Our experience with Pulte Mortgage was horrible. We had to keep supplying the same info and the new info could have been requested much earlier. We did not close on our closing date bc of trying to get info that should have been requested much earlier than the week of Christmas when many offices were closed. We were very stressed! It was a trying experience.

Overall I’m very happy with my new home and with the community. Del Webb’s home design baths the interior with natural light and their planning/layout of this community allowed for plenty of natural space. My sales experience wasn’t great, however my GC (Nate) was amazing!! The grading of the lot (water management) and the quality of the build are very good. That said, some of the tradesmen could have done a better job. We have only been in our home 30 days so I can't really rate the post-closing responsiveness to issues, but I can say that I monitored my construction from breaking ground to closing and the house was well made, my project manager was very responsive during the pre-closing phase, and I suspect my post-closing experience will be similar. The bottom line is that I would recommend to others that they get a great home in a great community, and Clayton is a great and upcoming part of the Triangle area.

Terrible experience with Del Webb Homes!

I've been a Licensed Real Estate Broker in NC for 30 years and have sold over 400 homes. I've never seen a new home with so many issues. No heat, no hot water in the kitchen, toilets clogged up, numerous electrical issues (improperly wired and bad outlets). Shotty workmanship and finish work. Not all punch list items completed before closing and builder refuses to come back and warranty division won't fix them. I invite representatives from Del Webb to come to my home to see for themselves. Their sales video states "Quality and Commitment". We haven't seen either!

Base price of home was manageable for what we were looking for but was a very basic no frills house. We were moving from a high end custom home in a gated golf community so we were having a hard time making the transition from custom to production builder. The biggest issues for me was cost above basic home cost for upgrades ie kitchen, bathrooms, flooring, gas fireplace, paint, tray ceilings with 6" crown and 7" base boards, insulation of and finishing of the garage (we elected to get the garage extended by 4 feet). Our home is well built and the builder stayed on and ahead of schedules to finish our home. We are pleased with it. Only “quam” I have with the buying experience is the “nickel and diming” when picking out options. For example, Shouldn’t need to pay extra for having a light in a room, especially for the price we pay for these homes.

Poor quality ie. No insulation on hot water lines under concrete floor, specs for laundry room cabinets is 0.5” to low to accommodate a pedestal mounted washing machine underneath them, sink disposal switch is under the sink in a cabinet which is difficult for seniors over 55. Foundation insulation is poorly protected with a parge paint that is damaged easily and cracks easily, missing shelves in kitchen cabinets, door locks/deadbolt wouldn’t latch properly, many issues found by our independent inspector that were missed by the “Pulte Quality Build/inspection process”, ceiling led puck light ...

I would love to give this a 5 star review but having to try and use the mortgage division prevents that from happening. After 70 + days I went through another lender and was completed in 9 days with a clear to close. Pulte mortgage certainly doesn't like self-employed business owners. My wife and I are so glad we decided to proceed. We love it here. Can't wait for the club house!!!

We never had contact with agent after sales contract was signed. Never received welcome packet till after finding out there was one. Never told that PO Box should not be included in mailing address. USPS was as confused as we were! Took weeks to receive mail. Building manager addressed our initial concerns but after two weeks will not answer our texts.

Ok experience overall, however attention to detail in the home is lacking. Many paint issues along with Pultes unreasonable position on replacing dead plants and trees in first year dampens experience. In addition I have watched the trades on the 2 adjacent homes. Quite frankly the trades are not watched closely and are pretty careless when it comes to completed homes and property. Our Pulte Construction manager was excellent and responsive, however the one responsible for the homes next to us seems to be hardly ever around. Um, you are looking for trouble with one of these homes. First (and still not fixed) are electrical wiring problems. Then there was the sewage backup in the master bath. Other little just plane careless things. Brandon is trying his best to resolve but.. nuf said. AI love my neighbors but not fond of Dell Web. Please feel free to call.
