My wife and I have had a good experience working with the del-Webb sales team they had a great attitude and there was no pressure to sale. The community is loaded with people of our age. And there’s no shortage on activities, which will keep us. Engage with the surrounding neighbors. It is not an easy task of moving from one Home to another but I can say it is well worth it once you move into a community like this and enjoy the safe and beautiful surroundings of this area at homes.

Look at everything in your house. From the placement of the light switches to the water pressure in your shower. Don't assume that smudges on your floor can be easily wiped up. Do not close on the house until all of your issues have been addressed. It is a very difficult and lengthy process to get problems fixed once you have closed.

Let me start by saying that we love our new home, our community and the environment where we are now living. Del Webb has put all of the basics in place for an outstanding place to retire either full time or seasonally. It is important to know that you are buying a production home, not a custom home. They have some lovely customizations, that we got (many were priced very competitively), but it is still a production home. Pros - The layout of the home, well thought out and planned. - The high ceilings and doors really make a difference. - Simple things, like the number of outlets, really helps! - The "bones" of the house are good (the foundation, CBS walls, etc.). - The organization to help you close and move in to the neighborhood was excellent. Cons - Promises were made on communication that never happened. I learned more about the status of our build from he county building inspector online than from the project manager. Communications is just mediocre and needs improving. - They have so many subs that the individual subs only care about their project. If they break something that is another area, it remains broken until someone who cares fixes it. We had a broken (truly broken) kitchen cabinet 3 weeks before close, we are now 6+ weeks post close and still not fixed. - If you move into an area where they are still building, be ready for CONSTANT trash in your yard (not just dirt or construction debris, but empty cans, bottles, etc.). ... Overall the home is nice but there are many little things that need attention. They did not pay attention to detail. I realize they have many companies building these houses, but the quality is not up to par for what you pay.

Bring your own realtor when dealing with Del Webb. My construction manager was fabulous but the work done by the subs was less than good.

Siobhain our sales rep and Josh our project manager were the ones who made the experience what it was. This is our third new build and by far the smoothest and most enjoyable build of the three. Their openness and honesty made them a joy to work with.

From start to finish, we had an excellent buying experience! Lisa, our sales agent kept us informed every step of the way. Mike, our construction manager, had us on several informative tours while the house was under construction. Both Lisa and Mike sent us pictures to keep us updated. Mike did our walk through before we moved in and addressed all of our minor issues! There was nothing major to address. Since we’ve moved in, the small things we have found have been promptly taken care of by Raul.

Low Quality and low quality company management.

We scheduled an electrician to come for warranty work. Did not call or reschedule. Also given 1 week to get across country for settlement

On the surface, the homes look great. But I never thought one could miss 6 pages of specifications in the contract and get the kitchen wrong. They built the wrong island and missed several electrical upgrades. In their haste to correct the misses, they butchered the pavers in the driveway tracking out joint compound and other stuff that we're still waiting to be cleaned up - promised to be done prior to closing. The warranty folks in Las Vegas say that Pulte laid off all but one manager, so that's why three months after closing, we're still waiting for punchlist items to be corrected. Forget the warranty work. Still waiting on most of that. Sadly, my neighbors have the same experience and I doubt Pulte will allow this review to be posted. Fortunately, there's Facebook and word-of-mouth. My advice - don't close until all defects identified on the walkthrough are fixed. ... More

We love our new home But please Read the fine print of your contract. Sales does not verbally tell you about the fines you can encounter. make sure you are ready to move.

At least 7 punch list items remain outstanding 2 and a half months after closing. Promised a small amount of paint for every color used (unfulfilled).

We have gone through the experience of building a new home multiple times in our lives and I would put Pulte in the lower half. Lennar with whom we have had build two of our homes was much more streamlined. Follow up from them was about the same. I would say workmanship, quality from Lennar was superior to Pulte. Granted, a lot of the build of the Pulte home occurred before, during, and after a significant hurricane, but quality was less than desirable and it appears Pulte cut a lot of corners to help their bottom line. The materials and included extras were also far less optimal than Lennar. If this home was not in the community that it is, and was here in Colorado where our Lennar home is, we probably would not have purchased it. ... More

We have experienced the negative effects of the communication gaps between the various silos within the Pulte organization, their overwhelming focus, with the expense to customer service, of ‘making the numbers’, and how their staff is incentivized. This, they’re follow through , and the construction mgmt team telling clients what they want to hear vs. creating ‘action plans’ for outstanding issues has us questioning ‘what are Pulte standards?’. Thus feeding into the trust issues. Multiple announced closing dates that are canceled at the last minute, construction mgrs that seemed overwhelmed with their work load, expressing desires and promises to be helpful but unable able (or unwilling) to follow up or through with their promises contributes to the lack of trust, and ultimately disappointment. Fully understand the needs of a business to make a profit, but this over emphasis leads ultimately to longer term problems both cultural and economic. More insight into customer service, and monitoring the same on senior manager’s ‘dashboard’s’ needs to take place in my opinion. ... More

Every one knowledgeable and responsive. Home delivered on time. Home buying process very smooth, which was great since we were moving 500 miles.

