Very quiet home. We are living with active construction all around us and we hardly hear anything outside. I Purchased a model home and was very pleased with the whole process. Sales office did great in working out pricing and the short list of repair items before I moved in. They were done in a timely fashion and I’m really enjoying it.

The interaction with Del Webb (Pulte) representatives has been outstanding. I was very surprised to see the lack of the same level of professionalism with the landscaper, however. Three of the plants they provided were already dead when planted, and they would not replace them even though I was in the 30 day period for identifying issues. The process of building a new home in Del Webb was relatively smooth. Since we lived close by it was easy to visit construction and let folks know if something was not correct. Weather delayed our build a bit and our field rep was changed in mid stream which was of concern. Overall the house was built well with a few issues remaining to clear up, nothing major. My 4 star rather then 5 is not a negative comment it is just a reflection that things go wrong and if you are not around to point these out it could be more difficult to get the end game you want in the house. Overall we were pleased with the building experience. Our supervisor was excellent and on top of issues. The quality of the materials used was not the highest quality but then we knew some of that going in for a non-custom built home.

We are on our 4th refrigerator (1st one was wrong model, next 2 were damaged, 4th we’ve kept). Our major problem is we have no Air Conditioning in the front half of our home!! This was noticed before we moved in (less than 6 weeks ago) - HVAC people have been out 4 times and have been unable to resolve the problem - although they acknowledge there is no air coming out of the vents. Lead tech is scheduled to come tomorrow to inspect the problem. At present, our guests staying in the front bedroom are in a Hot Zone - same with the bathroom, study and entryway. Sure Manager said issues would be addressed. They weren't. Quality of workmanship is poor. Warranty service is horrible.

Mortgage issues - non responsive. Goes to trustworthiness. Looking back we over paid for the home. Loved the look and the decorations. Too much space and inefficient space. Workmanship is very good.

Do understand that these are not custom homes but are standard spec houses. In generally they are very nice homes but just a few key areas in construction were disappointing. The OSB sheathing in an area or or two went down to within an inch of the ground and I fear I will have hidden damage from water relatively soon. The fascia boards around the doors, windows & gutters appeared to be a particle board material which I feel will degrade within 10 years. The house does not come with a front and back water spicket, only midway along the sides (wished I had realized this. The basic structure (walls & trusses) looks good and the flooring, cabinet, counter, bath & electrical fixture selection are good. Overall we are happy with our house just disappointed on a few things could have been done better at not much additional cost. ... More

The kitchen cabinets are too high for my height. I asked to have them installed lower but they would not even consider any changes to the house.

Very hard to get things repaired. My drive is cracked, which I know they did it. And they keep telling me I have to put it in at the 11 month. The builder put up the home pretty fast. There were definitely more workmanship issues then I could keep up with during the process. Yet, our field manager was pretty easy to deal with and very responsive. Now that we are in our warranty, the response time for problems has slowed greatly. Also, some of the fixes that were performed during the construction process we’re still not done to my expectation. They keep talking about the 11 month review to fix things. I feel like there’s a push to delay things and then if they don’t get fixed right you will be without recourse. Given the price of the home, almost 500 K, I would’ve expected more options for customization even though this is a production builder. For example, some of the fluorescent lights in the closets were too small as all of them are 2 feet long. And you can’t choose any of your light fixtures in the rest of the house. So I find myself spending a good deal of time customizing the house after we purchased it! The only reason we bought the house was because it was a Del Webb community and we look forward to participating in a lot of the community activities. A lot of people say you don’t buy here for the house. The common facilities in the neighborhood are very nice, and you subsidize the cost through the purchase of your house. ... More

Options overly expensive. Punch list items still working on a month later. All 2 by 4 construction with wide spacing in ceiling so attic can’t be used for storage.

Need to CLOSELY examine everything that is installed before closing. Most items i.e cabinets, granite etc. looks second hand.
