From beginning to end, we were kept informed of every detail involving the construction and the mortgage!

The home buying experience was really very straightforward and easy.

My husband & I built a new home in Sun City & from our 3 day “stay and play” through our closing we had a great experience. Our sales manager, Jarrod, was very knowledgeable & gave us good advice & our construction manager, Carlos, kept us in the loop every week with updates & photos. This was especially important, as we were in another state during the whole process. Carlos has continued his commitment to customer satisfaction by stopping by & communicating with us even after we have moved into our new home. We are so lucky!

Not happy right now at all

Have had a great experience from beginning to end in the purchase/build of my new home. Many thanks to Bruce, Amy, Matt & Gabe for their patience in helping to guide me through this adventure. They definitely made things so much easier. Many thanks to the contractors who work for Pulte. Always pleasant and considerate.

Many personnel changes during process. Hard to get a response or attention to problems.

Our home is quality built and has had a few bugs as was expected. The site quality person has been extremely helpful and responsive!! We are coming up on our 30 day punch list. Our new oven had a control board failure but has been replaced. The closing could have been better. We were charged $1500 dollars for not closing on the day that the builder wanted to close. Our closing date was moved up 6 weeks and we were not prepared to close on that date. End of May to April 20 was an unexpected imposition when others told us that the dates had been delayed for their homes. Our sales person was not happy and we did not appreciate the penalty when we told the builder weeks in advance we needed an additional week to close. We were closing on our previous house and arranging for movers. The amenities of the complex are great and we look forward to using the community center, get involved in events and meet our new neighbors. All have been friendly and cordial. My experience with DelWebb has been awesome. From the sales team to the construction management. Wonderful experience! I was impressed when I first visited the Del Webb Lakewood Ranch. The community is well-planned and maintained, quiet yet full of amenities for active adult residents. The sales representative is very friendly and professional. The construction manager is very responsive to dress issues arose during the construction. Now I finally moved into my dream home!

We like our home very much even with the problems we encountered and the lacking attention to detail. We had numerous delays which pushed our closing back and caused many necessary changes to our timeline. When we did finally close, the home was less than clean and the painting, both exterior and interior, was terrible. I have been spending time repainting, cleaning paint off hinges, grout off tile floors,patching wall divots, and just general deep cleaning. Getting items fixed has been slow and sometimes fixed items need to be refixed. All in all, we love our community and are enjoying our home but the attention to detail was certainly lacking and not up to the standard of our previous Minto home. ... More

Great experience with our first new construction built home

Inexperienced construction manager assigned. We are in this home almost 3 months and have already logged more than 80 punch list items. Construction issues identified throughout the build would have gone uncorrected if I did not insist on fixes while walls were open. Plumbing issues - no hot water in master shower - tile had to be broken to access ports; waterproof seals not installed on shower valves; toilet knockout plugs allowed to drop into pipes causing blockages that had to be manually removed; bath tub not placed on hard undersurface, side of tub is cracked. Electrical issues - no power at fan outlet in guest bedroom - switch not connected; floor outlet not secured to box; exterior outlets connected to interior light circuit; exterior pole light not connected to day/night switch. Carpentry issues - windows and doors are not plumb and not rectangles; front door howles when wind hits it; sliding doors scrape on Schluters - tile extends to far into the door path; one door was cut to allow movement voiding the door warranty. Shower doors obstructed by towel racks; Roof vents crushed by roofers; roofing material thrown from roof penetrated lanai screen and scarred cross member. Screens missing from windows. Stucco not removed from hvac covers, pool equipment, lanai members. Interior walls not smooth finish to hide construction errors. Contractors do not show up on dates assigned to fix problems. Warranty dept is understaffed, overwhelmed with issues and complaints they have to deal with. My patience is wearing thin as these repairs have to be rescheduled and we have to be home when they come. ... More

The build team was responsive and we are so pleased with this experience as we love the home! I would recommend Del Webb and Montebello Farms to anyone!

