Workmanship and quality of materials.

The quality of the home that was delivered.

From the initial selection process to being handed the keys we had a great experience buying our home. Aimee and Alejandro were spectacular.

Many of the "subs" did not provide quality work. Had to be fixed. Pulte post closing "fixers" were Excellent.

I have not been here long enough to give a worthy review. I am hearing that there are some issues with inadequate or faulty sewage pumps. Let's hope it gets addressed and resolved before major issues become widespread.

Overall a pleasant experience

Doing the job right the first time is key. Our builder used ***** after work was done rather than having it done right from the start. Several key items took multiple attempts to fix. Design changes were made from models to HVAV without informing clients in advance. Sales and Construction management teams were good and responsive.

Cracked Concrete Porch and Smoke Detector Malfunctions Pulte was aware of both issues very early in the construction process. They had plenty of time to be proactive with a solution. It was stressful trying to get both addressed. Cracked concrete was never resolved to my satisfaction. I received many excuses as to why it wasn't. When a builder is so focused on production and profit, quality and customer service is bound to suffer.

Needs better quality construction standards

As a real estate broker, I work with several builders throughout Georgia, so I've had the opportunity to see many different construction processes and quality standards. Because of that experience, I came into building our home with Del Webb with high expectations. I can honestly say they exceeded every one of them. From the very beginning, the entire team made us feel welcomed and informed. While I was already familiar with many aspects of the homebuilding process, our superintendent, Jose, never assumed I knew everything. Instead, he took the time to patiently explain every step and educate both my husband and me as if we were first-time homebuyers. That ***** of professionalism, patience, and genuine care is rare, and it made the entire experience enjoyable and stress-free. The quality of our home speaks for itself. You can see it in the craftsmanship, the attention to detail, and even in something as practical as our monthly electric bill. Our home is incredibly energy efficient, and every month we're reminded that Del Webb built us a quality home that's designed to last. What stands out most is that Del Webb didn't just build us a house—they created an experience. Every interaction made us feel valued, respected, and confident that we had chosen the right builder. The only part of our journey that I would not recommend is using Pulte Mortgage. While they offer attractive incentives to finance through them, our experience did not reflect the same ***** of service and professionalism that we received from the Del Webb team. In our opinion, the incentives simply were not worth it. If you're considering building with Del Webb, I wholeheartedly recommend them. Whether you're a first-time homebuyer or someone like me who works in real estate and has experience with many builders, I truly believe you'll appreciate the quality, professionalism, and care they put into every home. From start to finish, I had excellent communication, follow up and advice from my local Del Webb team. My sales person, Matt, was always there to guide me through the process and made sure I knew he was available to answer my questions whether by phone, text or in person. My construction contact, Nick provided weekly updates via email. He also arranged to meet with me on a regular basis to make we were on the same page in terms of how I wanted my home to look and the timeline for completion. The service from the Del Webb team didn't stop the day I moved in. I have had communication and follow up from corporate, sales and construction to make sure my home was as expected. There was so much attention to detail, I never thought they would meet the original move in date, but to my surprise and delight, I moved in about 2 weeks ahead of schedule! Our buying experience was very easy. It is great to have the model homes to go through. Our designer assisted us in making our final decisions. Our construction manager, Frank was excellent and kept in contact with us through the entire process. He was able to answer all our questions and took time with us. Although at this time we are not able to be at our new home often, we look forward to the time that we can spend our winters there.

It starts with an exceptional Salesman, Jonathan *****, who knows the product and process extremely well. Everything flows when the plan exceeds expectations! Then the post-construction team steps in and is there by your side to ensure that the new home owner feels truly valued as a Pulte Customer. This is my third Pulte home - need I say more?

From start to finish my building experience with Del Webb was very good. I was kept informed of the progress of my home throughout. Any questions or concerns I had were quickly responded to. Everyone was friendly, knowledgable and helpful.

I had higher expectations for the quality of the finished product. There are already some issues. Most importantly there wasn't a thorough explanation of a specific project and now I'm stuck with nothing to show for the money that was spent. Not to mention a few key items missing.

Our experience with Pulte has been outstanding! Regina, our sales consultant, was fantastic, and our project manager, *****, was equally exceptional. Together, they made a great team, responding promptly to every question and addressing every concern throughout the project. Because we weren't living in Florida during the build, we had to place a great deal of trust in Malcolm, and he exceeded our expectations. His communication was excellent—keeping us updated throughout the project, answering our questions quickly, and making sure we always knew what was happening. We've been in our home for just over a month, and while no new home is perfect, every minor issue has been handled promptly. Some issues with the paint job where paint was splashed on areas that should have been cleaned up during the job.

