We were scheduled to close in January 2023, but construction was hurried to close on December 30, 2022; not a very convenient time to close/move. It seems the rush to complete the house in 2022 reduced the quality of workmanship as there were many minor discrepancies that should have been resolved/avoided if more time were permitted for completing the house.

The house was already built so could not get options i would have liked . House should have hose bib in rear standard . The kitchen , master bath , laundry and greatroom very nicey done .

This was so very exciting from the very beginning. Working with Pulte representatives Rachel and Cory was the best experience you could hope for. Working together picking out the options for the home was such a pleasure with these folks. They treat you like you are family and that there’s nothing more important than you are to them. Communications are exceptional. And then there’s the construction. Oh how exciting this is to see your dream home being built piece by piece week after week until it’s completion. Danny the site supervisor has just got to be one of the nicest guys on the planet. He addresses any concerns you have immediately and although I have now closed on my beautiful home he continues to check in. Wow where else can you get a relationship like that??!! These people are now my friends and I am grateful. I can’t thank Pulte enough for having all these fabulous people working for them that treat us so fantastically wonderful. I suggest renting in Sun City before you buy. For the transition and timing, we rented for six months before the sale closed. We learned a LOT in the rental about how things worked that we wish we had known when we were making the purchase decision. It all can be overwhelming, determining where to upgrade and where to wait, what kind of lot you'll really be OK with, etc. About two months into the rental we realized there were some things that we did not even know to do that would have made our new home experience significantly better. I'm focusing on what we learned. As for the rest of the experience, the low ratings have more to do with lack of communication, bad information at the beginning (marketing was great; reality was different), design center issues, financing issues (suggest you find your own mortgage company), title challenges, and on and on. If you are used to very high quality materials in your environment you may want to reconsider as you will probably need to upgrade everything after you build. If you are upgrading from a current home and excited to be in Mesquite and live a relaxed, golf cart centric lifestyle, then you are probably in the right place! ... More

Construction Manager and Sales Manager were solid. Warranty Manager was in over his head.

Considering how stressful buying and moving into a new house can be they did a great job job. As with any new home there were a few minor issues and I was very happy how responsive they were and everything was made right quickly.

Detail work was not good. Actually in my lifetime of building 3 homes & remodeling others I have never seen poorer detail work. We have a long punch list. Cabinet had holes & nails protruding & unfilled cracks in the trim. Lots of nails sticking out in all trim work. The trim looks badly beat up in very many areas. Carpet wasn't protected was very soiled from workmens feet as well as paint spills from the painters . They tried cleaning but did not get the paint out or stains out. Drywall not straight obvious bows in the walls. Tile work detail bad in the master bath. They ran out of bullnose so they just used a normal tile. We never had two of our quality control meetings. Del Webb tradesmen need better training. Our sales person was great with helping us to resolve some of our issues. We had 2 construction Managers Dale was the first. He did not communicate or return our calls or emails also he never did the Mechanical inspection or Pre drywall inspection. Next Construction manager was good but was so new & overwhelmed picking up the mess at our home & other homes from what Dale did. ... More

Workmanship is terrible, unprofessional workmanship, no follow-up on listed deficiencies as described and listed in (2) walkthrough's, in October and November 2022 with Construction Manager, Jose, moved into home, December 9, 2022, started calling Jose, no call backs for status updates on short comings on house as identified and listed. Called Warranty Department to get some follow-up, on defects. An appointment was setup for February 9, 2023, with Cabinet Company, Tim, of Royal Cabinets did an excellent job to adjust and complete our original requests for doors, drawers and sliders, all working well now as of 2/9/23, at 10:00 a.m., very clean and professional, was able to answer our questions in regard to our concerns with all of the cabinets as well as fixing all of the issues. We still have some issues with the house inside (interior) and outside (exterior), as listed during our (2) walk throughs with Construction Manager, Jose. ... More

We arrived at our home a few weeks after close. The master shower was not draining, so I emailed customer service. Within 1 hour a CS-maintenance person arrived to unclog--what turned out to be massive amounts of grout hardened. Customer service responsiveness was great; but, why didn't Construction Walk-Thru test all drains, appliances and running water?

The experience I had with westly my construction manager was very good, house is nice, very few issues to mention, and what we had Westly took care of it right away! Good Job

Pulte/Del Webb people always very nice, very helpful and very responsive. The price we paid for our home is just the sign of the times….the Northern VA/DC /MD area is and always has been pricey when it comes to buying a home. We are enjoying our home.

Ask a lot of questions, email everything so you have documentation. Get to site often to verify being done to the specs of your home.

I’m very pleased with my new home!

The home buying experience was excellent. We had a good salesman. He responded to our concerns quickly and effectively. There was one part of the process we were not happy with. We had to choose the home model, lot and lot before selecting the interior options. When we went to choose the options (carpet, tile, attic space, spare bedroom etc. we had to limit our options due to the cost. We asked if we could select a less expensive elevation so we could have a couple of options we could not afford otherwise. We were told we could, but by that time the price of the elevations had increased. It would have been nice to lock in the entire price of the house at the same time. The building experience was excellent. Our project manage was superb. He kept us informed and responded to our concerns quickly. We were allowed to see the house every Sunday. The house is well built. The one item that was not done well was the caulking, quarter round and painting of the quarter round at the floor. It was sloppy. ... More

We signed with Del Webb in April and closed by December. They broke ground in August and the communication and speed of the build were quick. Del Webb's team, from our sales consultant to our building superintendent, were very good and they were eager to address our questions and concerns. We understand the difficulties in building a home and the issues created particularly by the subcontractors. Our home is not unlike others, and we too have a punch list that we will work out with the builder this first year after moving in, but looking at the home quality and experience overall, they did a very good job, and knowing this, we would be happy to build another home with them in the future. ... Easy process, straight forward. We love our home.

Never any pressure during sales process. The unit is perfect for me and beautiful. Moved in just before Christmas. Had a few small issues and the team responded quickly to resolve them. From sales to construction to warranty teams all have been excellent! So happy with all of it!

Don’t close escrow until all things in your home are up to standard. Once you close, they seem to forget about you. They keep building new houses, but don’t come correct/fix things in homes already completed.

Extremely disappointed with finish details and lack of remediation once closed. Nails sticking up in carpet- not covered, very visible drywall seams not fixed properly - not covered, scratched windows, mirrors, and wall tiles- not covered, poor workmanship like nails sticking up on door trim and just painted over- not covered. Thought Pulte was much better than this!

The buying experience was excellent. Thank you to the builder, all of its staff and trades.

Our builder did an amazing job

What started off as a very stressful experience was rectified in a timely manner by my Customer Care Manager. There were numerous issues missed prior to closing and it was difficult having the repairs noted and taken care of. Then my Customer Care Manager contacted me, came to my house, identified the issues and immediately assigned them to the pertinent contractors. Everything was taken care of quickly and efficiently. I am extremely grateful for Patrick and so happy in my new home.

Front of home was not insulated. Can't believe contractor would have moved on from home knowing he didn't complete the insulation process. Also, 1 interior door installed was not the same as all of the other doors in the house. Also, can't believe the carpenter would have installed door knowing it wasn't the same as all other doors. As far as value goes, I believe the price of house which we purchased is now being offered at a lower price than when we purchased.

So far my wife and l are enjoying our condominium. We have been happy with all the community events. The vehicles on the other side of Lyman street are a Real eye sore. They need to be relocated elsewhere.
