You do not buy a house you buy the neighborhood experience of an active adult community. If you are willing to get involved in everything that is offered then it is a great purchase. If not you can build your home substantially cheaper. That said our community activities can extend your lifespan

That everything is a upgrade, I found I could not get what I really wanted, because the smallest thing was a upgrade. Therefore I am not as satisfied with my home. I guess I really couldn’t afford this home , so I would make sure my friend and family understands before buying here.

These homes have nice design factors.

Home was built too quickly. Workman ship is very low quality. No hot water in master shower since Dec 23 Finally repaired on Feb 9. Settlement was Dec 23. Poor quality assurance. Someone should have checked for hot water.

Value is great. Could do a better job on issues after closing.

Adam M. went above and beyond in helping us with the buying of our new home, as we were in CA. With Covid 19, we were unable to come to TX, so Adam went out weekly to take pictures of the progress of our new home and was in constant contact with us. We were not able to fly out for the closing and signed docs online. Was not present for walkthrough, but sent a punch list of what we saw in pictures that needed to be corrected. The contractor said he did the walkthrough, but it was very apparent that that was not true as there was no battery in a smoke alarm and was beeping until we went to buy and install a battery. Was very disappointed when we moved into our new home, as it was not cleaned. Had to sweep, vacuum, dust and clean paint from tile and grout throughout the house before moving anything in. Many items still need to be redone, builder should have taken more time and pride in the quality of work.. Want you to know that even though work still needs to be done, we love our new home! ... It appears that some materials were not up to the upgrade we thought we would have. Also, due to delays on other items, it appears some work such as carpet installation should have been delayed until the cabinets were installed. Also, having an issue with the upgraded tile we chose for the house. It appears to be substandard and chipping for no apparent reason.

We love our new home. We enjoyed watching each step of it being built. Everything went pretty smoothly. Since being in our home we’ve had issues with our doors. I sent an email and still nothing. So a little frustrated with the lack of response. But all in all we’re very pleased with our new home.

1. Home is cold, even with double panel windows you can still feel the cold air coming from the window. NOT energy efficient. 2. Complained early on regarding kitchen sink, builder refused to change. 3. Yard uneven and unsafe to walk, not leveled properly prior to sodding. 4. Home not cleaned, paint spackle on floors, faucets, etc. 5. Interior doors show uneven areas with dents, and not painted well. 6. Should paint garage without extra cost. Home floor plans are beautiful, but construction, home energy and landscaping are in need of better quality control.

Working with Ken in sales was really good, he kept us informed about the progress of our home up till it was finished. Our building Supervisor Kohl kept in touch with us on each step of the build and corrected any issues that we had along the way. Right now we're compiling a list of items that need to be corrected and will wait and see how that is handled.

Love the house and neighborhood but finishing work is a concern as is handling of incorrect grout color that was recolored versus removed and redone.

Give yourself plenty of time for the mortgage process, it is slower than you think.

Pulte Builders on time and easy closing.

Builder was very good. The representatives of builders were excellent. Contacting the association and sub contractors need some improvement.

When we moved into our house, we were angry and sad. We would have moved out, but our former home was sold. The craftsmanship was very sloppy! I would not recommend Pulte to my friends.

Warranty is less than desired. We bought a new home and have cabinent issues that warranty does not want to resolve prior to the 1year. Scratches all over appliances that make them look used! In a brand new home!

I love my neighborhood however the building process was rough. The project manager hardly initiated communication, I always had to ask for updates. When issues were found and brought to his attention I was told " that's normal" however I am familiar with building code and they were not following code.

We felt we needed to keep an eye on the building process. Subcontractors were slightly below average and construction manager, to us, is really a project manager. There needs to be more supervision of trades (such as uneven floors, appliance issues on day one, some doors were uneven, touch ups and prior cleaning were not done prior to closing as promised.) Expected more quality for the price point. Nice neighborhood.

I used to have a Del Webb winter home in Palm Desert, California. It was beautiful! When I saw a Del Webb community in Minnesota I was ecstatic! Everything started out great! Once we moved in we had issues. Our floor popped up in the front foyer, we had rain come under our back door and it ruined that flooring, tar in new driveway sunk in spots, main shower drips, waves in trim outdoors, substandard paint used on walls throughout house…. We had someone take out damaged flooring, but that was almost 6 weeks ago! Calling customer service has been a nightmare to contact. There is a recorded message for customer service that says they are “at a meeting”. I paid a premium price for our lot and our guest bedroom is 12 feet from the neighbors garage. Don’t get me wrong, we love our home, the community, and the amenities. However, we wish we could get our issues resolved. We do have a year warranty but some things shouldn’t have to wait a year. Rush to get house done originally told would completed end of August closed 6-05-24 Not happy with workmanship of sub contractors seems they do quantity work instead of quality work, poor supervision during construction now have to stay home for subcontractors to come cack & make things right

WE are very disappointed in the quality of workmanship on our new home. We have been in the home about 6 weeks. Since then we have had electrical wiring issues that could have caused a firel Additional wiring issues have been found while making changes to make the home ours. We were awakened at 6:10 am from sleep when one of the blinds in the master bedroom fell. A review of all the blinds in the home revealed that none of the blinds were installed properly and could have fallen at any time. The master shower pan has a chip in the corner. we discovered a broken spacer in the grout in the master bath floor. The drain in the upstairs tub is stained. There is paint on many of the faceplate covers for swithches and outlets. It is clear that the faceplates were not removed before painting. Water flow from both hose bibs are low. A high quality impulse springker cannot be used because there is inadequate flow to make the sprinkler move. (I would note that a home in back of my home uses an impulse sprinkler and gets great coverage and no problems.)
