. ... More

Overall great value and very excited to be part of the Del Web experience and enjoy all the activities that has to offer!

Every step was very simple. The initial interaction with the sales staff all the way through the mortgage process and to the closing was the easiest of the 5 homes we have ever bought. The process they have developed is the best we have ever seen from a home builder. We are estatic about our new home and look forward to many years here.

I have total confidence in Del Webb Company. Everyone at the company that I came in contact with was totally professional and went above and beyond to help me through this process as stress free as possible. It was a pleasure to work with them.

I love my Del Webb North Ranch home! Great community, beautiful club house, gym and pools. Lots of activities.

The sales person was great during the home buying experience. After the sale was complete, not so much. Homes have warranty coverage and a system to post requests. They go unanswered.

I could not be more pleased with the entire process. Buying a home is always stressful but everyone here at Del Webb Lake Las Vegas was extremely helpful and responsive.

Jeremy our sales representative was very professional and attentive. He made the buying experience easy.

From selection to contract to build to delivery just a class A customer experience. Sales agent Sean was always available to answer questions on the overall process while Paul was always making sure I knew how the build was progressing. Great teamwork as Pulte really understands how to deliver exceptional customer service.

We have had a good buying relationship with Del Webb/ Pulte from communication,buying,loan process. Follow up has also been quick on any items that needed to be addressed once we moved in. The community programs are well organized . We have only been in our current home for a few weeks hoping this positive relationship continues.

We purchased in November 2022 and closed in July 2023. With a bundle of incentives and a competitive 15-year interest rate, we feel we received significant value for our dollar. Add on the fact that we are living in Del Webb Lake Las Vegas, and it is positive all the way around.

From the questions in this review, I am not sure who specifically to review. We have dealt with a number of people. Most were responsive to our concerns. Were our concerns taken care of would be a better question. Our issue was with our walk-thru; we felt very rushed and were told some things that would be taken care of that were not. It was not a pleasant experience. Also I am not sure how to answer "Trustworthiness". Who specifically is the question referring too?

Our site manager Matt was a real help and pleasure to work with. Even after we were moved in he would contact us and ask if we needed any help or problems. He has been a real blessing. This is our 2nd Del Webb home now. We bought one 8 years ago that was 5 years old in Indio California Sun City Shadow Hills. We did an add to that home and saw the great construction when the back was torn down and square footage was added. These homes are built very well. So when we saw during a road trip to Colorado the Del Webb in Lake Las Vegas we were intrigued as to the new designs and the lovely location around the Lake. We are so happy we moved to this lively, friendly community and the cooler weather compared to Indio! A move is uncomfortable but having the help of the sales staff and your construction manager leading you and through your build made it so much easier than we expected having done a major remodel years before in our other home.
