Our home buying experience went smoothly. Brent, the construction manager, was especially very helpful and helped to expedite our closing. We are in the process of moving in but really look forward to the activities in the community and enjoying our new home.

Make sure everything is to your liking by the time you move in. one grows old and cold quickly after they have your money

Very disappointed in the quality of the work done in our new home. Chipped tiles, drywall sloppiness, floors have layer of drywall dust embedded due to not being covered, paint splotches everywhere. The cleaning crew did a terrible job of cleaning prior to us moving in. The entire experience was very disappointing. So much so I told a friend not to build with Pulte after our experience.

Beautiful neighborhood and clubhouse, but build quality of homes is sub par. I still have hopes that the more significant issues will be resolved (eventually), but responsiveness has been poor and follow-through even poorer. Everything from painting to flooring to electrical to carpentry looks like it was done by amateurs with little concern for the quality of their work. You might overlook that if this was an inexpensive home purchased as a fixer-upper, but for a new home at this price it is simply inexcusable. Word to future buyers - make sure you are happy with your home BEFORE you close. Delay the closing until you are satisfied - don't depend on promises to get everything fixed quickly once you close, because it won't happen. ... More

The overall customer service is outstanding, from the sales staff to the construction staff. I cannot say enough about the team that deals with issues that come up with new construction. They are timely and efficient. It’s been a very rewarding experience.

Our Project Manager (Francisco) was a 5 star individual. Building a home is a very complicated process, but the Pulte Team really showed a great deal of care in every regard. Great selection of standard options so there was no need to add many upgrades. Would definitely buy another Pulte home.

everyone we dealt with in the process of building at DWLO was responsive, cooperative and easy to work with. The experience from contract to move in was quick and seamless.

The process of building, my home was very good. Keith, Sales, and TJ building superintend, were outstanding because of their responsiveness , and knowledge. On the other hand, I was very disappointed in Pulte offerings. Although home prices looked reasonable to begin with as it turns out, there are very few opportunities to upgrade, such as lighting fixtures, flooring, paint, etc. so therefore, once I moved in, I had to pay to get what I wanted in the first place. Also, some of the workmanship could have been better. For example, many areas in the home had glue on the flooring, which had not been cleaned up. Also something is seriously wrong with the paint in some areas. It is extremely sticky even after two months. Overall, I am pleased with my home, but caution anyone getting ready to purchase that you’re going to have to put money into the home if you want anything upgraded , additionally, some things aren’t even provided such as towel racks with the excuse that buyers don’t like where Pulte was installing them ... Poor quality from tile, walls, outside drainage, sprinklers, electrical. Vendors do poor work and nothing is corrected until the last week & they want you to close & promise what's not fixed will be taken care of,then when you find issues they say that wasn't there during the walk through.

Material quality used by DelWebb is very good. Even the standard options are great brands. Workmanship was sporadic. Many of the contractors were incompetent, while some were excellent. This made for a diverse experience when a top-quality component was installed by an incompetent worker. I was satisfied with the companies response to fixing issues, most of the people were responsive. I was a nuisance to have workers continually coming the the house to repair things that should have been done correctly in the first place. However, all issues were addressed in a reasonable time. Overall, the community and house construction is excellent. The variability in working skill level was the major reason for build flaws. Although frustrating, the issue of finding skilled labor is just a fact of life. ... More

I have purchased four (4) new homes in my lifetime. Each has been a train wreck in its own way, mostly due to the lack of integrity of the builder and their subcontractors. Unfortunately things haven't changed much over the years. That's why when you do a search on Pulte you get mostly self-generated hype on how great they are, and stories from around the country on all the developments that have been forced to sue them due to their incompetence and arrogance. I take no joy in posting this. Just presenting honest assessment of my experience.

Del Webb is dragging their feet in responding to my walk through punch list UNACCEPTABLE!

We were very hands off on this build and everything turned out just fine. Any minor issues are being addressed timely and appropriately. We are very pleased.

I’ve owned new construction before, I’ve rehabbed a condo to the studs, and had many homes in between but I’ve never as an home buyer encountered such sloppy, careless work. It’s as though people were pulled off the street and if they can wield a hammer or hold a paint brush, they’re hired to build $500k + homes. It’s mind boggling to me that Del Webb puts up with it, and then knowingly turns it over to buyers who are paying a lot of money. Is it due to lack of workers? Maybe. Then Del Webb needs to scale back their commitments. I was pressured to close very quickly (one month) but in hindsight I should have refused until major punch list items were fixed. The list continues to grow and I’m getting tired of sending weekly updates. It includes everything from plumbing, to electrical, flooring (don’t get me started on that issue), drywall, woodwork and possibly the worst of all, painting. The two project managers I’ve dealt with are both very nice guys who work hard. I think they must be spread awfully thin though trying to keep up with homeowners’ issues. To be fair, I really like the design of my home and it lives much larger than it is. I like the neighborhood as well, but at this time I would seriously hesitate recommending a purchase from Del Webb. It’s sad to have to say that because I was very excited by the prospect of relocating from the Midwest to Florida, and into a brand new home. That excitement wasn’t long lived unfortunately. ... We knew post pandemic that building a new home in Arizona was going to be a challenge. It was worse than anticipated. We decided to take a chance and pay the inflated price for the house and the “upgrades”. A 9 month build turned into 15 months. The quality during the build was average, too many things to list. The finish quality is average at best, poor drywall, texture and very poor interior and exterior paint.

Enjoyed working with Ericka and Chris. Both were very helpful and informative.

Spencer Fox is the best. Very professional and made sure my questions were answered.

Our recent home buying experience with Del Webb was outstanding. From selecting the model, through construction, punch list and closing, everything exceeded expectations.

Interior doors, handles, windows, bath & kitchen fixtures, interior paint for a base plan are lowest quality and would predict would have to replaced after warranty. You are not really given options to choose interior paint beside color. The stage management system is frustrating. There should be a point person from start of build until the first year after closing. At each stage it seemed the home buyer was starting over.

My experience with DelWeb/Pulte could not have been better! Every week I was kept informed by my salesman and Project Manager. Everything was done beautifully. The craftmanship the best bar none! I also want to acknowledge the team at Pulte Mortgage....wonderful experience! I actually miss talking to them!

This was our first time purchasing new construction, but after hearing stories from friends about their experiences, I am grateful that we have not had any major issues. The sales and design team were extremely helpful and responsive. We were kept updated throughout the building process and our construction manager was amazing! He answered any questions we had and addressed concerns immediately. Since moving in, we have found only minor things that need attention and so far the warranty team has been quick to respond. I would recommend Pulte as a builder to my friends. While it’s too soon to really rate the Del Webb North Penn community, I anticipate that it will live up to my expectations. ... More

We felt that the builder, Pulte Homes, was less than truthful about what they were building for us. They substituted an elevation different from what was on our contract and did not inform us until we noticed the structural difference after the house had been framed and roofed and complained. They have no credibility with us anymore and, in talking with other new homeowners in the community, we are not alone.

Follow up repairs are slow but the lack of communication is the worse the person in charge of our follow up repairs {Anthony} doesn't return calls or emails it's very frustrating.
