Great experience and workmanship with Pulte

I have lived in my new home for 5 weeks. I'm happy with the quality and workmanship. There were a few issues but they were minor. I would recommend Del Webb to my friends.

Friendly, pleasant, knowledgeable

Framing materials inferior to other homes by other national builders. Options not fully explained or offered. Missing some of selected options at closing.

The home is engineered well. The A/C hardly ever runs, even when it's 90F outside. The person who helped us make our selections at the design center understood our desires for the appearance of the interior, and was very professional. Our salesperson was very professional. The closing process was quick, and easy. The only post move in issues that we are working through are cosmetic. Communication about, and timely resolution of our issues could be better.

There are some things that were not carefully paid attention to. One corner area of floor at the bedroom door was not grouted. The wall at the edge of one of outlets has a good sized hole that was never fixed. The outlet cover does Not cover the flaw. Numerous paint spots on tile and drips on patio. Tile was easy to clean but patio was too dry to remove. We have no light bulbs in patio ceiling. A service request was made in April and I have a copy but no one showed up to do repairs. Our online account shows No Service requests. Due to Covid 19 I am sure that normal followup is being affected by social distancing, staff on furlough, etc. so allowances are being made on our part for the lack of efficiency we expected. ... Overall the experience had been good

Throughout the 5 month building process we tried to communicate with the Construction Foreman assigned to our project. We called, texted and emailed. He never responded, even when goaded by our request through the Sales department. Shoddy wood in the walls, a leaking roof due to a cracked tile, missing ceiling lights, a misplaced exterior outlet, and a longer list. And the final straw was when the construction was delayed for a month and we were not notified. If the mark of a quality builder is attention to the customer and attention to detail during construction, then Del Webb's Estates at Mirehaven does not qualify to claim that title. ... More

We have not moved into the house yet.

We found the project manager and warranty follow up person very responsive. Community Director a bit less so. We are in our third round of getting punch list items taken care of by the contractors the warranty person has specified. Overall I am satisfied with my commitment to Del Webb.

Workmanship of contractors

Just moved into our home Fall 2019. Finding issues of poor workmanship daily. The exterior of my home looks like a 10 year old painted it. Promised many things that were not followed through with. Pest control system that was supposed to be installed was just “forgotten”. The contractor landscaping is sloppy with little thought being put into it. On the positive side, the views are spectacular and our neighbors are wonderful. Pulte needs to improve communication between supervisors and contractors and set a higher standard for finish work.

Good response to issues

The actual purchase of the home was an easy process. However, the final build-out cost was more than surprising, especially after you visit the "design center." . Once you added up the charges for simple things "needed" in the home, the price skyrocketed. Ultimately, you felt as though the builder was just out to "nickle-dime" you for things truly "needed" in the home. Perhaps looking into the resales available would be a better option since you would still be in the community and have the amenities and lifestyle one was searchin for from the start. Some of the things; i.e., 10 ft. ceilings with the filters and smoke alarms up there is a bit unrealistic when you are serving an "adult" community. Changing those items could be not only dangerous but outright impossible for some folks in their late years of life! Who brings an 8 ft. ladder with them when they downsize and move into a new one story home? And, finally having a landscaped front yard for which you had no input is just plain rude. The homeowner is committed to maintaining the shrubs, trees and even the landscaping at the curb without one single choice of the foliage to be the greeting to people visiting the home. Design of the home is outstanding and they back up their work with great pride

Great attention during the build and before closing. Poor response to complete final punch list after closing. Project manager said he’d be available to me up to 30 days after closing to schedule the trades in for the final punch list. He was not available and he did not schedule the trades. Regular service repair people from the community were scheduled instead. The electrical issues (outlets not working) have not been addressed in spite of my repeated attempts to get this done. My house is beautiful but I can’t cook and can’t use any outlets in the kitchen. Some work is scheduled for next week so I’ll be happy to update my review if that repair work goes well. ... More

Poorly made, finish work, care in workmanship and materials poor, Pulte cut every corner to deliver a marginal house at a high price. Will take time and money to redo house to bring house up to standard. Can not recommend this developer to a prospective buyer.