They sell you a home, tell you the name of your project manager who is supposed to watch over your home, but no one communicates. Sub contractors have no authority over what they are given to work with. Whatever wood they are given they put it up even if it is not good wood. 31 studs had to be replaced. Painters paint over muddying errors. Project managers order things for your home build and other managers steal them. To me this is not good work ethics. I closed April 5 and as of May 24, I still do not have any grass and no prospect or communication about it. Once you have closing and they have their money they pass you off to a customer care person who is an hour away and can’t seem to be reached. I recommend you get your own inspector before the 11th month so you have proof of needed repairs to be finished before your warranty expires. ... More

Our buying experience with the sales team was very pleasant and professional. They responded in a timely manner to all of our questions. However, the choice of materials for the kitchen and bathrooms were limited. The kitchen appliances did not include the French door refrigerator and we had to spend several days looking for an equivalent appliance. Unfortunately, after we moved in, we were faced with very poor quality workmanship — the doors, the window panes, the walls etc, were done using poor quality paints — and painters did an unprofessional job. In the kitchen the stainless steel sink and the counter tops are scratched. In addition, all the LVP floorings are scratched in some areas and dotted with specks of white paint. The small front porch railings are broken. Of course, we will continue to discover other issues with time. However, we would like to mention that the Builder’s Manager was very professional and replied in a timely manner to all our questions and took care of the issues we found during our walk-throughs. In conclusion, we’re looking forward to discussing the above issues with the builders and to the end of construction nearby to enjoy our new home. ... More

interior of home poorly done for price. Came from a Dell Webb built home which was great compared to this. A lot of work was required after moving in and seeing what problems were there with this house.

I was so excited to start this new adventure I may have overlooked the obvious. We bought the castlerock floor plan which is beautiful but has a lack of storage in the master closet and bath. Having a basement helps. There was no light fixture in the flex room. All wire shelving in the house is to cheap for the price of the home. Wall paint should be an eggshell not a flat paint every mark shows and isn’t easy to clean up. Escrow work is being completed and Nick has been very responsive to issues. Great guy!! Kitchen island is beautiful as well as the buffet. Closing was a shock. The builder penalized us for not being able to close on the builders timeline even after they were told twice we couldn’t close until a specific date. I’m ashamed of this multi million dollar company not having the ability to work with the client. So far we are enjoying the amenities that come with the hoa and looking forward to many more years here. ... More

During our first visit, we were greeted by kind caring and knowledgable individuals who had a heartfelt interest in us joining their community. Everyone was helpful and courteous . Our experience started with a wonderful greeting by Sandi...followed by exceptional sales representation by Paul...who helped us select from several great choices. The process simply continued to get better as we dealt with mortgage, insurance, HOA and Guest services... WOW...great people all around. Builder representatives were exceptional. Follow through timely. This is clearly the most satisfying new home purchase we have made...having built three new homes in the past 6 years...ahhhhh... the twist and turns life can throw at you. Much thanks to the entire Del Webb community and residents for welcoming us.. as we embark on yet another life journey. Thank you ... More

It would be great to have options on backyard landscaping when time to close, so front and backyard would be done when you pick up the keys. I know this would be an upgrade but an option in backyard packages would be great.

The total experience of building was a good overall. If I had one complaint it would be the design/ products of the home itself. Putting a dishwasher a cabinet away from the sink? Towel rods put in a toilet room?, but nothing near the shower area? No electrical outlets in laundry, toilet room, pantry (for night lights, irons, room as or plug in sweepers). And no choice of appliances even if someone is willing to upgrade (I am very unhappy with cooktop).

Poor workmanship, bad communication, after closing they are non-existent. Would not recommend Pulte as a builder.

Mike and then Kelly were our construction managers and then a great job keeping us informed. Caryn was a fantastic sales agent. Raul has followed up on everything we have sked for
