If you’re looking for a truly custom home, pick a different builder. If you’re OK choosing from available builder floor plans and available builder design and decor options, then you’ll enjoy your experience. Just don’t ask to move a wall or choose a custom paint color they don’t offer. From the sales office to our experience during the building process our expectations from a company with such a good reputation as Del Webb were not met. The Del Webb name carries a lot of weight but our personal experience from the sales office to the construction process was fraught with disappointments and a lukewarm response to our issues. There seems to be a rush to sell home sites and to proceed with the development of the community but if you experience an issue that requires an individualized response, you may be out of luck. To summarize...buyer beware.

It’s very discouraging to keep hearing that DelWebb can’t do something when we know very well you can you just won’t. Why not try to explain why some of the things you aren’t willing to do are being done the way they are. Would make such a difference in the whole experience when a new buyer feels they are listened to and their Thoughts and questions are respected and answered correctly. Very difficult when you talk to different people in the sales office and get a completely different response to the same question. This was the first house we built. The construction manager - Chris P. was FANTASTIC and frankly saved it for us. We wound up having to settle for some stuff we did not want and did not get some things we had wanted.

Builder did not check for proper operation of items prior to handing over home (no hot water, shower door fit, AC/Heat condensation runoff, dryer electrical outlet upside down, dead plants, Whirlpool microwave/oven combo operation). AC unit positioned outside of Master bedroom window (very noisy).

Brand new house while I thought there would be nothing to fix afterwards Pulte/Del Webb set our expectations well. The little things that needed to get fixed were all fixed promptly and expeditiously with attention to the COVID rules and keeping us and the folks doing the work safe. Profesional to a "T"

We were very pleased with the sales and design staff who were very attentive to our needs. I had submitted a review of our builder who met our expectations and beyond. Our only disappointment has been the lawn. We have had at least 20 bad squares and some low spots that retain the water when it rains and killing the grass. We are awaiting this to be addressed.

Disappointed in Kitchen aid cook top. Terrible. You can't see the controls. Tank less water heater is worthless. The amount you save on gas to heat the water, you waste water waiting to get hot water by a factor of ten. Get rid of them. give me back my water heater. A change order process/system is terrible. Too many hand offs between vendors. The stone vendor applying stone on fronts does terrible work. No education on key mechanic - Heating and Cooling systems. For $185 per sq ft, I expected better quality material used. Including doors, windows and fixtures. Drainage on the lot is a total mess. Still trying to get punch list items resolved. HOA for exterior is way too restrictive. Guest passes for club house should be allowed to roll into following years. We should not require a pass for grandkids to use facility between 4-6pm, that’s just crazy since we pay for the usage of the facility. If people are abusing it, then add those types of restrictions.

I’m not even sure we got the features we selected. Our master closet has only one shelf whereas I understood there would be an upper and lower if we chose the upgraded version. I don’t recall being asked what color grout for the showers. I chose the lightest tiles and the grout is dark brown. It’s very ugly. The floors were damaged and the ‘correction’ was to scrub a strong smelling solvent into them. The shine is now nonexistent. We asked for top-of-the - line cabinets and they are pretty cheaply made. The trash can doesn’t even have a soft close. Several bumps under the carpet. Rough ...

Strong-arm tactics from Pulte mortgage and Pulte Insurance. Builder unwilling to address multiple issues discovered after living in home for short period of time. Floors not level in multiple places in the house. Grout work in shower in Master Bath was poor quality.
