Our experience buying at Del Web North Penn went smoothly and seamlessly! The individuals we dealt with from start to finish: Matt in sales, Alec in project/construction management, Jeff in handling our concerns post closing; were very professional and immediately responded to whatever questions or concerns we had. A “well greased machine!” Kudos to them all! On a side note, three parties from our old neighborhood; and a close friend of ours from another; have put deposits down to buy at Del Webb North Penn after witnessing us making the move and how pleased we were. Guess we opened the floodgates! Lastly, I would be remiss if I did not recognize David, Dawn, and Katherine at Pulte Mortgage. We are very pleased with our new home buying experience with Del Webb.

From the salesperson to the construction manager this process was above my expectations. Questions were always answered promptly and issues dealt with timely. I absolutely love my new house and would highly recommend Del Webb.

Saw to all details of the building process. Kept us informed and made sure home was ready as promised.

The overall buying experience with Del Webb was good though I needed to give them a swift kick on getting certain matters moved quicker. The superintendent assigned to me was keeping me updated on the construction phrases via text messages and pictures. I would say he was great until he suddenly quit. The new superintendent filled in the position appeared to be overwhelmed. Some empty promises were never fulfilled or followed up. What bugged me the most is the grout haze, grout caulking and paint stains are on the face of the tile throughout, floor and shower wall. I brought this up to the superintendent at walk through and he said it would get taken care of. Guess what? It was never being taken care of and the house closed as is. I was out of town at the time of closing. As I returned, I was trying to reach the new superintendent but guess what? He decided to ignore my calls, text messages and emails. All I wanted was to get the tiles cleaned before moving in with furniture. I wasted six weeks trying to reach Del Webb and no luck getting anyone to solve the issues, except that I was told to move in first. It makes no sense to me moving in with funiture then to deal with floor cleaning. It's the inconvenience they do not have to deal with. Well, I could not wait any longer and finally had to move in. Currently I am dealing with "warranty issues" with Del Webb. The customer service manager is doing his job in scheduling contractors to come in. One problem is that certain contractors would not keep the schedule. I got bumped for the drywall and paint contractor the day of service to the next day. The other problem is the attitude of certain contractors. They would tell me there was no need to fix certain issues not because of what they believed but if of their laziness. That, I insisted in getting the issues fixed. One contractor even made racial comment about plus complained me nitpicking. ... More

The home buying experience is good at Trinity Falls. Quality is ok, thin walls and old persons step of death in front of garage aside, the overall buying was good. Pulte is relentless in trying to upsell you on insurance, financing , etc is relentless. But they're nice about it.

Pulte Mortgage did a great job with the people who were my contacts in Colorado (Jordon & Trisha). At closing we only had the attorney present. Wish we could of had a Rep. from sales and Del Webb Sun City HOA. Had some questions should be answered (Mail box key, Garbage can & pickup, Gate pass) Still don't have mail box & Key after one month, Must go to post office for mail. House is good. One thing to mention is the paint used in house is not of the same quality as the model homes. Talked with contact from paint MFG. they said it was a low grade that they used,

Have a few issues with my new home so far I haven’t heard back when they will be taken care of. Paul Warn was a wonderful contact person to keep me updated. Details of the home may have been overlooked? We’re simple things such as painted doors, light fixtures, that don’t work sliding doors that have issues things that I would have thought after hiring, my own inspector would have been found? My daughter is a real estate person from Orange County. We have different people coming up to check the Del Webb retirement area out??. I will have a better handle on things after being in the home for more than a month hopefully? After things are addressed. ... More

We have had a positive experience.

I was pre approved for financing and 5 days before closing was told that Pulte mortgage would not finance the remaining 68,000 needed on my $520,000 home. I am also very upset with the drywall in my house. The texture applied is so inconsistent it looks like it’s been patched.

The buying process was pretty good. The quality is pretty good. The project Manager was vey good.

Everything has been fine. Relatively high-quality home for a tract built.

I would recommend using a third party agent that has your back to take care of some of the requirements in purchasing a new home

Tim is serious, sincere, knowledgeable and goes the extra distance to make sure everything is right with the home. There were a few issues with the home, but they were quickly addressed by the project manager, and we no longer have to worry. He would be a great asset to our community if he lived at Carolina Gardens.

Carols was the best project man of very intensive, and always answered our calls in timely matter

People are all great and fairly responsive. The problem is we had to deal with 10-12 different people. Del Webb should have 1 or 2 point people that customers can deal with. Also, HOA restrictions not disclosed until AFTER closing. Should ask for rules ahead of closing. Some of the subcontractors did not do a good job, bowed walls poor painting, dented appliances, etc. The Quality Control team did not disclose any of there or fix them.

Pulte needs to pay more attention to detail. They need more help and better trades.

Lesser quality than expected also much less follow up.

Good until closed on house then no one to followup on problems or instructions on how to use smart home features which I paid extra for.

This is the 1st time I've had a home built in community that required standardized designs. I was a bit worried that this would restrict my choices. Instead I was pleasantly surprised by the amount of customization Del Webb allowed while still retaining a community continuity of design. Del Webb assigns a dedicated construction manager to keep you informed. I can't comment on the others, but our construction manager was absolutely outstanding. He made the experience painless. He was diligent in ferreting out and correcting substandard work. I would not hesitate to buy another Del Webb home. ... More

We feel the sales person was very helpful and guided us to choose the right home for us. Once the build began it was downhill from there. We pointed out several mistakes in the build to our project manager and as time went by it was clear the mistakes were not being addressed. Now that we have taken procession of our home it has been a month and there are so many problems with the inside and outside paint, we have mismatched medicine cabinets, our cabinets turned out very badly and the carpet tack strips come through the carpet. There are also major scratches on the windows and slider doors. There are more but I will stop there. We have submitted our 30-day repair order and now we wait for scheduling for all the repairs that should have been done before we closed. We recently had visitors for the holidays and I was embarrassed to show this new home of ours to them with all of the blue tape pointing to all the flaws that need repair. This community is very nice but they need to keep a better eye on their tradesmen due to their quality being poor. ... More
