Overall quality of build is good, but disappointed in the some of the details in work done. Looks like they were in a hurry to get done and hope that home owner doesn't notice. Interior doors that don't latch, dead bolts difficult to set, sloppy painting (inside and out), windows seem cheap, Valances for all the blinds had to be reset as they were all installed crooked...why would you think that was ok? Installation of the tile floors and LVP seem to be very good. I had an outside inspector come in, he found several items, which they addressed...but again, why not do it right the first time? Vicky was great to work with. Our supt. wasgood but would have liked more communication. Our house was completed less than 10 mos. after signing contract, which was great. When paying almost $600k for a home, we would have liked more choices. Should have gotten credit/discount for things we omitted (mirrors, wire shelving,). Wish the interiors color person would have advised us of the quality (or lack thereof) of some of our selections. Our hard flooring is awful - anything that drops on the floor leaves a divot, not just a scratch. No soil prep on lawn - lots of weeds. Lots of ‘pot holes’ in lawn. All plantings put in to look good today - NOT 5 - 10 years down the road. Many trees too close to house. We have one of the largest front yards in the entire community, but only one tree. Extremely disappointed that construction on the recreation amenities hasn’t started yet - a paved parking lot is not a start. ... More

My wife and l purchased a home in Carolina Gardens in NC. The overall process went smoothly as possible given that it was a remote sale. Upon it s completion we were extremely satisfied with the result. Our construction manager, David was very instrumental in making this so. David was personable, competent and responsive. He addressed to our satisfaction all of our questions and concerns regarding the build. He also addressed some minor issues which arose after closing. We are grateful to him. I would highly recommend a Del Webb home.

Level of finish work inside, and outside was surprisingly good. Time to complete the home for closing was disappointing. it took about 11 months from our first deposit and paperwork signing. Building of permanent amenities, clubhouse, pools, tennis courts, etc. still has not started as of this writing but we are paying FULL HOA FEES with no amenities even in sight yet!

Overall, our process was very satisfactory. Materials and fit and finish were very good. We have built 6 homes and this experience rated high on the list. Be sure to make sure you cover all deficiencies prior to closing. After closing little things are fixed. We have a major situation and it proving to be harder to remedy.

Del Webb has chosen a beautiful location in Fuquay Varina to build homes. Del Webb takes pride in beautifying it’s property with lovely flowers and trees throughout the area It’s a lovely place to come home to.

Overall, we were happy with our buying experience and are happy with our home. The quality is better than some other homes we have seen built in the area. Communication from the builder could have been better. For example, if you want to get your mortgage from someone other than Pulte, make sure to ask what information they need and when. We felt like we were forced into a mortgage with Pulte Mortgage, although the rate was very good. Pulte Mortgage is difficult to work with. When it was time for our appointment for upgrades and choosing color schemes, we were only given partial information ahead of time so we felt pressured to make quick decisions on those things we had no information on and would have chosen differently if we had the needed information beforehand. Upgrades are more expensive than they should have been, in my opinion. Also, we payed for dedicated 20 amp outlets in the garage. 20 amp lines and breakers were put in, but we only got 15 amp sockets. We were told they can’t or won’t fix that. Our home came with a wet bar option. We wanted the cabinets, but no sink and were told that wasn’t possible; yet the neighbors were allowed to eliminate the sink and get the cabinets in their home. Why the difference? So a buyer needs to work hard to make sure they get what they really want. The landscaping and sod leave a lot to be desired. I would recommend having an outside inspector inspect the home before purchase and at 11 months. Pulte is more likely to fix the things in the inspection report and the inspector will often find things the buyer misses. On time delivery for closing

Although we knew it was not a custom home, their building process is inflexible. We would have liked satin paint vs flat, a few more appliance choices such as electric/induction stove top.

Like pex plumbing, cabinetry, insulation materials, lumber quality, wiring, landscape countoured for proper drain, flooring, accoustics, windows. KitchenAid fridge & oven have issues. Upstairs toilet was non functional upon arrival. Low voltage audio system was not installed, parts missing. HVAC air filters were filthy, looked like they had not been changed for a year or more.

This is our 4th home but only 2nd from ground up. There could have been more communication or better communication. We understand that times are a little different however customer service should not change. Also, a customer should not receive their home dirty.

Several major mistakes in construction (framed wrong back side) all corrected but caused delays . Great construction manager. Luv the finished product . Paint and trim work was great. Responsive to any repair requests.

Sales, building people were great. The mortgage people were also good to work with. But the underwriter for the mortgage was a big sxxxx ox bxxxx. I would never deal with Del Webb or Pulte for a mortgage or any other products again.

Overall, happy with purchase. They delivered on time, which was good in these COVID times. Only issue I really had was with the quality of the lawn. They did a very poor job of leveling the lawn, and I have many holes where it would be easy to twist an ankle and get injured. I have watched other lawns get laid in our neighborhood, and it seems to be a consistent issue. Otherwise, the overall build quality is about what I expected. I believe the neighborhood will be very nice, when complete, and the homes are reasonable quality for the price point. The construction managers, Matt and Tim, have worked hard to resolve the normal issues which arise in a new home and neighborhood. ... More

Good buyer experience, not perfect but much better than most...would definitely feel comfortable buying from them again.

This work in progress. I have thus far a few things that needs to be fix. But I decided to wait until my 1 yr inspection takes places.

This was a great experience working with all the different groups(sales, design, mortgage and building construction). All groups were very responsive to questions and concerns.

If you’re looking for a truly custom home, pick a different builder. If you’re OK choosing from available builder floor plans and available builder design and decor options, then you’ll enjoy your experience. Just don’t ask to move a wall or choose a custom paint color they don’t offer. The answer is,”no.” And if you have any sense of modern style, be prepared to change out every light fixture In the house after closing. The builder options are very bland, even the upgraded ones. The sales team and the construction team are quite friendly and very responsive. But their hands are tied by corporate, when it comes to any nonstandard requests. The neighborhood and neighbors are great, and will make for a fun and comfortable retirement. ... More