The sales, design and construction management staff were friendly, knowledgable and professional. They helped guide us through the process, answered our questions and quickly responded and addressed any issues that came up along the way. The homes are built well and the products that they use are high quality. We were very satisfied with our Del Webb Mirehaven experience and would recommend them to others.

We had a great experience building our Del Web home from start to finish. Everyone involved was friendly, helpful, knowledgable, and efficient with their part of the project. We were pleasantly surprised with how quickly they finished up and got us moved in. The follow up has been excellent.

Make sure you go through the home, during walk through, and mark anything that looks awry to you. Don’t forget to check the light fixtures. Make sure any flaws are given to the builder’s representative. I have found anything under warranty, which is not an emergency, they want you to fix yourself, before they respond. After response, you will have to wait for weeks before fixed. My walk through was 2 months ago and nothing has been corrected as yet.

Workmanship was sloppy and wasteful. Low end cabinets and fixtures.

We recently moved from Texas where housing is fairly inexpensive compared to the rest of the country. This Del Webb home in New Mexico is our third house. I admit the home we just left, purchased 14 years ago (2004) for roughly 175,000 (1900 sq. ft.) was a custom home. It had many upgrades-quartz countertops, custom birch cabinetry, full drawer glides, etc. We knew our new home in NM would be more expensive, but had no experience with Pulte. They look good on paper, and the model homes were nice looking. When we did our walk through, we noticed a few things, and pointed them out. When we actually moved in, and changed the extremely poor lighting that was installed we saw lots of things that needed to be fixed. Most of my kitchen cabinetry was filthy, not stained properly, and one drawer did not work at all. I then noticed that the drawers are not even full glide. I have seen better cabinets and drawers in RV's. A shameful cost cutting measure. My granite counters were filthy and we pointed this out. It was never cleaned, so we had to. I am talking about globs of grout left to dry on the counters. When we custom painted our walls we noticed sagging drywall. We had one section of our living room wall removed to re-frame and reinstall the drywall. Then we had to wait 2 weeks for someone to come caulk it to the baseboard and then paint it white again. We had scratches all over our cultured marble countertops where painters had set their paint cans and scratched it up in both bathrooms. Our bathtub was scratched up when it was installed. Still waiting on a fix for that. We had flooring that was installed incorrectly. I even had the construction supervisor tell us that my dishwasher didn't come with a panel for the bottom. We eventually found it in an upper cabinet. All the baseboards in my house had grey streaks because they were not painted properly. I will probably redo these myself. And it also could have been because Pulte does not use any primer before they slap that $1.50 white paint on. Our 20amp outlet in the garage was done incorrectly and my husband noticed it because he happens to be a very good electrician and knew what to look for. Admittedly, most of these issues have been fixed, although I am still waiting on new cabinet doors and drawers. We have been here 6 weeks now. We have not talked to one single person in this community who hasn't had some horror story to tell about their new house. To us, this all boils down to quality control. At night, we see houses under construction with the doors left wide open, with all the lights on. Appliances are stolen regularly. Apparently nobody comes by after hours and checks the houses. We realize Pulte is not a custom home builder, but apparently it is too much to ask that at least the supervisors are better trained in quality control and site security. Apparently this is a sign of the times, but all I know is if my parents generation in world war II had done their jobs as poorly as people seem to do now, we would have lost the war. ... More

Once you hame is complete Pulte is done with you.

The staff at Pulte Homes were extremely adept at selling homes. They pointed out the features and design elements that were available. We elected to purchase an existing spec home as it had all the qualities that we needed at a price point we were comfortable with. After moving in we found a few minor details that could have been better - some trim fitting, a few splatters of paint on the tile floors and some small flaws. None of these items were show-stoppers. The warranty people responded in a timely fashion and moved to fix the few issues we had. Overall, we are pleased with our home.
