It was a great experience.

Our experience was excellent. Our construction manager John was the best. He took his time and went over all that we needed to know on our new home. He made a point to follow up with us to make sure all was well.

Buying an inventory home was a quick and seamless experience. From the front desk staff, to sales, to closing we dealt with experienced, knowledgeable, warm staff.

We were pleasantly surprised with the frequent communications were had with our builder, Kristen. We felt we were kept up to speed with each phase of the build.

Having a trusted expert like Steven made for a satisfactory experience. He was very knowledgeable about the entire process and addressed every problem as a real pro

The entire experience was excellent. From viewing the model homes and the worksite to getting weekly updates from the project manager to an informative walk through to easy close. The house came out beautiful - with no issues or complaints! A few minor things had to be addressed and they were done quickly!

Overall we are satisfied with the Del Web experience and are enjoying out new home.

My builder was fantastic as he kept me in the loop with weekly updates.

If the construction team worked as hard at insuring a quality build as they did in pumping up their evaluation survey things would be much better. We are here over a month and still do not have the ability to utilize the entire home, garage is full of items that are pending move in as well as storage here in Orlando and south Florida. Neighboring construction seems to be disastrous with work being done second and third times and no signs of construction managers. Outhouses line the streets, trash regularly thrown around and the street is packed with mud. Its seems unusual to install cabinets in homes that are wide open and there is no real sign of order or management, just guys that show up and work then leave with messes tossed about the site and bottles with urine tossed in the back conservation area. Disgusting! Pulte really needs to get the field managers out of the nice model home they are offices in and actually out on the job site. Our neighbor was apologized to by one construction manager about the excess port-a-potties with doors that swing open and smell, indicating he thought they were picked up two weeks ago. Tells me someone isn’t monitoring the work on site. ... More

There were many surprises in the process. Overall, I am surprised by the craftmanship and the lack of efficiency. The costs of the inefficiency must be mind blowing. Lights and air left on with doors open; sprinkler head breaks so they turn off the water killing grass and plants instead of fixing $5.00 item. But Jason in warranty has been a lifesaver. Jason has made everything right. He needs to be recognized.

We were surprised and disappointed with the lack of customized options in a near million dollar house. Finish contractors were of mixed quality, however, our final construction manager corrected everything quickly. He was a gem!

I am happy with the honest and forthright approach of the Sales Staff. I am very happy with the Communication I have received throughout the building process. My Construction Manager kept me very well informed during the building of my house. He also has been very good at following up and correcting any issues discovered during the post construction period. I have yet to meet the person who is to address any other post construction issues that occur during my home’s yearly warranty period. My only comment would be that it would be advantageous and increase Pulte’s Sales to have someone local as a contact especially for us coming from out of State. ... More

The overall experience with the purchase of a home at DelWebb was good. My main complaint was that the closing date was inflexible. We wanted to change this date by 1 day and they said that was not possible. There should be at least a 4-5 day window that the assigned closing date can be changed especially since many of the buyers are out of state. In addition I was not pleased with the window protection screens that were provided should a hurricane hit. These screens are totally inadequate and the builder should have provided a more durable protective product such as plexiglass coverings even if the purchase price had to be increased by a few thousand dollars ... Finishing Subcontractors - were not experienced. Painting and drywall was very sloppy. had to be corrected and redone is multiple areas. walls and doors not straight and had to be corrected. Trim placement and cutting not professional, excess caulking used to cover up sins. Foundation and roofing appear sound. Recommendation is that Pulte needs to hire experience sub contractors - which is dependent on the local labor market. Closing day was hectic with subcontractors finishing final touch ups too late. Again appears to be labor shortage issue. Cleaning was late and recleaning necessary because subs were not careful on last day with final touches and repairs. Paint on floor, drywall dust on floor and cabinets was left after repairs. Cleaners especially the floor was being cleaned until almost 5pm. If closing would have been delayed 2 to 3 days it would have been much smoother and a better experience. ... More

Overall it was a great experience from time of purchase to closing. Everyone was extremely helpful on making the process go smoothly

As an out of state buyer, we wanted constant updates on the construction timeline. Gustavo kept us apprised every step of the way. Gustavo answered any and all questions and concerns in a very timely manner. We came into town twice and both times he met us at the site and walked us through our home. He was extremely thorough. We love our new home! Thank you.

Overall my experience building, buying, and living at DWBexley was good. I particularly like the size and location of this DW community. I moved here from a bigger Del Webb community in Florida and was familiar with the style of homes and the amenities offered. Unfortunately the cost of homes and the cost of living is higher in this area of Florida. Within the first few weeks of living here I have reported a few problems to warranty dept and they’ve been generally responsive.

