After the initial deposit on property it took almost 4 months to begin building. The whole process from start to finish was 1 year. Closing date was always "up in the air" and then informed of the date only 3 weeks before. Unacceptable in my opinion. Final walk through, before closing, still needed a number of things to be done. We were happy with our construction site manager as he always kept in touch once the building process started. Not sure if I would recommend Bay View Del Webb to others.

Many finishes were incomplete like having cabinet flooring under the sinks, unfinished details, ie., areas left unpainted, laundry room should whave cabinetry, for the costs. Responsive to issues is slow to incomplete. I did have wonderful luck when I reached out to Tim. He got my broken dryer fixed within a day while the people I was directed to have not responded. Issues are small but te cracked gliding window still remains broken with no one getting back to me.

The biggest issue is that our address does not appear on google and we have had nothing but problems with changing our address and getting deliveries. Currently important medication has been delayed by Fed Ex and may still be delayed because our address does not show up. Del Webb should put all street names in computers and systens before selling homes. Overall the home is very nice.

Our whole purchase, construction and closing experience was painless.

From the very start our Sales Agent, Valen was incredible. She helped us with our lot selection, answered our many questions, checked in to ensure we were happy and was very customer focused. Our Field Manager, Frank, was very professional, listened to any concerns we surfaced and ensured everything was done to our satisfaction. He followed up after our settlement to ensure we were happy and even came over after our closing to fix a minor item himself. The reason we gave a 4 instead of 5 under "quality of workmanship & materials" is some products had to be substituted due to the industry's supply chain issues (i.e., aluminum windows vs. vinyl). Our sales person was good to work with, knowledgeable and detailed. Construction of the home was slow, it took just over 1 year to complete. Our construction Superintendent was attentive during the build, however, Anthony has become non existent post build. The same can be said for his manager Ron. Text and emails are not answered, very unprofessional! At the suggestion of other residents of our community, we had our home professionally inspected within 30 days of moving in. To my slight surprise there are numerous defects including roof, hvac and windows/patio door. Build quality is definitely not what I consider workmanlike across the trades who built our home. In defense of Pulte, this is a sign of the times we all live in since Covid arrived. Not enough workers which results in unskilled labor working in a “ hurry up” get the job done situation. This is just my opinion of course. In our case the home has too many repair needs and should have been inspected pre-closing, and defective issues corrected. My hope is that Pulte’s warranty division is better than the build division. I do not consider myself a “whiner”, I just call em like I see em. ... More

The majority of my contact has been with four individuals (Michelle, Susan, Max and Deborah) every last one of them were outstanding: competent, friendly, knowledgeable and truly cared about my needs and desires. Communication was always timely and thorough even though I was an out of state buyer. I’m in the post closing stages now, and they are responsive about addressing an issues that were bound to happen in an endeavor such as this. I had just a few disappointments in what options they offered and some of their stuff doesn’t seem current to todays trends: no sealer in the grout, no photo sensitive coach lights or motion sensitive outside security lights…. But, in the grand scheme of things, these items can be worked around. Timing-wise, they missed backend of my initial 3-month closing window by a month, but a hurricane did roll thru and there were supplier and contractor labor issues that I imagine most builders are encountering. Overall, we are very excited to be in our new Del Webb house and community in North Myrtle Beach, SC. Our experience throughout the process has been very good. Our project manager did a great job in working closely with us to address and resolve any concerns before the house closing. The follow up with minor issues has been handled in a timely manner. We highly recommend our Del Webb community to others,

I love the Del Webb community and all the opportunities that is creates. The issue is after the closing and the follow up with warranty issues.

Not a great experience and not a great value for the cost. Weeks of delays, terrible communication, crooked walls, shoddy patch ups, unresponsive project managers, holes developing in the lawn, late delivery of the home.

Whatever date promised, add months. Need to watch every step of build as corners are cut by subs ie insulation not at appropriate lrvel, included features missing. Oversight of sibs and standards are lacking, ie trash behind walls if you open them up. Paying for the community, certainly not the quality of the home.

The "bones" of the house seem to be really good, but the finishing was rushed, and quality of the finishing was lousy as a result. Closing on the purchase was delayed, and they were unrealistic in their completion schedule. Late notice of delay (on the day of possession!) caused a great deal of difficulty. I think it was unnecessary, but their need to capture the sale in a financial period probably drove the process. I hope it was a consequence of supply chain/labour limits. My advice is that if it looks like a lot of word to complete in the time frame "promised" it probably is. Plan accordingly and resist pressure to stay on their optimistic closing schedule. Quality of construction is very low, overpriced and low control of process, a lot of waste of material. Good looking models and beautiful community attract me to this place. Convenient location.

We would definitely recommend Pulte to family and friends.!

