DEL Webb seems to offer some Saks Fifth Avenue features in their homes, with a touch of Dollar General thrown in.. Some of the design features make absolutely no sense, and there is no flexibility to address these issues. Some subcontractors are excellent, others not so much. I would like to give a shout out to my PM, Steve, who did his best to make sure the work was done correctly. His communication and professionalism were very much appreciated. We were pleased with the overall home buying experience. We were kept updated on the build progress of the house. Impressed with build quality.

Kyle was very good about getting back to us. He always sent us updates on Fridays. He is very hard working. He always was willing to go the extra mile for things To this date he stops by and asks how things are going.

The Del Webb people are friendly but it is difficult to get minor issues and repairs done in a timely manner.

The entire staff at Del Webb Bexley was very accommodating and helpful. From the sales office to the building management group, the acquisition of our new home was stress-free. Kudos to all those involved at Del Webb.

My first home and I have to say it was a great home buying experience, even though it was remote! Now I'm fully retired in Florida in a beautiful community near my family (and Disney). Can't wait for the club house to be complete as I'm looking forward to taking full advantage of all the amenities!

We are extremely happy with our new home in Carolina Gardens! From the selection of our plan with Elisa & Karen to the finishing build & expertise of Thomas....we couldn't be happier! The quality & workmanship is outstanding. We have built 2 other new homes during our 50 years of marriage and this builder ranks at the top! The project manager paid attention to our requests & details were important to him. We are pleased!!! We like the community....quiet and curb appeal is important!

Our superintendent Josh was great and stayed on top of everything, including getting subs back to correct mistakes (plumbers, drywallers, roofers, electricians, framers and tile crew) during the construction phase. Rate Josh 5* Sales and Design staff were great also. Home was completed a month early - woohoo!! Not a custom home, have learned to live with the flaws. Biggest issue we have is the unresponsiveness of the Warranty Department: failure to respond in a timely manner, don't show up for scheduled appointments and overall, lack of communication. Home buying experience was made easy by the representatives from Pulte.

