Believe Del Web built a quality home.

Our builder,Thomas, communicated superbly with my daughter since I was still living in Ohio. He went out of his way to meet all our needs and to rectify any issues during the building and closing process.

If you don’t mind limited choices, sloppy finish work, and design that focuses on saving the builder money rather than what’s best for the client, then Pulte is the home for you!

Up till close things were great. After close things started to go downhill with responsiveness and house issues. Found a number of issues with the house to include one of the bedroom vents covered in drywall. Cracks to the fine details being missed are starting to add up.

A great home and place to live. Only issues were minor and resolved!

As we were many miles away and unable to visit the site we relied on our Construction Manager and he did an excellent job - sent pictures and kept us updated weekly -Kyle was the BEST !

Our builder was exceptional and was with us every step of the way. However, we had and are still findimg a lot of touch up needed involving painting, missing door hinge, over painting on floors to dead sod outside. The lack of a mounting board or studs to secure our TV to the wall was very surprising given the fact that outlets were installed for the mounting on the wall of a TV. The common areas are very well maintained making living here a pleasure.

The buying process is good. The quality is average. Workers aren’t the best craftsmanship. There are things they should have done for the cost. For example sealing the grout, top coat on epoxy garage floor we paid extra for. They don’t do the clear coat. Major issues were fixed with no questions asked.

There were a lot of initial problems when we first moved into our new home. Thanks to the persistence and dedication of our site manager, Josh, most were taken care of in a reasonable time frame. Working with the warranty people for follow up since then has been good.

I would highly recommend and have the team at Carolina Overlook.

Very nice models with plenty of options but the quality of the actual build and the materials really is absolute crap. I'm sorry... and my Project Manager did an amazing job and responded to everything and went above and beyond. If you are asking me what I want others to know... know that Del Webb is a nice place with total crap quality construction... come see my house and I'll show you crap quality of trim, floor moulding, door installations, windows are not even remotely square, terrible caulking & sealing, and virtually no care at all when painting the exterior or interior. And there is virtually NOTHING Del Webb is going to do about it. Nice place to live though... really. ... More

Very disappointed in the quality of work, and lack of attention to detail! From numerous defects in the baseboards, door frames, unlevel pedestal sink, unlevel window frame in dining area, unlevel towel bar, toilet not centered on wall NX as a result the toilet paper holder is too close to toilet, seam in the island counter top scratches on the cabinets, front door and garage entry door doesn’t seal, threshold from garage to hallway dented, sliding glass door doesn’t seal allowing insects and other pests entry into the home, scratches and glue showing through on hardwood flooring, uneven refrigerator doors, corner of granite black spark in bathroom corner chipped off, sliding door very difficult to open and close, caulk missing around toilet and floor in 3 of 4 toilets missing, texture overspray from walls on door frames! And this is only a partial list of items that need attention. Sparse landscaping with dead grass in abundance. For an 800k plus house, I would expect a better appearance overall! Pulte’s reputation versus what has been delivered has been beyond disappointing, and our expectations have not been met nor has Pulte delivered a quality product. All in all a positive experience. Disappointed that we were not provided hurricane impact windows. Closed with two broken windows - repair person came but did not fix bathroom window based upon anticipated rain but has not yet rescheduled. Other window in flex room requires our shutters to be removed first.

Overall, the whole process was very smooth. Since we were living in Texas during the construction process, there was the potential for much stress. However, our building team was amazing at keeping us updated weekly on what we needed to know. This helped us to feel more involved.

Numerous painting issues. Inside and out. Numerous issues with prepping the work before painting, definitely needs improvement. Numerous instances of spackling splattered onto finished trim, flooring and cabinets and not cleaned up properly. Issues with some rough corners on inside walls. Issues with garnet countertop having two seams within an 8’-2” run. But not in the sample home. Blinds package cost extra money and the blinds in three windows are not level and in one of the windows the valance does not match the color of the 13 others. The customer service was supposed to make an appointment with me to fix the blind issue. He called me on my cell phone and said no one was answering at 124 Fawnwood court. I was in N.J; and called my nephew that lives around the corner. My nephew came over and let the blinds service man in. He told my wife he fixed the problem, but it IS NOT FIXED. I called the service man back on his cellphone (843-295-9176). I told him to call me back as they ARE NOT FIXED AS OF THIS DATE 7/2/23, NO PHONE CALL FROM THE SERVICE MAN OR THE SUBCONTRACTOR OR PULTE. I have pictures of all issues. ... More

When we made the decision to purchase a home in this community after viewing the model, the Dell Webb representatives stressed repeatedly on the quality of Pulte homes. The builders in this neighborhood are in way over their heads, Almost every section of our home had an issue with poor quality workmanship. It was very stressful to see so many things wrong. Blue tape of punch list issues all over our home. We have been here 5 weeks now and there is still unresolved issues. It may take time and they are making progress, but it shouldn’t have been this way to begin with. The price of these homes does not match the quality delivered. Overall, this was a very easy and pleasant experience - from viewing available properties, negotiating the contract, working with the construction manager, closing, and working with the customer care manager. The sales rep, Kialey B. went above and beyond our expectations and really set a high standard for others to follow - DWS should name a road or something after her. We purchased a property that was already complete and there were some issues we wanted addressed/corrected before closing. Although not everything was complete, enough was done for us to close on time. Kyle B., the construction manager, and Oliver D., the customer care manager, have stood by their word to complete everything to our expectations and are doing a great job. We look forward to settling into the community and trust the DWS staff will continue to be professional, reliable, and friendly. ... More

During the building process, we had problems with communication. Improvements can be within the Pulte organization and the home buyer. Be patient, persistent and document. We believe their intent is build a good home.

It is questionable whether final power washing was done as there was mud on the garage floor Cleaners did a poor job of final cleaning. Painters were very careless, leaving permanent damage to flooring and concrete. Cracked windows have not been replaced. French door handles do not line up. Overall quality is not up to the claim of a high quality home.

Rusted natural gas line that won't open for my natural gas grill. Master shower that won't drain because of debris in the pipe. Poor responsiveness to these issues. Another quality Pulte product. At what point do I write Pulte, state representatives, etc.

If del webb wants happy home owners, start with the final touches and make sure the house is at least clean before telling them to close. Regardless of all the things not being completed, that was the most important to me, especially after being told it was done. The plant beds are horrible, almost dead when I closed. I've been watering them. One plant is dead and the grass is dying. I pull my own weeds. I was told I didnt have to do anything in the yard, but I dont want it to die. I still don't know if my sprinkler system is working because I have never seen it come on. The windows are covered with caulk. The final touches are terrible. I've never seen anything like it in my life. ... More

I’m happy with my home and downsizing is a great idea. With everything doing on out here who has time for housekeeping. All my neighbors are friendly and helpful

We were able to select from a variety of homes, sites, and floor plans. However the completion/closing was delayed 3 weeks and the bldg, supervisor told us 1 hour before closing appt he would "personally" stay to complete the 6 minor items still outstanding on the walk through, It is now 45 days later, he has emailed 5 times that be would be over to finish up and has never shown up. This has been a big spoiler to our experience with Pulte, and having checked with many new neighbors this has been their experience as well.

Well worth the investment. Very glad we made this decision.

Pulte disappeared to some extent after closing so things that should be done have taken longer than it should (and some not done even now 6 weeks later). Oh, and that is just about my house. Also problems with the common areas and what they said would be done in terms of the ultimate landscaping.
