Overall I’m very happy with my new home and with the community. Del Webb’s home design baths the interior with natural light and their planning/layout of this community allowed for plenty of natural space. My sales experience wasn’t great, however my GC (Nate) was amazing!! The grading of the lot (water management) and the quality of the build are very good. That said, some of the tradesmen could have done a better job. I hired a home inspector pre-closing and really wish I would have also hired an inspector at the framing stage as some of my neighbors did. Overall, the amenities are nice and the community is nice to walk in. What you won’t learn until after closing is that homeowners must pay additional fees for exercise classes and (for several classes) if you’re not poised at your computer the moment sign-up opens you won’t get in. The dog park is just a fenced area under power lines that couldn’t have been used for anything else. It’s a low area where rainwater runs and is already becoming muddy, plus no running water/water fountain and no equipment aside from benches. All of that said, the residents here are wonderful!! Ok experience overall, however attention to detail in the home is lacking. Many paint issues along with Pultes unreasonable position on replacing dead plants and trees in first year dampens experience. In addition I have watched the trades on the 2 adjacent homes. Quite frankly the trades are not watched closely and are pretty careless when it comes to completed homes and property. Our Pulte Construction manager was excellent and responsive, however the one responsible for the homes next to us seems to be hardly ever around. Experience has been relatively painless. Happy with landscaping. Home seems well built.

The builder responded in a timely manner.

Our only issue was with Pulte Mortgage not having their act together therefore turning our closing into a 4 hour fiasco. Shame on you Pulte Mortgage.

More consideration should to be given to people in their 70’s with limited computer skills. The perception to us was that staff didn’t have the time or patience to help us through what to us was daunting at best. Town Square either couldn’t or wouldn’t return phone calls for assistance. Difficult to feel part of our new community.

Very happy with the home design and quailty; Excellent building manager. Very easy remote close. Some difficulty with getting the lot we desired; ended up with second choice due to poor communication.

Both project managers were excellent. We had not issues with minor defects being fixed

When you do the walk-through, make sure you check all concerns

Sales is fairly seamless. The loan mortgage and insurance process is well communicated. The build process and project manager assigned is helpful yet should provide weekly updates, 2-3 bullets throughout the build, to mitigate the multiple repairs on the back end. Communication for HOA information has been poor. This needs MAJOR improvement and rules of engagement to the new homeowner. The lifestyle engagement process is Stellar. Love the community and overall is what we expected. B + overall. Some areas I give a D and others like Sales & Design I give an A-. And by the way, we did not by and Expediton Series. Everyone at Pulte Mortgage was nice to work with and supportive. The construction manager was wonderful and so helpful & really listened to my concerns. There were some things about the house I wasn’t pleased with, but overall the quality was pretty good. I thought the house was a little overpriced for the size of it - it is a small 2 bedroom home & the second bedroom is tiny. The front yard is all right but the back yard is very small with a slope where you can’t plant anything.

The Carolina Gardens Community is great! Lots of wonderful people to meet. My only complaint is……. Being in an OVER 55 Community ……67 years old and living alone ….most everything needs to be done online on a computer ….And Not a phone. I totally understand that this is the times now but after a certain age my technology knowledge is not one of my best abilities. I asked my salesman if I could get a printout of all the paperwork and he said NO! Straight out No! I don’t have a printer and spending close to $800 thousand on my home I did not feel I was asking too much. How was l suppose to easily read and view all my paperwork and contracts? It’s hard to scroll up and down over a hundred pages on a computer or phone to look up information with the typed letters being so small and the buttons so tiny. It would have meant so much to me if I could have just gotten a print out! I would have loved to hear SURE THING! Was I really asking too much??? I finally got a friend who helped me get it all printed out and feel so much better. Remember we are senior citizens! Don’t need to concentrate on things like the dishwasher was raised a few inches to help with the senior citizens back issues…..concentrate on listening to the people needs. Technology needs! ... Overall experience was good. Make sure you are fully committed to your choices because changes can be frustrating and expensive.

Ask a lot of questions and make sure you understand the process.

We would highly recommend both Vicky and Austin. Vicky not only spent days showing us but our family, the homes and our options. She was there every step in the process. She answered our questions in a timely manner. We lived in another state during the building process and Vicky would email us photos. Vicky is caring and dedicated not only for Del Webb but for you as a homebuyer. We had Austin, as our Building Manager. Austin made sure everything was done when it was suppose to be done. Austin also responded to questions we had within a day or two. He also keep us updated with steps that we needed to address. Austin not only wants to make sure the quality is there for the builder but for you as a homeowner. ... More

2nd manager was very helpful and tried his best to make the building experience understandable

Our overall experience was a good one. I feel we would have had a better experience with our project manager if we had met before construction began. We got off on the wrong path after our first meeting when we felt like we were not told the truth about the delay in the construction schedule. Yes the delay time was improved after a discussion with the PM. After we moved in we had a great experience with Allison and Mariah on answering questions and approving requests. We have had a great experience meeting our subdivision neighbors. We a very pleased with the community.

My wife and I have had a good experience working with the del-Webb sales team they had a great attitude and there was no pressure to sale. The community is loaded with people of our age. And there’s no shortage on activities, which will keep us. Engage with the surrounding neighbors. It is not an easy task of moving from one Home to another but I can say it is well worth it once you move into a community like this and enjoy the safe and beautiful surroundings of this area at homes.

Overall our experience was good. We were not initially impressed with the sales team in the beginning. I believe this was due to more potential buyers walking through the door than agents to service them. Once we were in the contract process, things improved. Everyone we dealt with at DelWeb were great, especially the design consultant and especially our Construction manager who was fantastic. After closing we had some additional issues pop up that we didn’t pick up on during the pre closing inspection. Those issues were immediately addressed. Same was true with some warranty issues which were addressed with no hassle. I would recommend a DelWeb community based on my experience. ... More

The sales manager and construction manager are very responsive and taking the action on it once the issue has been reported.

We had a good experience considering this was our first home built from a company as large as Dell Webb. We received weekly pictures of the progress from Vicky, and it was nice since we were from MI. Our construction manager Tom was good about communicating with us, as we understood how many homes he was managing. He was very knowledgeable and kept us in the loop on the progress. We feel that once we closed, the communication slowed, and getting assistance was hard. Our fireplace was not working and we ended up just calling ourselves and got things taken care of. The construction was good, however it seemed sloppy. The home was filthy when we moved in, and we had bent screens, scratched glass, and uneven tiles in our guest bathroom. We’re still receiving past due notices from Spectrum regarding our cable, and have tried addressing this on numerous occasions. Aside from those few issues, we feel we had a good experience and are very happy to be a part of this beautiful community! Love seeing the progress on the clubhouse too. ... More

Question everything and get things in writing. The sales rep specifically stated that I needed to get my down payment in asap to secure everything , especially since the interest rates were going up. I did this but my interest rates were not secured. There was more that should have been done to do this and she never said anything about it. As a result it cost me an additional $5500.00 to close my loan.

Missing pulls, vent over oven, missing molding in the home, They did come and fix 4 plugs in the kitchen. Replaced dented dishwasher and microwave.