I had an excellent experience with my sales staff person and my construction. They were professional, available to answer questions and give honest guidance.

It was exciting buying a new dream home until we moved in! Josh, our superintendent went MIA after begging to be rated all 10's (which we did up until move in he was great - afterwards he GHOSTED us). We have had some major issues after move-in including 5-ton A/C unit which is destined to fail imminently, a non-working oven which was installed as electric when we paid over $5K for GAS package appliances, still waiting for touch up paint which is badly needed and should have been delivered at closing, NO cable conduit was laid for TV, Internet, computers etc which took 4 weeks to get (we had to increase data on our cell phones to get anything at all costing us a lot of $$ out of pocket), a huge CIRCULAR (??) break of drywall over 2 ft. wide with NO SUPPORT behind it (studs are 23" apart) and NO BACK UP FROM PULTE, sheet metal variation on chimney over cooktop hood and we could go on and on. These are rather large issues Pulte got our money at closing and now PULTE DOES NOT CARE!! ... More

Make sure to stay on top of your construction manager throughout the build process. The quality off the work by the tradesmen is sloppy and the quality of some of the materials is less than would be expected for a home at this price level.

Brian was outstanding. I have had seven homes built during my adult years, he is by far the best person I have worked with. He tried to meet our every need or desire during the home building process. We have been totally satisfied with this entire process..except the landscaping and the finished drywall. We are taking our drywall issues to Brian. Lets just say, to make this house a true high dollar house, It needs to have sanding around almost every outlet done. And before we closed, we made a deal with Brian that this home needs two coats of paint due to them forgetting to round the corners. Brian and the lead paint guy assured us on Friday, that by the time we were ready to close, they would have a second coat on the entire house. We have area's of wall that still don't have a first coat We were told that we would get at the minimum three gallon plants, not true. our landscaping looks like it was pieced together using leftover sod and bushes. We have multiple areas of no sod at all. Our tree in the front yard is dead, yet still it's in the ground. Very Shabby for a home that costs as much as it did. ... More

Had a very good home buying experience with Del Webb Southern Springs in Spring Hill, TN. From Design to Mortgage to Build Quality and Closing, Del Webb and Pulte Homes provided great customer service and excellent communication. The Construction Manager sent us weekly emails with pictures on progress. He also was very responsive to questions and concerns. I would say the same for the Pulte Mortgage team. Build quality was very good with two exceptions. The builder's painters were pretty sloppy with the overspray, especially on the floors. We are still cleaning overspray from floors as we fully move into the house. Also, the quality of the concrete pour and cure in the garage was substandard. They did a great job of grading it to run down to the driveway. But the concrete is already cracked (summer pour), and the flex gaps look like they were hand drawn by a kindergartner trying to draw a straight line. Just a note that Phoenix Systems and the Builder Technology Team (Smart Home and Low Power electrical) are not very responsive. We have been in our home for almost one month, and we still do not have a scheduled smart home orientation from Phoenix Systems to walk us through the smart door locks, MyQ Garage, and wifi range extenders. We are supposed to get "white glove" service and an orientation , but we have not gotten anything from the team. Please know that you will not get your Lodge access badges from the Southern Springs HOA on the day you close. As a matter of fact, the HOA will not give you access to anything until after they verify your home purchase after closing, so don't expect access to amenities at closing even though you pay your HOA dues with the closing. Plus, you will need one check for your access card and another check for your community name tag for anyone other than the primary homeowner and spouse. Also, this will hold you up from getting HOA approval for any upgrades to the home you might be considering having done BEFORE you move into your house. This is because they will not give you access to the web site for the HOA approval forms until after your closing. So, we could not get a concrete patio or fence installed the week after we closed because we had to wait until after closing to submit the requests for approval (so inefficient). Oh, and the approval committee for large projects only meets once per month at the beginning of the month, so make sure you have your package ready to go so you can submit immediately after you get access to the web site and the online forms. Then, run your checks (yes, these cost money) over to the Lodge (that you don't have access to yet). My recommendation would be to shop around for yard irrigation. Performance Lighting and Irrigation does not answer their phone and only seems to respond to email. Their seasonal maintenance seems expensive to winterize In the Fall and open the lines in the Spring. Plus, they are tremendously expensive if you want to make a change to the system and cut or cap lines for things like a concrete patio extension. They want to charge me $1800 to dig up, cut, and cap a few lines to accommodate the concrete patio. And, no, the builder would not allow us to make this adjustment during the irrigation installation. The technician who provided my orientation was nice enough, but he did not show me where all the heads are or whether or not they were working and pointing in the right directions.
