The sales team was very informative and responsive to all our questions. We received regular updates throughout the building process. Still waiting for the original punch list to be completed and additional items since moving in.

The buying process was easy, but I’m disappointed with the workmanship. The house seems to be structurally well built. The quality work performed by the employees hired by the builder is another matter. The paint job is one of the worse I’ve seen…paint drippings dried up on walls, on the floors, on the door frames, etc. it seems to me that they use paint to hide other issues and hoping that the buyer won’t notice. I expected much better quality based on the price I paid! Within 3 weeks of moving in, I’m having plumbing issues. I have to shower in the guest bathroom because my shower doesn’t drain. Some people might say that’s not a big issue, but this is a BRAND NEW house!!! I have several friends that have been in their houses for barely a year and flooring had to be re-done, causing the great inconvenience of moving out while floors are fixed…to me that’s completely unacceptable! We paid a lot of money for these houses and the expectations of the workmanship should be as high too. I’m praying that I don’t discover as many issues as some of my neighbors/friends have, but, honestly, I’m not too hopeful. I give credit to the builder that they do fix the problems, as they should, but come on!…do the job right the first time around without cutting corners and avoid the cost of redoing things and inconveniencing the buyers!!! ... Experiences with employees of Pulte and Del Webb were outstanding. For the prices Pulte charges we could have built a quality custom home elsewhere, with quality finishing touches, and the ability of being able to choose a number of custom features. The manner in which the lawn and soil are prepared for sod is horrible as is the installation process. Options are too expensive and too limited. We chose Del Webb since we wanted a senior only community and one that offered a large number of activities and two pools. I think the home is well built but the finishing work leaves much to be desired. The finishing work complaints seem to be ones also echoed in other Del Webb communities. Also, is no reason why cement cracks should appear within three weeks after cement is poured. Perhaps the company pouring the cement should use a good strong quality concrete, use the right amount of water in the mix, use an experienced team than can work with a stiffer dryer concrete mix. Yes, it will cost a bit more but you can pass the costs on to the purchasers. You will have less frustrated customers because at this point I have heard people wonder if the concrete in the slab under their homes has also started to crack. I guess Del Webb does not care about such complaints, since nothing has been done here or in other Del Webb communities where friends reside. Fortunately the Pulte staff and Del Webb staff are remarkable to work with before and after the move in. Our construction manager was great and very responsive during the build process. The breakdown is the AFTER closing, just resolving issues with construction and things that wouldn't necessarily be noticed until living in the home. i.e. our pantry shelves were not attached to ANY studs. Had to have drywall removed and supports put in and new shelves installed.

We bought at a time where supply chain issues were present and houses couldn’t be completed fast enough because of the demand. Having said that, between our sales agent, Valen, Joey, the field manager, Natalie, in warranty, Susan InDesign, and others. I thought that they do an amazingly good job, and they’re very detail oriented to make sure to see the jobs to completion! If there was anything wrong, it’s been addressed in a timely fashion so all in all, enjoying the whole experience, and our home! Looking forward to the amenity center opening before winter’s end so it can be enjoyed by all.

Very professional and up front during the entire process… We were looking for a place and a home to spend the rest of our lives and we found it.

Overall experience was very good. Sales person Danelle was awesome. Had some issues with the house. Incorrect kitchen faucet, and 4 interior doors that were incorrect. Had an electrical problem in the garage. A few fit and finish items as well.

Not pleased with some of the workmanship/material and cleanliness of the workers otherwise all is well and responsive team

Wasn't as great as I expected

Holding out on rating the builders a five star until we see if they fix the water issues many of us are having. We bought in here because there was a very low possibility of any flooding. But...in the two months we have been here we have seen some very real issues that could cause major problems. Apparently, Pulte is on it and we hope that they find a resolution. Then ...five stars!

