We had built with Pulte in the past so we felt like the experience would be positive. However, we felt SO nickled and dimed this time. The house was overpriced for the quality of materials used. I feel like I bought a $650,000 starter home. Upgrades (and you needed a lot to make it feel like a decent house) were SO overpriced -- $500 for a faucet I can get at Lowes for $200? Seriously? (When we asked why it was so much more expensive, we were told the labor cost drove the price up. But I think it takes the same amount of time to install a cheap faucet as it does a more expensive one.) We decided to go with builder grade for all light fixtures and faucets because it was actually cheaper to buy better ones and pay someone to install them than to go with the options Pulte offered. We also learned, after we picked our lot and were through quite a bit of buying the process, that the sales person "forgot" that our lot had a $2,000 surcharge because it's on a corner. Surprise. Things like that just made us lose a lot of trust in Pulte. Additionally, the fact that the stairwell to the basement, is simply drywall -- no taping, no sanding. Just rough, crappy looking drywall and particle board stairs. For $650,000, you'd think Pulte could have finished the stairwell. On the bright side, working with Luke during the final phase was a refreshing experience. He was so detail oriented and made sure the house was move-in ready when it came time. And when we've had issues (which have, thankfully, been minor and few), the team that takes care of them have been amazingly responsive. ... More

Except for the upgraded HVAC the quality of our 2023 home is not as good as our original 2007 Del Webb home in SCFestival.

Our new house in Sun City will be our second Del Webb home, and we are very pleased with the floor-plans and the attention to details that is included in Del Webb homes.

The process to build our home has taken almost a year from start to finish. The quality of what we received vs what we paid is not equal. We have experienced numerous problems from the get-go. We have a broken truss in our attic that Pulte didn't identify before closing, but (thankfully) our private inspector did. Pulte opted not to repair it, they just added to braces to each side and had the Engineer say it was good. Plumbing is horrible, water pressure is non-exixstent. Discovered from SAWS that it was because the fixtures used to tie into the City water line was less than adequate and equal to what you would see on an RV! We have an installed sprinkler system and instead of tying into the City line, they tied it into our house! The quality of workmanship is subpar at best. Cabinets still need to be repaired. Pretty much everything on our closing list is still unaddressed. It is so bad I started to call them in as warranty work (suggested) and they are EXTREMELY slow to respond. I have been yelled at talked down to by a specific employee and he tried to do the same to my husband, but that was quickly snuffed. Just disappointing all the way around. I would like to say that our last PM (Andrew) was phenomenal. He took a mess and made it less of one. He worked hard and did what he could, but when you have subcontractors that don't care and management that won't back you up (my observation, not his words) you can only do so much. Hindsight is 20/20 and I don't have faith that any of these lingering issues will be resolved at the hand of Pulte. I'm more than positive they will be done out of our pocket which is something you wouldn't expect from a new build and a house that is less than 1 month complete. ... More

Pulte prides itself in their quality and I can honestly say quality is probably furthest from their minds. They are all about the dollar, period! If you are looking for quality, look elsewhere. If you want a run of the mill, but standard home, then they will not disappoint.

Our overall experience is unsatisfactory with the Pulte group. We have many defects that were reported at closing and promised to be completed within 30 days and we have never seen any personnel to date two months later. I would have to recommend anyone who plans on building here to give it serious second thoughts.

We found Del Webb easy to work with, professional, responsive, and personable, which is a rare combination of value attributes even before the COVID fiasco. All thumbs up. Bravo!

Inexperienced, poor communication, minimal follow up on the Sub-contractor's performance (poorly trained) and then resigned from the company without notice to Matt O. or myself, leaving a major void in the building process and delay in its completion. His replacement Tim, was not familiar with our project's history, and only handled the final walk-through, which further delayed us getting to the "promised land". Overall, I would say the only people smiling at the end of this experience were in the brochures and/or web site photos. I understand that Pulte/Del Webb is an assembly builder, but it is obvious that there has been a drastic reduction their products quality and value. Our builder rep, Tim, is excellent. He's very attentive and responsive and our communication channels have been great from the ground-breaking through the closing process. He's very knowledgeable and conscientious and has made the entire home-building process wonderful for us. Thank you Tim!

