Commitments to dates and handling issues leaves a lot to be desired

Overall experience was fine, but mortgage transactions were a bit exasperating at times.

Quality standards could be improved but better than other builders. Energy efficiency is also lacking - Minimum requirements only.

Our construction manager, Jacob was fantastic. Although we were over one thousand miles away, he kept us updated through weekly emails (with pictures) and phone calls. It was as if we were right there! During our walk-through prior to closing, he helped us identify a few minor issues and then he ensured they were corrected before closing. He really cares about those of us who make his houses our homes. We were truly blessed to have Jacob as our construction manager.

If I'm being honest, I found the builder rushed the whole process and was far too intransigently rigid, from the time I won the bid to the time the home was eventually completed (behind schedule). And no one ever bothered to provide me with details of the process, incl. Design Center expectations, or HOA requirements (such as finishing the backyard within 6 months). The builder prematurely set a "finish date" (before end of November), but they still didn't have the home ready on the date they set. I offered to give them time, but was assured the home would be ready. So I was asked to come down to close, but the house wasn't ready -- it didn't even have toilets, carpet in certain rooms, no water meter, etc. I wasted two weeks waiting and it still wasn't done, only to return back home (with no compensation for my time and costs). And then I had to spend money flying back a week later, but it still had uncompleted things or issues that needed fixing, but I decided to close anyway mid-December as I had already wasted enough time and money. Due to rushing the whole process, I found the quality of workmanship was exactly that -- rushed, with flaws and other problems that still have to be corrected. I appreciate the apologies from the Sales person and Construction manager, who did their best. But whatever rigid "corporate mentality" that exists to meet a quota deadline, it needs to change to make the process best for the customers purchasing the homes -- by having the home actually "done" before asking them to close. If it's possible to change the rigidness of construction upgrades, that would be appreciated. I lost the original bid, but two weeks later was told the person who won backed out. But I was informed I had to accept whatever construction upgrades the original bidder selected as they could not change anything. Although I offered to pay more for the changes I preferred, the Sales person said it can't be done. So, I accepted, even though I wasn't happy about that. Lastly, why the builder would close homes located in the middle of the construction site (on the same street) is beyond me. It would make more sense to finish and close homes at one end of the street to the other. Instead, I had to drive past construction material all over the street, ease around trucks, tractors, etc. to reach the house in the middle to meet with the Construction manager. The workers didn't bother to clean anything up. In the process, I got two nails on the side edges of one of my new tires (which only occurs on a sloped sidewalk, such as at the construction site). It couldn't be repaired so I had to buy a new tire. When I asked for compensation, they said they don't offer any (as they said I could have gotten the nails anywhere). I told them I'm forced to drive through a construction zone to reach the home, which isn't cleaned up of debris, and having to drive up sloped sidewalk to avoid their trucks, so the only place I could get nails in the side area of the tire is at Del Webb. So, I would definitely say my "new home experience" at Del Webb isn't everything I hoped it would be. And it appears there were others (some who sold their homes based on the expected closing date, thus were ready to move in, or those who stayed weeks in hotels waiting), so I think Pulte / Del Webb management needs to adjust it's mentality to make the "home buying experience" one that is more enjoyable and less troublesome (or traumatic for some). ... Walkthrough-filthy from construction (not cleaned) kitchen trim missing, no shower doors or mirrors, no screens on lanai, patchy concrete garage floor, closing delayed a week. After move-in 4 different tiles on floor, carpet cleaned but stains returned. Neither front door or garage interior door hung correctly, 1 1/2” space between front door sill and pavers, blocked cold water faucet, no hot water MBath shower, crack in ceiling, white line above all baseboards, windows very hard to open and one I can’t, stain on counter tops, windows never cleaned although I requested. Seemed more complicated than our previous home purchases but our salesman has been very helpful. Main dislikes are the appliance brand installed, the rough tile work, and the high tech entry and package retrieval systems. There have been glitches. So far the grounds are nice and building upkeep are good. Workers have been great.

It has been a seamless experience; any minor details have been resolved in a prompt and timely manner.

The sales manager and construction manager are very responsive and taking the action on it once the issue has been reported.