Pulte seems to rely almost exclusively on subcontractors. My opinion is that these contractors need to me managed a lot more than Pulte is doing now to improve on their quality of work, productivity and consequently on their cost of work. The construction manager is stretched too thin. More supervision and overnight of subs definitely required.

I have been very disappointed with the response for warranty work. My garage door does not work properly. Was reported two or three weeks ago - still no response from the garage door people.

Not enough qualified and experienced tradesman out there to get the quality as expected. Just take a look at your customer care center and look at how many follow ups for building flaws there are. It’s rediculous. Do it right the first time or don’t do it at all.

Keep an eye on the workmanship!

Most issues are dealt with in a reasonable amount of time. Others take an inordinate amount of time and followup.

We were so lucky to have the superintendent assigned to build our home. He was empathetic to us living across country and very responsive given the state of labor and supply chain issues

Not going to lie, buying a new build can be very stressful. you think it will be easy because you get to pick what you want but that is the hard part. Upgrades are not cheap other builders include things this builder does not and vice versa. Highly recommend having an inspector come with you with each walk-through you will miss things and after you moved in it takes a bit to get things fixed if needed or if even whether it’s determined part of warranty or not. But overall the house is pretty, would prefer a different lot but of course everything cost more. The community is great and overall so far Del Webb has been accommodating. ... More

The hvac system had issues with the heat and after they fixed that the air conditioner didn’t work now it is just noisy. The drywall and painting team has been in to fix several places and then paint. The landscaper did a poor job in the back yard.

For the most part working with Pulte was a good experience. However, we were never informed about the location of support posts in our finished basement. Now there is a post/column 3 feet from the center of the stairs. Very poor planning and very unattractive and the people we’ve talked to say it would have been easy to move this post a few feet away. At closing we agreed that there were 5/6 issues that still needed attention: 1. Our contract states the the cold air vent which is high up in the entryway would be moved down closer to the floor. 2. The screens in several windows do not fit properly along the bottom. There’s a gap where insects can easily get in. 3. Our refrigerator is still not installed. 4. The master shower door is not installed. 5. A spot of crown molding needs sanding and repainting. The furnace room and sump pump rooms were never cleaned up so we have had to remove debris left by the workers. We understand that our addition has a number of houses that are in the final stages so the contractors are busy trying to finish all these properties but it is now 5+ weeks since our closing and none of the above issues have been resolved and email, calls and texts go unanswered. It’s a beautiful and well-maintained property so the lack of attention to the above issues is disappointing especially since our house is over 4000 sa.ft. and has upgrades throughout. ... More

I love the floor plan of my home, though some of the workmanship was shoddy and messy. For example when the tile flooring was laid, the tile guys taped down thin cardboard to protect the tile & grout. The contractors, after the tile guys, removed the cardboard and made a mess of the flooring throughout my home. I had to hired a company to clean the tile and the concrete outside the home.

A REAL BEAUTIFUL COMMUNITY !!! Michelle our sales person was excellent. She was always there. If we had any questions during the build process she answered them. She was so polite, understanding and very professional. Our site manager Mason was on target also. He kept us updated every week with emails, phone calls and pictures. NOW THE BAD !!! Our walk through punch list has not been addressed to our liking. We are still waiting for things to be done or items to be received. We are promised results but none are being granted. We are living in our house now for over six weeks and only a few things have been done. We realize there are some supply issues but other items can be resolved with a little more initiative. The workers are very professional and respectful. We just wish they would show up on time with the right items to be fixed or installed. ... More

The whole building process went very smooth for me. My building manager did a really good job of keeping me informed on things. The only negative I have is that once you close, you are kind of forgotten. I've been in for over five weeks and I still have a list of small things that need to be done - and several touch up paint issues.

The overall purchase and closing was great. No issues at all. The overall home and the build is not the same experience. The structural portion of the hoe was solid. The cosmetics of the home and workmanship was not as expected. Very disappointed in the cabinets damage and the paint and sparkling job.

Very communicative with me as prospective owner.