The purchase process that my wife and I experienced was excellent and has continued since we moved in to our new Sun City Peachtree home. All the members of the Pulte sales, builders, financial and legal team were exceptionally well informed professionals providing timely communication and support. My wife and I have purchased and sold a number of homes across the US. We both feel that our selection and purchase of a Del Webb Passport home designs is absolutely the best decision we could have made. My only regret is that we did not do this 10 years earlier. It's difficult to know where to start, so we'll do so at the beginning. Aside from dealing with our salesman Bruce, which was the only bright spot we can mention, it has been an absolute nightmare. We were on the west coast caring for my 97 year old parents during the build, so we put our trust in our project manager Steve to build our first ever new home. We chose Del Webb in part as my sister just had one built by them in Mesquite Nevada which was over 2500sq ft detailed to perfection. That's what we were expecting here in Stone Creek Ocala Florida. We were so wrong. Although Steve did a fair job of keeping us up to date on the progress of the build, I don't know what else he did for us in a positive way. It seems nothing was inspected by him as each job was performed in our home. If it was, our home wouldn't have been delivered in its present condition. While here for the pre-drywall inspection, I mentioned I'd probably bring in a home inspector before closing. He stated that was no problem, just a waste of money. He told me of the warranty, and instilled in me enough confidence in him that we did not bring in an inspector. That was a huge mistake. We did our pre-closing walkthrough one week prior to closing and was informed that every function in the home had been thoroughly checked. We were apparently both naive and gullible on what to do or look for so things an inspector initially would have caught we didn't. On the day of our closing, Steve didn't show up. He sent a gentleman named Chase in his place. The cleaning crew showed up after we did so we had to wait outside for a while longer, eventually going in before they completed the job, which was absolutely a waste of time. The house was dirty, undusted, and so much paint on floors and windows, inside and out. Approximately 20 minutes into our walkthrough, Chase told us we had to speed things up as he had another appointment to attend. Unbelievable to spend all this money, not have your project manager show up, and then get rushed on top of it. We were just overwhelmed by the situation. After actually getting in our home (can't call it new anymore) we've discovered an array of issues; poor paint and texturing on walls, a window that when opened in took the drywall off the wall due to nothing being squared, shoddy and uneven drywall, damaged molding throughout, scratched windows, leaky shower (which we were told was supposed to be that way!), scratched and stained bathtub and sinks, air handler installation issues, high priced countertops not properly cut, doors damaged and not hung straight, windowsills not sanded, uneven paint job, paint on the floors and tile, cracked tile on backsplash, already cracked driveway in several places, chipped and unevenly finished sidewalk, unfinish cement in garage corners, and such an over pour of cement around the perimeter of the home that was hidden with mulch that had to be cut away. Absolutely no attention to detail by any trade. It seems as though our home was completed by a group of apprentices with no supervision. All we have mentioned so far are the cosmetic things you can see. With so much wrong, we are beginning to wonder and question the foundation and structure of our home. If it was done like the things we can see, we feel it could lead to bigger problems down the road. Five weeks later we still haven't moved our belongings from the garage into our home. FIVE WEEKS! Steve did come back with his boss Andrew who told us you probably won't get all the things you're looking for fixed. Wow. One thing in particular we showed him was the leaky shower. I offered them a simple fix to the issue. He said that would be too much work. He mentioned they had a fix and would send me a photo, that never happened. In the meantime, our shower leaks every day. While only a couple matters have been resolved to date, there seems to be no urgency by Pulte to resolve these issues in a timely fashion. We called warranty twice now and spoke to Michele, and she assured us Drake would be giving us a call. That was a week ago. Drake visited our neighbor two days ago who is only two doors away from us who is closing this Friday. He didn't bother to stop by and we have yet to receive a phone call either. I can go on in detail about everything I've mentioned but won't. I have video and pictures of everything for verification. All we are hoping for at this point is that someone from Pulte with authority reads this and cares enough to helps us rectify these matters now. We've sat so many days already, told by Steve that vendors would come by for repairs and no one ever shows up. We invite Pulte management to come by our home TODAY to see for yourself. We waited so long to achieve our dream of a once in a lifetime new home purchase and Pulte has turned it into a nightmare. ... More

Building time was slow; almost a year

Our experience with Allen our salesman at Stone creek was excellent he is knowledgeable, personable and provided great service. Our construction manager was ok, we feel he should have been keeping a closer eye on what was going on in the home during the build, which would have avoided some of the problems. Workers from numerous trades are very careless, large gouges, dings and scapes were in the drywall throughout the house which needed repair and repainting. One electrical outlet was dry walled over, and one outlet in the kitchen was tiled over. The kitchen sink was not properly installed in the granite countertop and leaked into the cabinet below, mirror in the master bath was reset 3 times due to being placed in the wrong location and a bowed wall. One day after closing the Construction manager set up the door installer to fix a problem and the contractor was a no show, no call and no response from anyone. The driveway was poured about 2 1/2” - 3” below the level of the garage floor and they had to grind down the entire edge of the garage floor to reduce the difference where you drive in. When the construction manager was asked how that could happen, he shrugged his shoulders. After closing using the warranty team to resolve issues is extremely stressful. We contacted the warranty department by email and phone calls about the kitchen sink leak. A response is supposed to occur 24-48 hours after contacting them. After no response for one week from the warranty team, we went and spoke to our salesman and asked for help. After his intervention, we received a call back and follow up for the warranty team representative within one business day. The sink issue was resolved about 5 days later, however the process didn’t happen as the warranty team explained. The warranty representative also resolved the door issue. Overall we still love the house, we are still dealing with some small issues and navigating the Del web process. ... More