I would love a do-over. The sales rep did us a disservice by pushing us to not get things done during the build and didn’t offer a lot of things I wish I had gotten. Having only an hour or so to pick what you want in the house with no opportunity to change your mind on non- structural things is insane. You need at least a day to look at the selections and change your mind especially when you aren’t being told about everything. You don’t know what you don’t know until you see it in someone else’s home who had a different sales rep. The finishes are terrible. The quarter round is chewed up and the tray ceiling looks bad. The wood used throughout looks beat up. The painting is awful with flat paint. I wish I had come every day and watched them work. They uncovered the floor with more painting to be done. I am still picking little dots of paint off the floor. I am still doing construction spending thousands after we closed. The punch list was a joke. All those pieces of tape on the walls and other areas was only for show because they did nothing. If my husband wasn’t sick, I never would have closed. We bought one of their high end homes and the quality is poor. The master bathroom shower wall looks horrible. I am going to either tile it like this builder did at its other location or put wainscoting in that area. My neighbor got my black fireplace surround and I got her Marble. It doesn’t match my quartz countertops. Paying to remove it. The fireplace was painted without sanding it. The wood is rough, not smooth. Gonna pay to fix it. I am exhausted. The home doesn’t sell, it’s the community, the lifestyle that draws people. Go every day during the build. Make them fix things before they get to far. Be there the day they paint. They paint…they are not painters. They brush where they should have sprayed and caulking is something they cannot do properly. I would have rather they painted nothing and let my real painter paint at my expense because I am paying him now to re-paint. Love the floor plan and the community. ... More

We dealt with a salesperson at the Del Webb North Ranch named Wister. This individual was impeccable and the reason we did purchase our home. He went above and beyond to ensure that our experience was pleasant. We only wish we would had come to North Ranch and dealt with Wister directly. Instead we had an outside realtor in-between and they were terrible.

We love our new home and the life style at Sun City Hilton. So appreciated the care given to us during the important process of building our forever home by our construction manager, Lance. We highly recommend this to anyone we know interested in a similar retirement experience. Looking forward to enjoying these years with our new friends in this beautiful environment.

I think because there are so many house's being built at the same time some items seem to be lacking. As I have stated in the title above, because of the time frame there is to do the work the finish work was a little off. So much pressure to get things done fast, the care for detail was lacking a bit. Now that being said, it seems very much like they want to get the small things fixed (again, just not a lot of time) in a timely manner. Everyone has been great to work with, they have been supportive of our concerns. Everyone we have encountered have been great to work with and just great people, from the sales on down the line. ... I had good experiences with my sales associate, and also the Pulte Project Manager.

I noticed a price discrepancy the day before closing. Rita responded quickly to send an amendment to Pulte Mortgage with a significant credit to my closing costs.

The lack of choice when choosing cabinets etc. was very disappointing. Also we will need to replace the tub and asked to just leave the tub out. This request was refused. The powder room is barely functional. The toilet is way to close to the wall as is the sink on the other side. There is barely room of the sink for soap. If both would have been closer to the middle it would be much better. Currently we can not use the toilet paper holder and I doubt there is enough room to put a vanity over the sink for storage. I am so happy with my beautiful new hone. The team was very helpful to make my purchase experience as smooth as possible.

We love the community and like our house, feel it represents good value for money. Our biggest concern was the time it took to complete house from signing contract, essentially 15.5 months. While we appreciate the challenging environment we’re disappointed in extended built time. Additionally, would have appreciated more communication with Pulte re build progress. A timeline with milestones would be a great help Now that we are in our home initial impressions are good.

I've been here 2+months. There are several things that still need to be addressed. Some have been addressed. The lawn is terrible. Very unhappy. A lot of the lawn was very dry or dead. After 6 weeks it is full of weeds. There are a few things that have not been addressed such as: railings on the back porch, outside paint that needs to be retouched, concrete that needs to be ground done, etc.