When you move into a 55+ community, you are not only buying a lovely updated home, but you are also buying the lifestyle of activities, maintenance-free lawncare, and a built-in group of friends. That being said, you will encounter issues with your home, as you would with any new construction. This is not a custom home that you can tweak and modify. These are homes that are built quickly and to standard specifications. I have found through experience with Pulte/Del Webb that they are reasonably responsive and will take care of the majority of issues within a good timeframe.

As the builder moved our expected move-in date up 2 months, it appears in doing so the attention to detail and quality of materials/workmanship suffered significantly in their haste to complete our home. There were so many issues to be dealt with that I will not delineate them in this review. Fortunately, Darryl with the warranty division was able to meet with us and has had some of the items remedied and has scheduled the rest to be done. We have been very happy with him. House design need some improvements, such as no windows in the bathroom and kitchen is dark. The kitchen needs windows for light and fresh air. Refrigerator space is too small and could not fix regular refrigerator.

Everyone on the Del Webb team was very professional from the beginning and all the way to the end! Everyone was considerate and cared about our needs. I would be more than happy to recommend Del Webb homes, or buy another if the time should come!

Our original home was going to be delayed due to permit issues at nassau County. Our dell Webb salesman, Lance provided a quick move in option that allowed us to move into our new home 4 months prior to our first contracted home. Dell Webb handled all the documentation to switch homes so everything went smooth all the way to closing. Great experience

Concept is good, workmanship is very poor.

Very good house: integrated environment,

We have built a number of houses and this was the worst experience so far. The salesperson Karen was excellent—professional and extremely helpful however she had to work with corporate policies. Overall in the end we are satisfied with our home but the overall experience was a nightmare. I absolutely would not ever consider using Pulte mortgage. Use anyone else—very inefficient and problematic. We had recently financed a property with another mortgage company with no issues but with Pulte they continually dropped the ball. There was also no consideration of customer needs. They delayed far beyond our finish date then wanted to close 3 days before Christmas and demanded that closing be in person when we had been told that it could be via Fed Ex since we were out of town. This was so they could make their quota for the year. Communication during construction was very limited and if not for our salesperson I would not have known what was going on. I feel that Pulte has some very good people like Karen but they are severely lacking in concern for their customers needs/customer service. Sales agent was not helpful other than day when we purchased. Our realtors tried to get answers from sales agent, but wasn't getting prompt responses from sales agent. Sales agent got transferred to another location. Was difficult getting information to close as the Escrow agents also changes 4times.

People should know that some of the features in the models to enhance them actually are not available to buyers. People should know that Pule is a huge machine that dictates every step of the buying process. The machine is too large to consider any deviation to their plan by any individual buyer. Pulte reserves the right to make any changes that help advance their plan. We were told we would not be able to close on our house until somewhere between the end of 2-23 and 5-23. That was the time table we used for selling our previous house. Our closing got moved up to 12-28-22. Due to the misinformation we were given we asked Pulte for some flexability in extending the closing date so we had time to sell our home. Pulte responded that they would certainly be flexable but at the cost of $300 per day. We still now own 2 houses in Chaska as a result,which is a huge financial liability. People should know that everyone here on site has been wonderful to work with. People should know that Adelwood is a great community with many,many activiities and they will make many new friends,and is a great place to live. ... More

Very disappointed with the response of Builder and quality of work moved in month and 1/2 ago and still waiting on items to be fixed that were noticed before closing and we were told would be fixed immediately. Very poor work and service for the money. No contact with anyone on sales staff after closing poor customer service.

Elaine was outstanding, far beyond our expectations. We were thankful to have Anthony, Ron, and BJ on our team.../their communication and responsiveness were greatly appreciated.

After the initial deposit on property it took almost 4 months to begin building. The whole process from start to finish was 1 year. Closing date was always "up in the air" and then informed of the date only 3 weeks before. Unacceptable in my opinion. Final walk through, before closing, still needed a number of things to be done. We were happy with our construction site manager as he always kept in touch once the building process started. Not sure if I would recommend Bay View Del Webb to others.

Many finishes were incomplete like having cabinet flooring under the sinks, unfinished details, ie., areas left unpainted, laundry room should whave cabinetry, for the costs. Responsive to issues is slow to incomplete. I did have wonderful luck when I reached out to Tim. He got my broken dryer fixed within a day while the people I was directed to have not responded. Issues are small but te cracked gliding window still remains broken with no one getting back to me.
