Our smooth-sailing sales experience built immediate trust, made it feel “meant to be” so that we made a 48-hour decision to build on a delightful lot. We moved from another out-of-state Del Webb community. Our builder patiently handled our many questions, and spent generous amounts of time with us all along the build cycle. By Closing date, he had the house fine-tuned to our requests. We are very pleased with our new home, and we are enjoying living within it.

It’s a great home and good design how ever I found that there are a few Cheap building materials that were used and the Landscaping is sub par and cheap

My experience was a quick one since I bought an inventory home. The home is beautiful and I am very pleased to be living in such a beautiful community.

The entire sales process was simple and easy. All the people we had to interact with were knowledgeable about the product they were selling and nice to deal with. Five stars..

Our sale agent Marc and project manager Elliot were both excellent. Both were very responsive and kept us informed as to the house process and expectations. any issues were dealt with promptly..

The sales team, the design team, and the construction team were all outstanding. We love it here at Del Webb Bayview in Parrish Florida. We highly recommend living here!

You need to understand going in that Pulte is not a custom home builder. With that said the overall experience was good our construction manager was the best (Jeff). We love our new home

HOA policies are tainting this review

Hoping they will continue warranty for 1st year without taking months to complete and before you know year is up

When we picked out our counters and carpeting it was so rushed I couldn’t think. I wanted quartz countertops and only got them in the kitchen. The bathrooms are granite which I have never liked. I thought they were going to be quartz. She told me the carpet with the pad would be nice and I’m not happy at all. Painting quality is bad. Mantel is way too high. I like the layout of the home.

From onset of signing contract and design selection several bate and switch from appliances to utility finished much cheaper product than showcased in the models. Even with upgrades, soft close cabinets were not installed throughout, crown molding purchased not installed throughout, appliances not elevated to the model showcase and excuse after excuse. Timeline for completion took nearly a year after being told likely ten months and actually wanted to push it to fourteen months until complete. Finish work on walls and ceiling look like an undisciplined child was set loose in the house and patchwork left large convex drywall sticking out of the walls. Floor was installed before work was finished and still waiting on 22 planks of flooring to be replaced. Light fixtures not squared and centered off each other still waiting to be repaired. Cabinets at bar not level and continued excuses about that fiasco. Warranty is a joke, dragging repair work submitted properly for over a month with no schedule, workers showing up without schedule and if scheduled show up late or not at all. Not to mention, no one picks up when the warranty number is called nor gets back to you after leaving messages. Emails are hit and miss. The work ethic is lacking greatly. The one consolation in all this, I have met and befriended several wonderful residence and happy to have settled in an upbeat welcoming community. Although my house is coming along and now call it home, I will never and I mean, NEVER, purchase another Pulte home or any of it subsidiaries. We had a great field manager who was very responsive to our needs and did a quality job. The only disappointment was the quality of the interior paint.

Overall our experience in buying a DWGD Villa was first class. April and Misty were awesome and could answer all of our questions throughout the process. The Pulte Mortgage Team did a fantastic job getting the paperwork finalized in a prompt manner. Our two negatives … 1) On the day we made the handshake agreement to purchase the buydown rate for the rate was at ~5% but due to a few days delay in mortgage application (had to be done online) and the weekend it had risen and ended up costing us almost $2k. Ouch! 2) Our villa wasn’t turn-key ready at closing. Our construction manager (Dominic) informed us he would be available for the next 30 days to finish the punch list items and any other items discovered upon move in. Well, it seems he has ghosted us! We’ve texted him twice and crickets. Last text he responded and apologized and said he would take care of the items and that was 10 days ago. We’re trying not to be the bad guys here but after you buy a $400K home we’re left with frustration. ... More

Not my first rodeo by far... Aaron made the entire sales process simple and easy. Couldn't ask for a better sales person. If you use the mortgage service highly recommend them ask for (Dalton / Bonnie) and the insurance (Rick). All great people solved any issues quickly, and the websites were easy to use .

The Pulte buying experience was good starting with the sales rep. As for the build, our Construction Mgr did the best he could & was obliging in getting the necessary items done. With that being said, he was the best part of the building process. The build process was average. We hired an Inspector for the entire build & he fixed the many issues that needed attention. The painters were just horrible & sloopy. No attention to detail. So many things that need touch up moving forward. Have to wait 10 months before all this is addressed. Their policy. I have done two other new builds & this one has given me concern. Hopefully all these issues will be addressed down the line. Love the area & look forward to our new lives in Sun City & all it has to offer. ... More

When you do the walk-through, make sure you check all concerns

The Granit Kitchen Counter Tops which I paid 5K extra for are a disaster Corners broken off, chips, gauges, scratches, etc.. More than 30 in all, on all counters. These where noted prior to closing and after closing. Was promised all will be taken care of prior to closing. STILL WAITING 4 WEEKS LATER. Found out yesterday that our sales person quit. Also that the "Customer service dept has no people and building supervisors are filling in. Had meetings with at least 8 repair people and the contractor . Ironically all the work men told us to replace it as the damage is to great. Different story from theirs boss. Was told we don't listen to the work men just the bosses. ( If you want to know how a war is going ask the troops, not the officers.) From my view the current game is WHO'S GOING TO EAT THE BILL TO REPLACE MY COUNTERS. Which by the way I had no choice in selecting. Beyond all that I think given the rate at which this developer is building homes the mess by the subs is a given. All though if appearance means anything, I would recommend based on my building homes myself that the builder create a cleanup crew to manage the mess at the building sites. also that the supervisors take greater care in there inspections and police the subs to do good work. ... Happy with process and home. Del webb realtor and construction manager were great.

Sales is fairly seamless. The loan mortgage and insurance process is well communicated. The build process and project manager assigned is helpful yet should provide weekly updates, 2-3 bullets throughout the build, to mitigate the multiple repairs on the back end. Communication for HOA information has been poor. This needs MAJOR improvement and rules of engagement to the new homeowner. The lifestyle engagement process is Stellar. Love the community and overall is what we expected. B + overall. Some areas I give a D and others like Sales & Design I give an A-. And by the way, we did not by and Expediton Series. So that is incorrect ... More

The entire sales office was so friendly. Paul was fantastic. Very informative without being high pressure. He took pictures throughout the build so that we could see the progress from our home state. He was always on tap to answer questions. It's a big purchase so it was very reassuring to have someone like Paul, who you can trust. Great job Paul.

Respectfully suggest that Del Webb does not hold to a Closing date when the home has many significant deficiencies. Simply push the Closing date out a week or two and explain to the Buyer that the home does not yet meet your rigid standards. I’m aware that a home is a system of many subsystems and things do go wrong, but the Buyer should not be expected to be the Builders Quality Control system. I’m deeply disappointed.

Our experience was good one. I think our Construction Manager (Kyle)made it so. I do wish sales would have been involved. I’m very glad we were around for the process so that we could ask questions along the way.

My experience was very good in all stages; buying, building and financing. We set realistic expectations for each stage, and for our choices. This helped reduce the overall stress, and enjoy our new home.

Issues with mold and clogging areas that should be unclogged so that aircraft flow better fixing it myself because I want something better and don’t have to wait for them because I’ll be sick in bed. How are you allergic to mold I will have to do it better
