Tim was awesome - always available, knowledgeable & got things done. Could not have asked for a better construction manager!

It would be beneficial to buyers if it was explained that you have to put at least another 30 - 40 grand just for landscaping, blinds, refrigerator, washer and dryer. That you make sure you look at everything during the walk through. Don’t sign off on the premium house before that. Hold your breath getting someone out to fix something in your premium home. The neighbors are nice the setting beautiful. I would have been happier to just pay $50000 more for the home and had everything done ready to go.

Our home was 3 months delayed from when the closing was initially scheduled. Overall, we are pleased with our home. There are several things that need repaired and completed. The process to get these things done is extremely slow. We’ve been trying for two months now and nothing has been done. Some of the finish work is questionable. You can tell that the sub-contractors are in a hurry and make lots of mistakes. I’ve counted over 50 drywall mistakes throughout our home. Many missed painting spots and paint on floors, cabinets, trim, etc. The baseboards have several installation issues as well.

When problems became more obvious after closing the response from the customer service group is non-existent. My front porch floods and has standing water on it for days after a rain or when trying to wash off dust. I first put in a ticket at the end of March and 3 times since then and still no response. My garage trim is pulling away from stucco and no response. I can now put my entire hand behind it. I am now hiring an inspector who supposedly has good luck getting Pulte to respond to his lists. More small problems coming up but it is too frustrating to deal with the paperwork so will let the inspection service deal with it. Very satisfied with the final product. The Construction Manager was diligent as issues occurred during construction and with follow-up on the final punch list. The Interior Designer was outstanding.

We are pleased with our new house in Texas. The details were covered by our contractor in time. Thank you Pulte.

We've encountered several relatively minor quality issues since moving into our home with most issues being lack of attention to detail during construction. Warranty repairs have been handled in a timely manner with one notable exception. We have a leak at a corner crease of a gutter near our front door that has yet to be repaired properly despite several requests (including photos indicating the leak).

Nothing is perfect. Considering that the company is in business, one does better not to expect perfection and needs to be able to live with the minor imperfections (centration of things like mirrors on bathroom walls, non-straightness of walls, mirrors and glass doors, etc.). But, they're nice people.

Matt was very easy to work with. Our previous Project Manager was difficult to work with, difficult to get things done. Matt helped us getting several projects accomplished. He was always easy to get a hold of. He was happy making us happy.

The Del Webb neighborhood concept is excellent, and now that the neighborhood is about 40 complete, the actual layout, common areas, etc. are well done. The homebuilding experience itself was disappointing. Many problems and quality concerns were not addressed until the day before closing and then were rushed through and not fully addressed. 6 weeks after closing, most of those issues still have not been addressed or corrected.

The purchasing process was great. After closing, we experience poor communications. The detail to building quality was disappointing. I guess it just a sign of our current times.

From the first time I saw the floor plan, I loved everything about it. My sales agent was so helpful and informative. The construction manager was great. Always kept me informed and took care of any concerns or questions I had. Closing was so quick and easy. I love my new home. I love the community I’m in. I’m home.

My overall experience is good but I closed on my house March 10 and we still do not have window screens. The light switch in our hall closet was placed behind the door so when you open the door you cannot see or reach the light switch. You denied fixing this but when I appealed to said you would send someone to look at it. Thishasnot happened after weeks of waiting.

Overall I am very happy with my home and experience with Dell Webb. As for workmanship, the subcontractors in my experience were careless in their care of my house during construction. For example, when the flooring had been installed, it was not completely covered and workmen walked in and out without removing or covering their shoes, tracking dirt onto the carpet and risking scratching the hard surface flooring. The subs that installed the tile in the master bathroom shower did not cover the vinyl floor, resulting in grout dropped on the hard vinyl flooring. Although the grout was cleaned up, it was not done until the grout had already hardened, making it impossible to completely get it 100% clean. When the garage was drywalled, drywall mud was dropped on the floor and not cleaned up. All of these issues could have been avoided by covering the floors before starting the work or cleaning up immediately after completing the work. As for the value for the price paid, one could probably purchase an existing home with more square footage for less money; however, the builder incentives and HOA benefits help balance that out. Also, it will be interesting to see how often and by how much our HOA fees increase over time. Regarding our HOA, I really like my experience with Spectrum, so much so, that, even though I have pay for cell phone service out-of-pocket, I changed my cell phone provider from AT&T to Spectrum. Our original plan was to buy a home in St George, after making a trip to Mesquite there was no question where we wanted to live, we picked out our home that same day. We are so grateful for the help from Tanya Smith at the sales center, we did most everything by email, and phone calls from Salt Lake for almost 2 months, without her professionalism we probably wouldn’t be here today. She provided us with names and numbers for all of the contractors needed to complete our move in. The contractors provided to us were amazing. Blue Lee was also exceptional, our phone calls and answers were always taken care of at a very courteous, and respectful way, some days I felt like a real pest. We thank you for this beautiful community, we lived our entire life in Utah, but we now call this home. Thank you Pulte, and thank for your entire staff. ... More

My Construction Manager David was a pleasure to work with.

Such a big development executed in a relatively short timeframe by a huge company with poor corporate communication and rigid canned response to the customer resulted in chaos and did not produce a house with the same quality as the on-site sales model. Top down chain of command apparently tied the hands of the on-site construction supervisors to resolve several issus. Some subcontractors exhibited a lack of training necessary to produce quality work. Problems encountered included failure of marketing staff to accurately record customer choices and to consult with construction professionals to accurately describe details necessary to achieve customer-desired results. ... We have purchased four homes, with two of those being new builds. Despite high demand, rising interest rates, and labor and supply chain concerns related to both the tail end of COVID and Hurricane Ian, this was THE BEST home buying experience we've had. Emmett, our construction manager, went out of his way to communicate with us and delivered a very well-built home. The few MINOR finish issues that we found prior to closing and during our first month in the home have been quickly addressed. The transfer over to the care team has been smooth and seamless. We had a plumbing problem and it was handled within hours. Great response and excellent vendors.

Issues are lingering. The build quality is not what was expected from a Pulte home. We feel that Pulte is only concerned with getting houses finished and not adequately addressing issues in houses that recently closed.

Home buying should be fun and this was not. I chose my home lot because of the location and views, not being told that there was a hill and homes being built above me. I paid a premium for my lot and now all my views are blocked. The finishing up my home was delayed over two months, which was very frustrating as I never knew whether it was going to be done or not, and when my move-in date would be. But, when I finally moved in, I love my home, and the small issues have been taken care of. The neighborhood is fabulous and the amenities are beyond amazing. So I guess, all in all it’s worth it.

Pulte homes wants you to use their own mortgage, title and home owners insurance, the title company is high on closing costs, the insurance gave us a quote that would not even cover the cost to rebuild the home, the sales agents are not working for home buyers, they 100 percent represent the builder, make sure you have a legal expert look over the contract before buying, watch the upgrades, the upgrades are over priced and they claim a upgrade on something. Others would consider standard, make sure you take pictures on final walk through and look at every corner, wall, moldings, plumbing, fixtures and cabinets, also more people gave electric dryers, pulte only installed hook up for gas dryers, electric not an option, if buying in a del Webb community with pulte homes, just do your homework and be ready to know they will tell you something and change it later, the community is great, the home building experience, not so great.. ... I have been looking at the Dell Webb home in North Las Vegas for well over a year and I decided to finally purchase one. I purchased it over the phone and also picked out the upgrades from the design center over the phone. I wish I had the opportunity to be here personally to walk to the models before I selected my mother but overall I’m very happy with my purchase. It’s a nice home, and the neighbors are excellent.
