Sale process wonderful

The sales and design process was amazing. They answers all our questions, we’re responsive and took their time with us. Once the house was built, it has been exhausting and an exercise in futility to get items repaired/ fixed that should have been taken care of prior to settlement.

The sales staff at Del Webb Wilmington was outstanding all around; totally professional and friendly and helpful. But Pulte throws these houses together as fast as possible. The builder contractors are paid by the job, not hourly, so they just slap them together. Then, they bring in the professionals to fix whatever the homeowner is able to find. Most of us know to hire a building inspector at the 10-month mark so we can submit all our warranty claims before the one year warranty runs out.

It does come as no great surprise to me that I am being asked to fill out a survey for a house that is actually 400 miles away (River Lights, Wilmington NC) from the neighborhood where I actually did buy (Griffin GA). The Georgia house experience was great… the quality appears to be outstanding… and certainly a terrific value. With that said… run as fast as you can AWAY from Pulte Mortgage… which they try to incentivize you to use.

Signed contract in November 2021 and closed December. 2022. Went months without hearing anything. Sometimes felt had no input into what was going on. Salesperson and design person were both very good. Noted lack of agreed upon features and shared them with project manager, but only had them corrected the week of closing. Everything, it seemed, was blamed on supply chain issues. Who knows? Now both project manager and design person are no longer with company. The walk thru with all of the things noted that were to be corrected have now disappeared with the project manager having been released. ...

Overall I was disappointed with the process. While I feel we did receive a quality home, there were some items around the workmanship that were just below what was expected for the price. In addition, I was told the house was complete and was expecting a house that was complete on the date of close only to arrive to a house that was missing a shower door in the master bath, screens for the entire house and a few other unfinished items throughout. The biggest issue is that we had four different field managers over the course of our build which led to a great deal of confusion, and the communication between us and the builder was non-existent until the very end. The last field manager towards the end of the process was better and at least attempted to care about the customer - but up till then it felt like we were not even part of the process. In the middle our home being built we had a change in field managers and the details of our project requirements were not shared. There was also some third party contract pricing issues that were exposed as well. There was some quality control issues as well. I’ve paid a third party to resolve an issue instead of waiting for our warranty service to address our need as we at this time we are still waiting for several issues to be addressed.

We really love the home design of our home and Alex is a great project manager. However, the quality of the workmanship is below average across the board. The electrical contractor, in particular, was horrible. We had many issues with their work during construction and continue to find electrical issues now that we live in tbe house. In addition, nearly all walls are not plumb and none of the corners are 90 degrees. This causes a lot of issues when doing projects such as closet and pantry upgrades. My overall experience is good but I closed on my house March 10 and we still do not have window screens. The light switch in our hall closet was placed behind the door so when you open the door you cannot see or reach the light switch. You denied fixing this but when I appealed to said you would send someone to look at it. Thishasnot happened after weeks of waiting.

Issues are lingering. The build quality is not what was expected from a Pulte home. We feel that Pulte is only concerned with getting houses finished and not adequately addressing issues in houses that recently closed.

My experience is that the build took longer (told 6 months...it was 11 mo), that materials were not the quality I was led to believe they would be, design choices were limited, and builder response to complete or fix problems has not been satisfactory.

Although when I signed my contract I was supposed to close within 6-9 months on my Del Webb Wilmington Riverlights home, it took 13 months for my home to be built. There were several challenges during this 13 months, promises not kept and now after being in my house 30 days, there are still several things unfinished and there is no communication from the builder. I am disappointed with the quality of construction. I was not here during construction because I was living in another state. After I moved into the house, I found so many examples of sloppy workmanship inside the house and there was a major sewer problem. The basic structure, framing seems fine. I learned from neighbors that everyone had problems with their homes and some were worse than mine.
