We are satisfied with the build overall. Our construction manager was very good and responsive to our questions during the process. It was actually fun to come by the house and watch the progress, and the closing date was as promised with no delays. While there were corrections that needed to be made, the time it took was swift and completed quickly. Zach is a great manager and a keeper for the company!

Everything in the home needs to be upgraded. Corners and walls are not square. Paint choices are limited. We are already getting nail pops in the drywall. We had a great building supervisor, otherwise I think the build quality would have been worse.

Naturally “Purchase” was EASY but with that said, from that point forward even after closing, things were a nightmare! Especially dealing with Pulte Mortgage! A VERY LONG Process submitting the SAME EXACT DOCUMENTS TO 3-4 people 4-4 different times! Our new mutual experience was good with Alex. He was very professional, knowledgeable and responsive. After the closing it went downhill fast. They had to come back four times to install the right glass in the master shower. They came back four times to fix/replace the flex room doors. Finally had to remove entire frame. Still waiting for them to be painted. During final walk through we identified many issues with cabinets (screws coming thru range hood, dings and warped cabinet doors). We really love the home design of our home and Alex is a great project manager. However, the quality of the workmanship is below average across the board. The electrical contractor, in particular, was horrible. We had many issues with their work during construction and continue to find electrical issues now that we live in tbe house. In addition, nearly all walls are not plumb and none of the corners are 90 degrees. This causes a lot of issues when doing projects such as closet and pantry upgrades. I needed a move in ready home and couldn’t believe how easy it was to find one in Del Webb Mallory Creek! After moving in, I had a few issues that needed fixing and response time was better than I expected. The longer I am in my new house, the more I love it. And being in a 55+ community means there is always something fun to do!

Beautiful house layout in a great neighborhood. Kitchen and bathroom with selections from designer Elizabeth are excellent. Open floor plan is very livable. Construction manager Zack was very responsive and exceed our expectations for getting everything corrected before closing. The closing process went very smoothly and there were no surprises on the prices or closing costs. We're very happy with the community and the home.

The building process from Del Webb (Pulte) is terrible. It’s like they have never built a house before. My opinion is they are putting up houses so fast they make numerous mistakes. There is very little quality control. They think because the framing is built off site and it’s basically like a kit that just needs to be assembled it will be fast and easy. Good concept with terrible execution. The workers that assemble the houses are semi-skillled in building houses and if they are being trained by Del Webb or Pulte, the training dept. should be fired. It does come as no great surprise to me that I am being asked to fill out a survey for a house that is actually 400 miles away (River Lights, Wilmington NC) from the neighborhood where I actually did buy (Griffin GA). The Georgia house experience was great… the quality appears to be outstanding… and certainly a terrific value. With that said… run as fast as you can AWAY from Pulte Mortgage… which they try to incentivize you to use.

I did buy at the end of the community so I paid quite a bit more. Do I think the quality equaled the amount I paid, no. For this price I should have gotten a better quality as a standard. ie... no wire shelving, wood, better exterior elevation, lighting package. Customer service and team have been very responsive to all of my requests in a very timely manner. Very happy with them. Very Happy with Builder, Mike, Karen and crew!

From miss communication during the early buying process on the lot we chose to construction errors and attempts to hide issues. I’m glad it’s over and I don’t have a part time job anymore overseeing the process. We love the community but it was a hard fought fight to get here.

Had some issues Christian was pretty responsive and got back to me quickly. Still some problems to work out A/C compressor is very loud. Extremely poor placement of unit putting it right outside a bedroom window. They came to fix it but is still loud. Will try again but placement is is major issue ,it’s so loud someone could never sleep in that room and with a two bedroom home that is a problem

We had very good communication during the building process. We were able to e-mail and get responses from our building supervisor (Justin) and sales person (Sherri). However, now that we have closed on our house and moved in, we are experiencing terrible delays and trouble getting responses from the warranty-service team. Your warranty is only as good as the service you receive. Right now, we as not getting ANY service.

Generally speaking, my home is well-built structurally. The quality of the finish work (flooring, trim, paint) however, is fair at best. Pulte was definitely more interested in getting the house finished quickly versus finishing it well. Would have liked more transparency with changing finishes when a vendor was changed and one of my choices switched out. Very difficult to pick all finishes in one session. Some outlets promised in master closet for example were not installed. Poor design with door into laundry room that does not have room to open all the way.

Sub contractos were below expectations. Too many problems of carelessness and sloppiness. Some obviously just don't care. You need to pay more to get higher quality subs. I could cite a dozen examples but its obvious you just don't care.

Pulte disappeared to some extent after closing so things that should be done have taken longer than it should (and some not done even now 6 weeks later). Oh, and that is just about my house. Also problems with the common areas and what they said would be done in terms of the ultimate landscaping.

The Del Webb structure of the type of community and the process listed to ensure a quality build with the customer’s best interests in mind and top warranty sold us. The workmanship was sloppy and either minimal or incompetent oversight of the trades given to see that the quality committed to happens. When the problems are identified they are worked on quickly before closing. Many times the mistakes are obvious where a little attention being paid in advance would have saved DelWebb thousands of dollars in corrections.
