Irrigation system issues

My only real complaint is that the irrigation system was broken and running non stop for several days. I contacted the company who Del Webb subcontracted to install the irrigation system and they never returned my calls or emails. This went on for weeks. I ended up having to get a family member to fix the valve so it would stop running 24/7. My water bill was very very high. I would recommend Del Webb stop working with Performance Irrigation as they are completely useless once you close on your house. Everything else was good.

During construction the response was amazing and items were quickly restored. Here we are a little over a month and that amazing responsiveness is gone. We are finding minor issues and keep getting told too bad. You missed during walkthrough not our problem. Once papers are signed seems to be a totally different company to deal with

Every choice one makes is a BIG $$ upgrade. Kitchen sink’s sprayer with a plastic hose. Awful. The laundry room all in one faucet and sprayer is much better than the kitchen. The light and vent fan controls over stove are so high I can’t reach them, so they’re not used. How is one to clean the huge MBR shower without having a handheld hose? The shower head is too high. Powder room sink is so small, soap bottle falls off. Time to use wide spread faucet and handles, and get rid of the cheap all in one type. Some wire closet rods are so high, I can’t reach them. The home buying experience was positive, and our builder representative(Marvin) was very kind\good. We have been in now for a little over a month, and are surprised and disappointed with the quality and workmanship of the finishes. It appears that "speed" was more important than quality, finished, product. In addition, we have just had to call the customer care line as ALL of the toilets\drains\tubs\showers have backed-up. Not the first impression we were hoping for.

Poor repair response from dell webb

It is difficult if not impossible to get a resolution to problems. I will list three issues since moving in 1 while cleaning secondary bathroom doors the inside glass door fell off the track. Causing a chop on the lower part of the door. It was difficult vtobreplace the door in the track. After submitting pictures to dell webb Pulte they refused to do anything to the door because they claimed we broke it. 2. Sounding tray in cabinet was off the track submitted a request for repair. I was told the construction manager would come by to fix it 2 weeks later a friend fixed it. 3 ...

Elaine in the sales office was great and Nate in the loan office was also great. As for the house being ready at close it was right down to the wire. The house looked clean on top but wasn’t that good once we started looking around.There was a lot of talk but not much getting done and things we bought up that needed attention were not finished.

AC issues

AC was was a horrible design in attic. Sent from Air handler to one large box that fed the main room. Then the back of house and extra rooms were were fed off that main box. So, neither area gets proper air. They have been out 3 times. Just a bad design. And we found out installer did not put enough freon in system. Really just a bad design and bad effort all around

The quality of the people is great, very friendly and welcoming. We had the whole interior of our home repainted and some drywall repaired, we paid out of pocket for that. We still have an exterior wall that needs paint also. I do not believe the house was cleaned after construction, I am still finding drops of paint on countertops and dust that should have been cleaned prior to us moving in. But I will say overall so far we love our house I just wish there was a little more attention to detail.

Preclosing was wonderful. Postclosing issues remain yet unattended. Twice in the last month warranty issues were submitted, paperwork indicates to expect a response within 2 days, elapsed time now 5 weeks with no acknowledgement of receipt or course of action. Very shoddy. Very disappointing. I’m considering what my next actions should be: Physically appear at the office? File in Small Claims Court? Arbitration? Local news media? Maybe you guys have a suggestion?

We had some items that needed to be redone such as caulking, scratches on glass, and painting - these were taken care of. However, we bought a home with all new appliances, since day one our refrigerator has a loud humming noise. The builder sent out one person and he said they are supposed to sound like that. We made it a point to go into other homes that are for sell in Del Webb to listen to the refrigerators and none of them sound like ours. Our experience with the sales reps, both Pamela and Bob at DWOC were great. They were very attentive and helpful throughout the build process. Also, our Project Manager Daniel was excellent. Great attitude and thoroughness with us every step of the way. Unfortunately, we aren't impressed with the after closing Customer Care Team in regard to one person who has handled the issues that arose after closing. We've reported things that needed addressing and their lack of follow through has made this part of the Pulte experience frustrating. There needs to be some accountability in this area, ...

The overall experience in the build and relationship with our construction manager Christian was excellent. However the workmanship by the trades and the quality of the materials used especially the doors, cabinetry, paint and overall finishes are disappointing and in my opinion subpar.

We have only been in the house under 2 months now and we are happy with our home which was a spec home. We like the lot and sitting on the patio at night enjoying the views. Other than wishing the lot was bigger and the house had more closet space we do have some minor complaints: 1) The garage floor is pitted throughout the garage which is going to require an epoxy coating to hide. 2) There are a few light switches in hard-to-reach places. 3) The trim painting must have been water down since it has very little gloss/shine to it compare to the touch-up paint that I purchased. Love the floor plans, place is very nice. Salesperson did give us some misinformation specifically that the water and sprinkler system are part of HOA and that the taxes would be 1900 per year. At closing we found out the irrigation system is our responsibility and the 1900 taxea is onlyy for first year the it goes up because the house was built. Would not of changed our minds but ho eaty took a hit.