After closing we had issues with toilets flushing, gutter leaking like a water fall at entry way, kitchen cabinet door handles off, sliding glass door gadgets in all three panels messed up and scratched glass and tracks full of stucco and paint that we can’t get off, large scratches in nest kitchen sink, odor from under sink, grass dying, we just uncovers 20+ sprinkler head and trimmed around them so they would work, grass is dying and two different kinds of sod laid and different colors our quartz island has very sharp edges all around, entry way walls had to be re sanded and textured properly and waiting for someone to come back and paint, the slinging glass door looks used, the ceilings look waves, poor workmanship, and I can go on. So disappointed in all this and the responses we get are, you have to remember the work was done by humans and things can’t be perfect. We’ll the amount of money spent and knowing this is A Del Web community we are very disappointed in what was supposed to be our dream home! ... More

I recently purchased a home in Stone Creek, Del Webb. Excited to be in a new home, I was there the week before closing to do my pre-closing walk-through. We marked up many many things that needed to be addressed and the site supervisor, Jeff, told me that I was very particular, and that I should be reminded I am buying a production home and not a custom home. I reminded him that while it is not a custom home it is my home. I went back a week later for my closing, which I had closed online prior to my final walk-through, and nothing had been addressed. Nothing that was marked up and let me tell you the house look like it had the measles because it was so many red and blue taped areas . He gave me an excuse that there was something wrong with the painters, and that they couldn’t get back there. Aside from the painting that was sheet rock spackle all over the floors and I was told that it could easily come up when I wash the floor with hot water. The list continues to go on. There is still things that have not been addressed and while I am on vacation right now, I am meeting with the warranty manager when I get back. The quality of workmanship is subpar. Moldings have been cut short and then filled with caulking where they meet the tile and moldings around doorways are jagged, and not smooth And I could continue to go on, but I would prefer that somebody call me and discuss this with me. And by the way, I also had my sliding glass door come off the track and I had to call Jeff on a weekend and that was two weeks after I purchased the home and he told me it is not a warranty item and then I should call Handyman and pay somebody to fix it. From what I understand with my new neighbors, he apparently does not have a very good reputation with the new buyers. In fact, my neighbor threw him out of the house. I own a DellWebb home in Lakewood Ranch and I want to say there is a pretty big difference in the quality of that home and this home. Granted the home in Lakewood Ranch is over $1 million and this home is only close to $500,000 which by the way it’s not a cheap trailer home by any means. I would expect the quality of some of the things I have a $200,000 home but not in a $500,000 home. ... More

The value for our house is great! The house was very dirty when we closed.

Project manager was great. Finance & title were terrible. It felt like it was their first transaction ever.

I felt everything went very smoothly with all of Del Webb’s construction. My engineer was on top of things and very responsive if I had questions or concerns. There was a glitch with getting the electric meter, it caused a week delay and me having to move twice, but this was not a fault of Del Webb or my construction supervisor. In fact, he spent hours on the phone to get the meter installed. Chris was A+.

Quality builder and a fantastic master plan community.

Our Del Webb sales agent and building manager were very good. We were disappointed with the landscaping provided in the front of our home.

Would have liked more transparency with changing finishes when a vendor was changed and one of my choices switched out. Very difficult to pick all finishes in one session. Some outlets promised in master closet for example were not installed. Poor design with door into laundry room that does not have room to open all the way.

The home is very well built and the entire home buying experience has been great !

It took us 3 final inspections and a 2 month delay before we finally were able to settle. Inspect the home closely. Make sure trim is done properly and that you have square corners. Look at tile closely to ensure it is centered properly. And make sure they put hvac system in correct location. We had all of these issues. The builder did resolve the issues but our original build rep would frequently say no. The replacement was much better but still a 2 month delay in closing

Our house is beautiful and appears to be well built with quality materials. Our concern has been apparent carelessness on little things. Paint smears on nearly all exterior window frames, areas of tile with no grout, areas where paint was missed, and outside lower walls mud streaked. The response to these concerns has been mixed at best and issues described have not been addressed as of yet.