There were numerous things wrong with this home prior to closing. We brought it to the attention of the on site people in charge and they assured us that the item would be repaired BEFORE our closing date. This did not happen. We still signed with a list of things that needed to be done and were told 2 weeks - it would be all done. Over a month late and very little has been done. The warranty person is now involved and working for us BUT why would it be warranty when it was wrong prior to closing. Empty promises! Also - there are things that we were told that our home would have that after it is all said and done - did not come with the final product. We chalked it up to maybe we misunderstood however - too many things and other employees of the builder/seller telling us this has happened before with other sales expectations. Would not refer Pulte to anyone- Del Webb on the other hand has been wonderful. Neighbors and Employees of the Meridian are wonderful. #disappointmenttosaytheleast ... More

Our salesperson Brendon was great. As for quality, every outlet I’ve used in the house, when I pull out the plug it seems as if the whole outlet is going to come out. I open them only to find out the sockets are not fully screwed in. So now I’ve been going around most of the house screwing in outlets and switches. We had other similar issues like a big whole around the doorbell hidden by the switch plate. I had to fill it with concrete. When it’s chilly out, our windows get totally moist. You can’t see out of them and they leave puddles of water on the sills. I was told that’s normal. I’m pretty sure it’s not, but they are hoping it doesn’t get too cold here. I have more, but I’ll stop there. Another thing that really bother me after moving in, was the garage door opener. It didn’t work properly. I asked for help repeatedly. I was told it was an internet issue. I assured them it was not. It was broken and won’t connect to the internet. I got that same answer a couple more times. I then went to the manufacturer directly and they fixed it for me. I bought a new home so I would not have to deal with stuff like this. If I wanted issues, I would have bought a resell house and saved a lot of money to deal with issues like this. Value for price??? Well people will say we bought at a wrong time. We paid a lot more than our neighbors moving in just a couple of months later. I know the market goes up and down, but we also did not get appliances. Now less than a month later the homes are cheaper and are now coming with appliances again. Seems like we should have gotten a rebate or at least been given a fridge now that they come with the homes again. Finally, responsiveness to issues. Well Mike comes out fast, but nothing gets fixed unless it’s a small issue like getting paint off the lights and replacing the missing screw. Issues like the window, garage door and our loose door handles, the response is that’s normal. Let me be clear, we love our new home because we designed a beautiful home with a lot of upgrades. I expected some small issue like we had that I did not put in here, but we bought a new home to enjoy it, not to be on the phone handling issues. One last issue has to do with dead trees on the property. I have two huge palm trees that are dead. I stare at them every morning as I eat my breakfast at the table. I reached out to the HOA. The landscape company came out and agreed they are dead, but no word back from HOA. I mention it here, because the HOA it still run by you guys and not the home owners yet. FYI, if I look to my right, there is a big dead tree on my neighbors as well. Not sure if he has reached out. I hope not, he’s been in his home for like 5 months before us. I hope the wait time is not that long to get things done. Bottom line is I would not highly recommend to my friends to buy in Del Webb. We have a friend currently looking at homes now. He is a snow bird. Because of that and the fact he will not be around all the time, I told him I don’t think this is a good fit for him. I’m hoping as time goes by that may change and we can tell our next set of friends to move in here. ... More

My construction manager Ian was outstanding!! His attention to detail was superb. My home is wonderful thanks to his expertise

This is our third new home we have purchased. Based on prior two, this one lacks serious attention to detail. Builders main concern seems to be to close on homes as quickly as possible and neglect craftsmanship. Issues such as remaining paint splatters on floors, seams in cabinets with gaps, several floor boards were installed with clear damages, leveling of outdoor grassy areas, tiles grout with uneven colors, granite countertops with very rough surface to point a few. Overall a nicely designed home but could have done better.

My experience started with my saies person. He was not helpful with information I should have been told in purchasing my home. Then to the design department. I asked for some upgrades that she did not list and I missed due to the complication of the forms.. Then to poor construction concrete, drywall, etc. Then to first inspection contractor did go over electrical. Then to closing was was scheduled for 9-30-22, then 10-12-22, then 10-25-22, then 11-8-22, then 11-30-22 and finally 12-2-22. Not once did my sales person contact me with the changes. I had to contact him and was not given information as to why the delays. I had to change delivery of refrigerator and my furniture each time. Walk thru no heat, dishwasher didn’t work, drawers didn’t close, holes in drywall, closet doors did not line up, master shower did not work, etc Contractor said these would be fixed before I moved in and that was not true. Left message after message to Pulte and no return calls or text messages. As of today 2-2-23, I’m still having these items to be fixed. So no I’m. not happy with Pulte. Our construction manager Roby was terrific!

The experience was excruciating. Like surgery without anesthetic.

The entire process was very disappointing. I would never recommend anyone to buy a house from DelWebb.
