You are basically over paying for a 55+ active community with a social director. The home itself does not warrant the price.

Minor issues with items not completed at closing

Buyer beware. Builder attempts to sub inferior goods for appearance of quality. Roads and streets keep in poor condition during construction period, creating tire dilemmas for unknowing vehicles.

We have lived in our new home for a month and one half and a number of issues remain. Although some are scheduled to be mitigated today by your customer service representative who is excellent, others are unresolved although multiple requests to correct have been submitted. Our front garden is an embarrassment with the only response being it meets design elements. Some plants look like blades of grass peeking out of the mulch snd others look totally dead. Although we were visited by a group of representatives of Pulte and your landscaper (after numerous postponements) we were given the “company line” with no corrections to date although we were promised that some inferior plants would be replaced. Our fireplace has not worked yet and one of the controls in our shower is an incorrect color. This had been reported to the contractors who did the installations but wd have not heard from them. There are no communications between Pulte and the management company and we do not get communications regarding issues important to the development and its occupants. It took over a month for us to be registered in the management data base and some documents we were to be given at closing have still not been received by us. Delays in the opening of the clubhouse are understandable but the residents are not being informed regarding (as I have heard from my neighbors who are longer term residents) potential opening dates have been moved back with no one being notified. Our refrigerator has not been delivered and, although we were given an original delay of about six weeks,, we are at that point now and have no updates. A primary ingredient to all of this is ongoing timely and accurate communications but no one seems to either know or have interest in providing this. The overall attitude appears to be that the residents (YOUR CUSTOMERS) are totally unimportant. I would love to have a conversation with your representative as my sentiment is to explore ways to address snd correct resident complaints snd to contribute to building a COMMUNITY we will all enjoy snd be proud of. ... Make sure your architect review your home plan ,it was not a very thoughtfully user’s friendly

The community appears to be quite friendly.

Models vs options were not clear. Ex - all other townhouse models have shelf under stove top in cabinet. Milan does not. Model has chefs kitchen so there is no way to know there is no shelf - just an empty box. Deceiving!!!

The on-site managing engineer was dependable and very responsive. The quality of the workmanship was average at best. The options available for our townhouse are not clear and are confusing. We were disappointed by Pulte’s omissions/exclusions for our unit. There was a sense of “nickeling and diming” throughout the design process. We considered taking a small mortgage (for about 20% of the purchase price) and were very disappointed in the Pulte Mortgage people and the process. Ultimately, we terminated the application and paid cash for the townhouse. We bought a condo townhouse in Roseland years ago and had a good experience throughout the building and completion of our unit. This experience was our baseline for comparison to Pulte. ... More

Everybody was very nice. Mike W. was so easy to work with, and explained everything well. I look forward to my 11 month visit, when we can remedy some issues inside. For instance, we cannot use a toilet paper holder because the two sides are too far apart. The storage closet off of the patio smells like gas.

From the night we moved in both my husband and I felt comfortable and, “at home“. The home we bought is exactly the home we wanted and we just love it. Even our cat was comfortable on day one.

The team at Del Webb are wonderful! Attention to detail is very impressive! The amount of space and design is just great! I would highly recommend!

I was surprised as to the poor quality of the materials they used to build these expensive units. The contractors they used are also very sloppy. They leave construction materials (e.g. joint compound) in various places without cleaning it up. Many of the MDF boards used as trim had noticeable visible defects that were never fixed. It just seemed to me that Pulte cut corners to save money, which was very surprising to me since I've seen great quality of workmanship in other Pulte homes in other developments. Everything in this community operates very slow, from the elevators, to the garage doors, to the gates. They operate as if they were as old as the average person that lives here. there are design flaws. The door to the balcony should have been a sliding door. The central island in the kitchen is big relative to the size of the kitchen. The second bathroom should have had a sliding bathdoor option. The large closet in the back of master room has no air vent and is stuff when the doors are closrd.

Very good experience end to end. It is important to have reasonable expectation. They allow customization but this is mass produced housing of good and more than sufficient quality

The homes are well constructed.

Cracked beams. Open roof. Lawn w rocks dead grass and dead plants.

Upgraded many options in our home at an additional fee.

Easy to work with. Responsive to any issues in a timely manner.

Both Dean and Ralph were great. They both made the transition into my new home great.
