The team worked me to complete the entire purchase (offer to move in) in less than six weeks. Everyone was very friendly and helpful. The home quality is excellent. the only ding is in value. The $470k for a 2 Bdrm/2 bath is well over current market value (even with the current home shortage), but we needed a new house fast, and this fit the need. Had a few post move-in items that needed attention, and that took a month+ so took of a couple stars for that. Overall, very positive experience.

The builder was not responsive to minor changes during the home building process. In addition the builder made two major mistakes (fireplace & cabinets) which my wife and I uncovered. However our PM Chad did an outstanding job resolving those problems and other issues.

The home itself is intelligently designed and well-built. Post purchase, inside warranty items have been handled promptly and to our satisfaction. Pre and post purchase, outside items have been problematic and not handled to our satisfaction.

The quality of paint used is not good had to repaint interior before I moved in. Also Sheetrock was not prepared as should , had to have many areas repaired. More attention needs to be paid to detail. Cleaning leaves a lot to be desired. Chris was great to respond and was great to work with.

Do understand that these are not custom homes but are standard spec houses. In generally they are very nice homes but just a few key areas in construction were disappointing. The OSB sheathing in an area or or two went down to within an inch of the ground and I fear I will have hidden damage from water relatively soon. The fascia boards around the doors, windows & gutters appeared to be a particle board material which I feel will degrade within 10 years. Overall we were pleased with the building experience. Our supervisor was excellent and on top of issues. The quality of the materials used was not the highest quality but then we knew some of that going in for a non-custom built home.

We have (hopefully had) a problem with mold found in the attic at pre-drywall inspection. It was treated just before closing but rather than guarantee it in writing that if there is ever a future problem where it spreads which I pushed for, but instead was told this verbally. You have a 1-year warrantee and "IF" we determine we should cover the repair or ongoing treatment then we will. Otherwise, it will be at our expense, which leaves me very concerned about the long-term quality, safety and potential repair/maintenance cost of our new home.

The sales staff is great but the construction manager was incompetent. We identified several issues to him that did not get corrected until after several promptings, including electrical circuits inoperable, garage paint incomplete and the incorrect amount of attic insulation. This was the dirtiest home I have ever moved in to.

Our home was inspected prior to closing and the inspector found several issues with the structure and the plumbing. Some were fixed prior to closing and some were not. We find the finishing work to be very shoddy (paint drips everywhere both floors and hardware, molding not fitting, no molding on the top of the fireplace, very sloppy paint jobs). In addition the EZ Breeze was not installed properly and we had to get the president of the company out to fix things. The pantry door was installed incorrectly. Once moved in noticed issues and while some were resolved others became my problem. The one plus was I had a great project manager who kept me up to date on the progress.

Overall the building process went ok. Chris our building manager was excellent. We had 2 floods before we even moved (one prior to our closing and one right after we closed however we had not moved in yet). Our air did not work the first time we turned it on about 3 weeks after we moved in. We have a tremendous amount of nail pops. Our enclosed room in our back the floor is on a 3” decline. Any thing else you want to know. Our garage door leaks at the bottom right floor.

The trades are very sloppy, and the Construction Manager missed a lot. We had several issues including light switches not connected to exhaust fan (how did that slip by the code inspectors), missing gutters, NG drop was too short and would not turn on, water under kitchen sink sometime during the build and left the cupboard flooring bubbled, hot water connected to the cold water connection which was labeled "Cold", Quartz in bathroom that was stained and had to be replaced, etc. I could go on and on but will leave it at that. As mentioned, the Warranty Manager, Brandon, is a lifesaver.

Not pleased with the overall experience. Already have dealt with several major problems, including a water leak behind a wall which flooded my guest bedroom. Repairs required included cutting a large hole in a wall and having multiple drying machines running loudly for three days. We have a pocket door into the bathroom which was installed incorrectly, and has required four visits from contractors requiring complete removal of the door frame, and resulting in multiple repairs to walls, ceramic tiles, and carpet. Overall a reasonable process. I would strongly recommend you hire a qualified inspector pre-drywall & pre-close & radon. Multiple findings by our inspector had to be addressed (hurricane straps, gas leaks, bowed walls, etc.). Happy with the end result. Trust but verify.

You might find that their sales process has you committing financially before you really know that the sizzle is much louder than the available options. Basic quality at a premium price, with limited options in finishes. They use terms like chefs kitchen, yet the actual quality of materials and installations are basic at best. The persons associated with each step of the process are there only to move you and the transaction to the next step of closing the deal, using phrasing and sizzle to get you to the next step. It's not dishonesty, but certainly salesmanship very well ...