We get buried in paperwork and information. There's no rhyme of reason to what we receive and if there is it's certainly not clear. Maybe put together one BIG folder indexed by topic. If I want to know about warranties I go to the page on warranties listed in the index. I bought from another builder in my life and they did the big, indexed binder. With ***** just have a bunch of papers that are impossible to sort through.

The sale and closing process was very detailed and organized. Once you actually move in It appears the team is more concerned with new sales and closings and puts the new owners on the back burner. It's like they check you off the list as a new owner and then move on to the next sale. The staff is fine, but I believe their priority is moving on to the next sale.

We are awaiting having issues rectified.

Our sales team knew our HOA would be increasing by $130/month right after we closed on our homes; however, the entire team lied and said they weren’t aware of the increase, when in fact Mary ***** had the exact increase number for weeks on her desk. Will never purchase from Pulte again. And will continue to warn others.

Sales person often said "I think this or that", "I'll have to get back to you (and wouldn't follow up)". Project manager was a honest and fair guy (Orlando was his name). This is a million dollar house, cheap wire shelving in the main bedroom closet and pantry??? Paid a lot of money for upgraded LVP and kitchen cabinets. Both are ok, but not worth the high extra cost Pulte charges. For any upgrades Pulte charges a lot of money! Also Pulte owns the Title company used at closing. They make a lot of money off of outrageous title and closing fees!!

Overall our new home seems very nice, but there just seem to be too many little details that individually are not huge issues, but when they are added up, they collectively indicate what seems to be a lack of pride in the work being done. It is too new to really assess the overall quality of design, materials, and long term value. There are some things that were done well, and some things not so well. The landscaping around the house is nicely laid out. There is a nice variety of vegetation and trees. The woods behind the home will surely be colorful in the fall. The floor plan and layout of the home along with the extra storage space in the garage are a nice touch. The buying experience was fine. OTOH the selection of options process left us scratching our heads in a couple of categories. The sales associate never made the option of cased openings between rooms very clear cut. So there's one thing we will have to have done after the fact. We thought the cased openings were standard. At the design center the associate stated the cabinetry would all be soft close, but that was not the case. Our doors are soft close, but the drawers all have the cheap, horrible, noisy epoxy roller slides, resulting in very noisy travel and utensils that are often in the back of the drawer due to them closing so hard. That's another item that we seem to be stuck with and will have to replace after the fact somewhere down the road. Maybe the builder can contact the cabinet supplier and rectify the situation for us. There are several corners throughout that show improper angle cuts, or framing/sole plate that was cut too long/short, where a 45 degree cut at a 90 degree angle was required, but wasn't cut properly. It seems that the idea of "close enough" was sufficient to get the job completed. This results in walls/baseboard that curve inward slightly from one corner to the next and makes things look cheap. During construction of the kitchen an exhaust hole was cut into the ceiling above where the microwave cabinet sits, but the microwave exhausts out the back, not straight up. The cabinet itself also had a hole cut, and should have been replaced, but was only patched, and not very well done. The ceiling was not properly repaired before the crown moulding was installed, resulting in a very ugly bump above the cabinet where the crown meets the ceiling. The top of the cabinet box is now falling apart. The pocket door guides between the master ***** and bath were installed upside down, in the wrong order (after the jamb was finished) and also painted afterwards, ruining them. This also carved a line in the paint two inches above the bottom of the door on both sides. This required refinishing and repainting. I opted to install the new guides myself to ensure proper alignment and spacing. Pocket door guides are meant to be installed (properly, of course) before the final split jamb strips are installed. This way they are hidden. The AC compressor unit is installed right outside the Master ***** windows. This produces quite a bit of noise, especially when it starts up, and for anyone who is a light sleeper, THIS should be a deal breaker. Everywhere there is paint splatter. On our cabinetry, on our LVP floor, on our bathroom and kitchen hardware, there are tiny bits of white paint overspray. In some cases it can be removed using a small amount of water and a paper towel, or gentle pressure using a fingernail. The flooring is a different story. The areas where it got into the grain of the wood-like finish have proven to be a challenge, if not impossible. As time goes on we will continue to assess the overall quality of our home and will keep working with Del Webb and Pulte to ensure these and any other QC items are resolved in a timely manner. ...
