The sales representative was difficult and harassed us often because we financed through a bank instead of Pulte Mortgage. The construction manager was reliable and easy to work with. The design coordinator was good and easy to work with.

2nd manager was very helpful and tried his best to make the building experience understandable

Del Webb sells a great product. Their partnership with Pulte is fantastic. Our construction manager, Austin, was great. He was responsive to all our questions and concerns.

We entered this experience with eyes wide open. 18 years ago we built a house with a similar type builder. These are not custom builders. They offer a few options in a pkg. house. There are many in this community the same as ours. Since moving in we have improved on the quality of several items. The one area I'm most disappointed in is the paint quality is very poor. I'm hoping to tolerate it for a few years then improve on it. The house looks very nice from a visual perspective and seems to be pretty well built. Our construction supervisor was wonderful and kept us informed on progress. We wanted a smaller house in a 55+ active community and that is what we have. Not counting a hiccup with a construction manager who quit and left the project and me hanging without notification; the rest of the buying experience was super. From Jim at the start to Jimmy and Sharde and Elizabeth working with financials to Billy who saved the day and the project when he stepped in to oversee construction. All of these people were stellar in their customer service, communication, and ease of working with them to smooth out a bump in the road. It was due mainly to these few people that made the experience very pleasant and enjoyable to work with.

Faulty appraisal & closing costs going from $4,232 to $40,000 one week prior to closing. Pulte is utterly WITHOUT EXCUSE!!!

Our overall experience was a good one. I feel we would have had a better experience with our project manager if we had met before construction began. We got off on the wrong path after our first meeting when we felt like we were not told the truth about the delay in the construction schedule. Yes the delay time was improved after a discussion with the PM. After we moved in we had a great experience with Allison and Mariah on answering questions and approving requests. We have had a great experience meeting our subdivision neighbors. We a very pleased with the community.

My wife and I have had a good experience working with the del-Webb sales team they had a great attitude and there was no pressure to sale. The community is loaded with people of our age. And there’s no shortage on activities, which will keep us. Engage with the surrounding neighbors. It is not an easy task of moving from one Home to another but I can say it is well worth it once you move into a community like this and enjoy the safe and beautiful surroundings of this area at homes.

Daniel was excellent. He was very knowledgeable, very professional , always helpful , accommodating and available. Great to work with. I recommend him highly.

Our home came out of the ground slow, but quickly became a nice quality house.

I had an excellent experience with Pulte and Del Web. My home was very well built and they always kept me up to date with the progress.

Overall our home is wonderful! We have issues that we wished we would have caught at our walk-through. Might I suggest a 2 part walkthrough! 1st day catch as much as you can and 2nd day walk through with fresh eyes. Too many things missed if you are hurrying to close! We Understand you have a year to fix things but when you buy a beautiful new home….it’s hard to wait to make things right!

The house was already built so could not get options i would have liked . House should have hose bib in rear standard . The kitchen , master bath , laundry and greatroom very nicey done .

Ask a lot of questions, email everything so you have documentation. Get to site often to verify being done to the specs of your home.

At our first walk thru we encountered a myriad of problems stemming from unfinished and faulty work. Poor cleanliness made it difficult to evaluate cabinets and flooring. There were just too many problems to keep track of. We closed over 6 weeks ago und we still have open issues from the final walk thru punch list.

We hired an independent home inspector who asked the builder when the house would be 100% complete so he could do the pre-closing inspection, When he arrived, multiple trades were working in the house so he couldn't complete his inspection, When we came for our closing day inspection, the house had not been cleaned, so we couldn't see everything. The builder was responsive to our findings afterward, but we shouldn't have closed before the inspection was complete,

Overall our experience was good. We were not initially impressed with the sales team in the beginning. I believe this was due to more potential buyers walking through the door than agents to service them. Once we were in the contract process, things improved. Everyone we dealt with at DelWeb were great, especially the design consultant and especially our Construction manager who was fantastic. After closing we had some additional issues pop up that we didn’t pick up on during the pre closing inspection. Those issues were immediately addressed. The sales manager and construction manager are very responsive and taking the action on it once the issue has been reported.

When you move into a 55+ community, you are not only buying a lovely updated home, but you are also buying the lifestyle of activities, maintenance-free lawncare, and a built-in group of friends. That being said, you will encounter issues with your home, as you would with any new construction. This is not a custom home that you can tweak and modify. These are homes that are built quickly and to standard specifications. I have found through experience with Pulte/Del Webb that they are reasonably responsive and will take care of the majority of issues within a good timeframe.

The sales staff is great but the construction manager was incompetent. We identified several issues to him that did not get corrected until after several promptings, including electrical circuits inoperable, garage paint incomplete and the incorrect amount of attic insulation. This was the dirtiest home I have ever moved in to.