My experience is that the build took longer (told 6 months...it was 11 mo), that materials were not the quality I was led to believe they would be, design choices were limited, and builder response to complete or fix problems has not been satisfactory.

The title says it all. Our purchase experience with Del Webb was extremely positive. They are very communicative and responsive to any issues and questions that came up.

Pulte failed on quality and craftsmanship.

The builder, Pulte has a great customer communication system in place. The project manager was very prompt and informative on the process of building my home. Everything was done as expected and on time. The community amenities are just now being built and I believe that they will be fantastic and will be beautiful when all the landscaping and walking paths and ponds are finished. Good time to get your home in this community.

The seller was poorly trained and seemed inexperienced. We feel options available we not all explained adequately to us leading to disappointment about our Pulte experience right from the beginning. We moved from a smart home in an upscale neighborhood valued at less than what we paid for this one. Frankly this one is sub-standard compared to that one. The workmanship is rushed and shoddy in comparison. Paint still spattered about, excessive glue on top of bathroom tile, leaking toilet, sod poorly laid and washed down hill with rain two days after we moved in and I could go on. David the builder did come back and had some issues addressed but said we had to go thru our Pulte contact for remaining concerns. Three weeks after contacting Pulte rep someone finally fixed the toilet which had a bolt sheared off. I did the clean up of glue, paint, etc myself and the house light apperently had to be ordered, still not replaced two months after closing. No one has even come by to look at the missing sod issue and how to slow down the rushing water every time it rains. And for a smart home based on electric the breaker box is inadequate to run much of anything beyond the basic appliances put in by Pulte. We put in an invisible fence which pulls regular house current much like a small refrigerator and plugged our gulf cart in and blew the GFI. Also we thought when Phoenix Systems was to set up our smart devices they would be here the week after closing. That who experience was a joke. Not only did no one show up, repeated calls and emails went unanswered. We set everything up ourselves except the wi-fi portals. We also thought a ring doorbell was include but apparently not. They finally came out but the portals still don’t work and no one to date has called us back. I would totally not recommend anyone buy this “lack” of “service” from Phoenix. All in all the Pulte experience has been frustrating and unsatisfying. ... More

Communication when building the home was spotty at best. Love our house once it was completed.

The home building experience was really easy. The only thing we didn't like was that the premium Del Webb charged to make a change was cost prohibitive. Everyone we dealt with though was wonderful.

The best help we received was from Brenan our construction manager and especially Andrea our sales associate! She has been great! and always helpful! I would rate her continuing support as a A+++

The Sun City Del Webb Pulte homes are great designs for living and entertaining. Even though the homes are close together, outside noise is not a problem. The finishing workmanship from poor wood filled with putty, painting not finished, paint splatter on floors and cabinets, poor tile laid uneven. If you have low expectations of quality, this the place to buy!

Overall good experience. Crazy high price increases due to pandemic, but we had to buy. Del Webb and Pulte were great to work with, our Construction PM was excellent even with all the delays, all was communicated effectively.

After you take possession of your new home a 800 number is provided for issues. The recording says allow up to 72 hours for a call back. And company that takes 72 hours to return a call should so re evaluate their business practice. When I did receive a call back the person was very unprofessional. Thank God my issues are minimal because I feel like I’m on my own.

I was very pleased with my experience with buying a Pulte home and the people I interacted with during its construction. Landon did an excellent job as my field representative during the construction phase of my new home here at HCR. Jennifer and Kenny were also very helpful. Landon kept me informed and responded immediately when I had any questions or concerns. The quality of construction is very good and the design of my home is perfect for my needs. I have lots of light which I like. This was a very positive experience. I lived in a townhouse built by Pulte for 15 years before moving to my Pulte house here at HCR and I had no problems with it during that time. I also just sold it for a good price in a challenging housing market. Pulte has a five star rating in my opinion. ... More
