Never again with Pulte. Purchase and sales agreement said home would be completed for possession by December 2022, January or February 2023. We did not get possession until April 18, 2023. Yet spec homes where completed and available for purchase. While our home and others were in various stages of construction. Neighbors were disappointed too. Pulte needs to be up front with purchasers. It costed us several thousand dollars more with other vendors because of Pulte delays in construction. Our builder Tim was first class in every category: Quality of work, responsiveness to contacts, personal warmth.

It’s a nice house but several things unfinished. I think the development went up too quickly. For example my dishwasher has screws missing. Before I moved in we blue taped things needed to be fix. Blue tape still in my laundry room. Flooring doesn’t come to trim in corner. One of light bulb was missing in guest bathroom. Should have checklist to review before a person moves in.

Working with the team at Pulte and Dell Webb was a pleasure. Both the sales and building experiences were well managed, and we updated throughout the process. Thanks to Ryan and Keith for all of their assistance and professionalism.

Overall, experience was very good

From our first meeting with Conor, our Del Webb Grande Dunes Sales Consultant, through our mortgage process with Misti and then working with Robert, our Construction Manager, we've had a great experience with Del Webb. Any needed warranty items have been addressed timely and to our complete satisfaction. We have and will continue to recommend Del Webb to others.

The bidding for lots was sold as fair for buyers. In reality it only served to drive up purchase prices. Repairs after closing take a very long time. Buyers are responsible for purchasing the higher cost appliances because only the stove and dishwasher are included. Some materials are less than good.

I found Pulte to be unresponsive, does not care about the customer, and not trustworthy. Was told the total process to complete home from purchase and sales to closing will be 8-12 months. We didn't close until after 15 months. My home sat framed untouched for 5 months. Trusses were placed incorrectly and needed to be reworked. The fix was first proposed to cut a hole in the roof to cut out the part of the trusses that were placed incorrectly and then replace the hole with the piece of the roof that was cut off. I say first as that was not an acceptable fix to me. The experience with Pulte Mortgage was not any better. In terms of Del Webb, they appear to be very focused on the homeowner and ensuring an enjoyable experience living in one of their communities. ... More

Dominic is excellent to deal with. He sent me pics showing the progress of the home, and he is very responsive to getting a few items fixed. I appreciate his help to make the process easier for me, because moving from out of state is a difficult process. He always gets back to me the same day, and I think he does a great job communicating. My experience has been excellent thanks to him. I would rate his performance as 5 stars (on a 1-5 scale with 5 being the best). my main issues are cosmetic or deal with landscaping…. The common area behind a few of our homes, should have been finished, but there are weeds growing instead. If this was seeded with grass and mowed like the rest it would be perfect. Also, the landscaping around the house : the bushes planted and the straw are not pretty. I would have preferred to pay extra for mulch like they use at the amenity center. that looks great! I would also have preferred not having the home painted in all flat paint and would have gladly paid to upgrade to other sheens for easy cleaning, like eggshell for the walls and semi gloss for trim. additionally, there are a lot of paint spots on the floor that are not always easy to remove. that was a negative, but again not a major problem just looked sloppy and avoidable. I think they should select a better title for the bathrooms, rather than the distressed which sometimes looks like water damage has occurred. I love the shower and the bench. The water pressure is great. the laundry room is very nice. I really like the kitchen cabinets and the easy close drawers! 5 stars there. the name brands are a plus, but the lack of a finish carpenter shows in the molding issues. and the windows not being square particularly the window over the sink had people the shutter salesmen laughing at how badly it was done, so that's a minus. In general, I'm happy with the home and looking forward to living in the Del Webb community. It's hard to tell now about the value and trustworthiness since that is takes time to tell. Plus, I don’t have a lot of experience to compare like some others do. many of the defects are purely cosmetic, and that would make the experience excellent if that holds true. ... More

Great Experience with the process from purchase to final delivery. Minor issues but really a great experience.

Debbie and Josh were superb in terms of friendliness, professionalism and responsiveness. The entire process was seamless and our house was actually delivered much earlier than originally expected!! We love our home and are proud to show it off!!

5 day walk through with construction mgr prior to closing was a joke. We pointed out several things to be corrected that were not by time we closed. This is a big waste of time let alone $ having to spend in hotel til we closed. 6 weeks later still waiting for some of the things to be done. Different tradesmen were no shows more than once, Frustrating . It was a challenge with some not speaking English when coming to make repairs. This is not my first new build . My experience with Pulte And the overall home was disappointing. Already thinking the entire inside needs to be repainted . Although Sherman williams paint, the paint seems very low grade. The carpets are horrible and other thing considering changing. I’m in a new home , I love the layout and community, however, don’t know if I would buy another Pulte home. ... More

I’ve known of Del Webb for many years, even maintained radio services on their older properties years back. I am proud to finally have a home with them. They make very nice communities and obviously solid homes.

Responsiveness to address numerous issues pointed out prior to closing has been horrible. Damaged items, drywall repair not completed and final painting. We have raised issues to numerous parties with no response. They seem to accept less than perfect if you "can't see it" or if they can get by with it.

See above I should have Pulte Pay for the electric bill “they” left lights inn and doors open for 3 daysxNever gave me the Garage opener Today 24 May building discrepancies still not addressed Although Aaro was given credit as my sales rep, I never met him He never introduced himself to me Customer card is a JOKE Answering machine message states you called after hours Itvwas 2:00pm on Friday After 20 calls and transfers back to same message I gave up Had to wait until Monday to get Customer Service!! The sales representative was difficult and harassed us often because we financed through a bank instead of Pulte Mortgage. The construction manager was reliable and easy to work with. The design coordinator was good and easy to work with.

We were told our home would be done by sept, Oct or Dec but was not finished until April 15 which ended up costing us a lot of extra money for rent, 2 furniture moves and storage. Also, the wood on our roof was left uncovered through many rainy days for five months before it was finally covered. We are very concerned about its condition. The final product seems to be ok but I am concerned about problems in the future.!

We were promised updates We were rushed during design due to a hurricane and we missed stuff and now we’re are stuck. Very poor communication Thought we were getting a “gas kitchen “ per design But during design no one told us it was only the range Not the ovens I would not recommend When I escalated to management got no response other than we my husband and can get a contractor and have the granite changed

Our first sales rep was absolutely wonderful, but she left and we were assigned someone else. I sent him 3 emails with questions and he never responded so I was pretty upset. Our building supervisor was wonderful and made sure we did get our questioned answered. Besides the one sales staff, everyone else was great!

The initial workmanship needs a little more TLC. Our team encompassing Todd, Nate, Mike (Sales, Super and overall Const Mgr, respectfully) have been outstanding and a pleasure to work with in fixing what needed to be fixed after our closing.here in North Myrtle Beach. They do stand by their warranty work. I’m sure all will be perfect when completed, which will be shortly.

The Builder is impressive. The quality and workmanship are excellent. A large part of the reason my home is so awesome is due to the diligence, knowledge, caring and professionalism of the Construction Manager, Ben. He was exceptional in every way including his warm and helpful personality.

I am quite happy with the response to a few issues I’ve encountered since moving in. The team responded to me within 24 hours and my issues are scheduled to be fixed this week and next!

Overall quality of home is very good. See above.
