Great quality in the construction very happy with the home

Had a great salesman. Very informed a word to get good deal.

From the time we signed our contract until we moved into our new home (a month ago) our experience has been extremely positive. Between our sales rep, Ian, and our construction manager, Brian, we had weekly updates as to the progress of our home and always knew what to expect. After we moved in we contacted DelWebb when we needed something corrected and within two weeks of us moving in everything we contacted them about had been fixed or replaced. We recommend DelWebb highly!

Easy process to build a new home. Pulte’s construction managers are great keeping you up to date and sending pictures throughout the process.

We have had a good buying relationship with Del Webb/ Pulte from communication,buying,loan process. Follow up has also been quick on any items that needed to be addressed once we moved in. The community programs are well organized . We have only been in our current home for a few weeks hoping this positive relationship continues.

We have had a terrible experience. Our first inspection was scheduled for Jan 16, 2023 and when we came in from Albuquerque we found out the supervisor had gone out of town, had not let us know and we had to reschedule for the next Thursday, costing us extra money and time to be in Texas. We inspected before closing and pointed out several concerns. We were told to close and assured everything would be taken care of before we took possession. When we moved in we found nothing had been done and the house was filthy. We have tried working with the warranty department. We did not have our calls answered and submissions addressed. It was as if we did not exist. Finally we complained and got the number of our warranty guy. He has addressed a few of our issues, but it has been like pulling teeth and we have heard nothing about the rest of them even though we have been asking. The whole process form when we started looking at the options to our house being built was great and very easy process

Initially, we had two not so pleasant experiences with one project manager who was reassigned to another community after just 2 months and his replacement who was a rookie and did not know how to proceed in getting inspections and caused us to detour our return from Christmas in CA with my son and family to do a pre-drywall walk-thru prematurely. Work was subsequently delayed 6 weeks until we finally talked to a Pulte VP of Building who re-assigned us to Hector, who was outstanding. He got the needed inspections done and completion our home as he promised in mid June. And I attended a walk thru with him just before closing the next day and everything on the 3rd party inspector’s listed was corrected by Hector + some additional items. We love our Pulte home in DWB. There were minor issues along the way but our sales rep and construction manager both corrected them very promptly. Would def buy another Pulte Home.

We purchased in November 2022 and closed in July 2023. With a bundle of incentives and a competitive 15-year interest rate, we feel we received significant value for our dollar. Add on the fact that we are living in Del Webb Lake Las Vegas, and it is positive all the way around.

Very good product but once you pay the customer service goes out the window.

Buying process was okay. Alot of paperwork needed to be completed before closing.

Any new home building process will have a challenge or two. But overall we felt things went smoothly, from the sales process with Darren to the completion of our home with Jeff. We are very happy with our decision and choices. I put four stars for value as I think lot prices and some of the options were a bit pricey.

We have built several homes, both custom and production. This was, by far the most difficult and frustrating experience ever. From a rude and condescending salesperson to an inexperienced construction manager, nothing about this build was easy. Communication was very difficult, likely because the construction manager was overworked with unrealistic expectations placed on him. Difficulties with county permitting, utilities, and subcontractors were evident, even as removed from the process as we were. The quality of the subcontractors was poor; it seemed as if they would do the minimum amount of work to check the box, their work was sloppy and they left their worksite very dirty. Urination and defamation in non-working toilets and showers was common from the subs (I assume). Near the closing date, we identified several items that needed to be addressed and they were fixed, but if we didn't identify them, they wouldn't have been fixed. While these items were being fixed, a painter would ask what needs to be done and if I didn't tell them each are that needed to be taken care of (if I missed one), it would not get done....(see above re:subs doing minimum work possible). The last issue, prior to closing, was the cleanliness of the home. We insisted that it be cleaned a second time, and it was, however such a poor job was done. Windows were not clean, there are paint splatters on almost all horizontal and some vertical surfaces, drywall texture overspray is everywhere. It took us many hours (we're still not done) cleaning a home that we paid what Pulte asked us to pay. There were no negotiations, no haggling over price. We should have received a home that looks like the models. Very disappointed and will definitely not recommend Pulte to anyone. ... More

I am very pleased with my new home by Del Webb. From our Sales Person, Valen, to our Construction Manager, Sam, we have felt that we had very good support in the building process and in the post closing experience. I would highly recommend this development for the life style and amenities that is offered.

From the questions in this review, I am not sure who specifically to review. We have dealt with a number of people. Most were responsive to our concerns. Were our concerns taken care of would be a better question. Our issue was with our walk-thru; we felt very rushed and were told some things that would be taken care of that were not. It was not a pleasant experience. Also I am not sure how to answer "Trustworthiness". Who specifically is the question referring too?

My experience has been mixed because I love the neighborhood and the people I do not focus as much on the fact that it is built to minimum code standards. It is annoying in the delay in resolving the legitimate issues I have with cabinets and appliances. I find that very frustrating.

I really like my home, but the process was very stressful and unpleasant. Sales person was hardly ever available and lacked interest in helping or answering questions. She was not available for any appointments scheduled with builder. The day of the closing I had to ask the builder if he could call her so that she could join us to be part of the last walk thru. She came for a short time. Sales rep was not present at closing. I felt discriminated. The builder was inefficient. We had to delay the closing by a day because several things were not completed. The house was left very dirty. Another builder lend me a blade so that I could take grout and film off the tile and countertop. I am still waiting for flood lights to be installed. Paint job was terrible. I wish I had more positive comments. I am glad building process is almost done and look forward to enjoying my home. ... More

Pulte really goes the extra mile to help you with all decisions from picking your lot to the final walk through. Each person I worked with was great! If you're looking for quality, ease of purchase and wonderful people to work with, I highly recommend Pulte.

Trent was excellent. I’m disappointed because I don’t feel that we received the proper quartz countertops. I don’t believe the width was correct and I feel like I received a lot of double talk to confuse me. I’m very disappointed. The brick pavers for the side walk and front porch were slanted towards the front door causing floods in the den and hallway. The pavers had to be redone twice.Now the replaced the pavers that hold down the storm shutters are in the wrong order. I will have to file another request for that to be fixed. The best thing you have going for you is Trent, very responsive. He’s customer service oriented. ... More

Highly professional team at all levels!

Very pleased with the decision to move to this community. I have had several things to deal with since moving in but most trades have been expedient in resolving the issues to my satisfaction.

Considering the house is prefabricated the construction is satisfactory. We were pleased the house was completed on time. The sales staff was the delight of our experience being very responsive & courtious. For those seeking a 55+ community Del Webb should be a consideration.
