Sales is fairly seamless. The loan mortgage and insurance process is well communicated. The build process and project manager assigned is helpful yet should provide weekly updates, 2-3 bullets throughout the build, to mitigate the multiple repairs on the back end. Communication for HOA information has been poor. This needs MAJOR improvement and rules of engagement to the new homeowner. The lifestyle engagement process is Stellar. Everyone at Pulte Mortgage was nice to work with and supportive. The construction manager was wonderful and so helpful & really listened to my concerns. There were some things about the house I wasn’t pleased with, but overall the quality was pretty good. I thought the house was a little overpriced for the size of it - it is a small 2 bedroom home & the second bedroom is tiny. The front yard is all right but the back yard is very small with a slope where you can’t plant anything.

Builder is inflexible. Talk about quality process but it is anything but. The house itself is solid but the finish work is terrible. Lots of promises not followed through. Lack of coordination and poor scheduling process. Multiple things not done correctly the first time. Too many unskilled workers and inconsistencies.

The Carolina Gardens Community is great! Lots of wonderful people to meet. My only complaint is……. Being in an OVER 55 Community ……67 years old and living alone ….most everything needs to be done online on a computer ….And Not a phone. I totally understand that this is the times now but after a certain age my technology knowledge is not one of my best abilities. I asked my salesman if I could get a printout of all the paperwork and he said NO! Straight out No! At the end of the process everything worked out. Communication from the builder was poor after closing. Our CM left a couple of weeks after we closed. No one told us he had left. Communication with the regional manager was poor at best. I would advise buyers to make sure all items are fixed prior to closing on the house. We worked with a new CM and a warranty person after multiple communications. They were both fantastic and our issues were finally resolved.

Since closing I cannot get anyone to take responsibility for landscape concerns. My project manager has left. A different PM has not responded to my text and another PM said to contact warranty. Warranty said they did not handle landscaping and contact the builder.

The home buying experience was rushed because I took over someone else’s purchase. There were corrections that needed to be made prior to closing that were not completed. I became aware of them two hours before the closing. I was promised at the final walk through that they would be completed. Days after my closing the project supervisor was dismissed so there went my promised corrections. There is a lot more to say, but I think one of the last things I will say is that my closing was classless, I met with an attorney, there was no Del Webb/Pulte representative, I didn’t get a welcome plant, ...

Good Home and Construction Process - Terrible Warranty Service

Construction progressed very well, our construction manager Billy was awesome and resolved all issues for us. Warranty service is terrible, have been trying for weeks but not able to get a response from anyone to resolve issues after moving in. Pulte Mortgage was also difficult to deal with - still trying to recast our mortgage 2 months later, something they told us would be an easy process.

Blue tape items not fixed by closing or even 34 days later

I closed over a month ago. No evidence of commitment for them to finish remaining items. No follow through. They don't care, especially once it closes. They claim the various vendors tried to get a hold of me, but if so, no messages or emails were left. Bad trim was replaced over 2 weeks ago and still no painter to repair the wall and paint the trim, on top of not completing items that were on the blue tape list a week before closing. Several different vendors need to come back and no update on when that will happen. It has been a poor process.

You have to live in the home for awhile to discover problems; and there are some. There are issues that should not have occurred because of the quality of build and there are issues that are minor. Overall so far it has been ok.

Our experience was very disappointing. Workmanship was nonexistant. This is our 8th home and hopefully our last. The build from Del Webb has been the worst. For example, we had them install a fan in the back screened in porch. Fan wobbled and globe was cracked. Luckily we had an inspector hired to throughly go over the entire house. He found many problems. Construction sight was not cleaned on a regular basis. Found beer cans and beer bottle caps at the sight and in the home. There Was no Quality control. Carpeting was installed while plastering was not complete. Carpeting was Not ...

I was mislead on the market for selling me house to buy this one. I was told the down turn would not effect North Carolina. I took a 70k loss on selling my house and was forced to pay top dollar for this one because I had put a down payment. The price of this house is way too high for what you get and the fit & finish is subpar. I could right a book this.

We are extremely happy with our new home in Carolina Gardens! From the selection of our plan with Elisa & Karen to the finishing build & expertise of Thomas....we couldn't be happier! The quality & workmanship is outstanding. We have built 2 other new homes during our 50 years of marriage and this builder ranks at the top! The project manager paid attention to our requests & details were important to him. We are pleased!!! We like the community....quiet and curb appeal is important!
