Seamless and the sales rep was fantastic

The workmanship was the most shoddy I have ever seen. I also have received every excuse under the sun with regard to repairing items on punch list. I’m three months post close and still have the majority of items unresolved. The project manager blames the sub-contractor and sub says it’s not his problem. Appointments are made and no one shows to repair. I will be reaching out to an attorney going forward.

I enjoyed working with the Pulte team to purchase our new home. Once we were in and looked around closely, I was disappointed to find things like the paint quality and some of the fixtures were not very good at all. I wish the builder would have used much less water in the paint and upgraded things like the water connects for the sinks and toilets, as well as the towel racks and toilet paper holders.

I can’t say enough about the builder. I only had a few small things that needed attention. Scott came to the house. He was FANTASTIC. We are very happy with our home and the service we have had from the start. I would recommend them to my family and friends.

My salesman helped me during entire process. Especially especially since I did everything from purchase, decorating choices, and closing ande made it easy even though I was in California and Able to accomplish it all.

Our realtor Patrick Beach was contacted by Pamela Williams a sales professional at Del Webb. There was a brand new home that had just been completed in September. Between Patrick and Pamela they knew the home was a great match for us. The following day we scheduled the first appointment with Pamela. We fell in love with the house after spending time checking all the amenities. The last home we had custom built on 3 acres out in the country. The craftsmanship we exceptional. What really made the difference is all the activities and new people that were moving into the area. We put down 10% that day and closed in 30 days. The experience was great, they made everything so easy. Very good communication.

The commitment and support we received from Caryn and Kelly was outstanding. Caryn was very kind and understanding, and always made herself available to answer questions and provide periodic updates. Kelly provided great communication and was attentive to our needs as he guided us through the construction process. We hope to have great memories here at Del Webb.

This was my 3rd new build but the 1st being single. I can it was just a easy as when my husband was here to help with the negotiating.

Our affinity for forward thinking floor plans and comfort led us to Toll Brothers and Pulte. We stumbled upon Pulte's Del Webb in December 2021 and fell in love with the community, thoughtful planning and amenities. The value is much greater here than in the Northeast corridor (NJ). We are very happy here.

Bayview Del Webb is the worst Del Webb built and trustworthiness. I visited Del Webbs in Raleigh, NC and every single DelWebb in Florida. I bought here because it was new and I believed in all the other properties I saw. That it was basically following LakeWood Ranch Plan. Now I find out a 5 story apartment complex and strip mall are going in behind me! No privacy. And I’m at the mercy of all the noise that will come from the apartment complexes and the strip mall. Did my salesperson tell me this NO!!!! Just wanted to get the property sold and built out before this became a known reality. DelWebb has no plans to put up a concrete wall and tall trees. So the Oasis I experienced at all the other Del Webbs will not be my experience and the dream I thought I was getting. I cannot wait to sell in 2 months!!! Never again. ... More

Renee, our salesperson was exceptional throughout the process. That's the good. The rest is average. The trades people who built the house really didn't care. There were issues with the structure, electric, drywall, HVAC, cabinets, appliances, doors and paint that needed to be rectified both during construction and after closing. Two months after moving in we are still finding issues. My advice to anyone buying here, GET A HOME INSPECTOR AND HAVE MULTIPLE INSPECTIONS DONE. Lastly, when I need to submit a home repair claim, our representative is responsive.

I have been uniformly delighted with my purchase of a Pulte Riverlights home. From initial inspection through closing, including dozens of electronic messages, there was never the slightest misrepresentation of any kind and the service and responsiveness has, in a word, been exemplary in every respect. Having long possessed a somewhat Jaundiced view of the real estate and home construction industries, the quality of construction, competitive price, exterior landscaping, seller integrity, amenities, seamless service and commitment to customer satisfaction are all serving to challenge my prior views. ... The staff at Del Webb from the sales rep to our project manager were great. Always responding to our questions and concerns. Sales rep Debbie guided us through the process of selecting our options and was always there to help us. Our project manager Josh took us through the walk throughs and resolved any construction issue. Josh went above and beyond to help us. Not as impressed with the quality of workmanship, we are still finding issues, but as long as the staff are willing to resolve them, it will be fine.

Expected better quality for price paid.

At first, the process for the home building seemed to be good. However, as the trades came in to do their work, the workmanship was definitely inferior in my master bathroom. The tile work was atrocious and should not have been passed inspection. Countertop had flaws in it and they should have never installed it in the first place. Now I have to have the countertop taken out and buff the imperfections out and be without a kitchen sink and island countertop for two days. The water supply to the shower (when you have just the frameless shower) should be placed on the opposite wall from where it is now placed. You cannot get into the shower without getting water all over the bathroom because you have to open the shower door and the water is running. No one wants to get into a shower with cold water running. Very poor placement. I did not have my lanai screened in by Pulte. I could not understand why there wasn’t a pad of pavers where the door should go if I decided to screen it in. Most other homes had pads for where the door should be if not screened in. Now I have to pay to have someone come and put a pad down where my door should be if I should decide to screen it in. I will say that Niko has addressed most of my issues which I do appreciate. ... We love our new home and our construction manager Nick has been great to work with. Home was delivered dirty however and warranty issues have been difficult to get addressed.

The project manager did not build a quality house. He disrespectful me on our very first meeting - I should of reminded him I pay his check. Lots of poor workmanship! The mortgage company was a nightmare.

Been here 2 months and had to have the HVAC technician, the plumber and the cabinet company back to fix items that were not caught in the pulte final walkthrough. Such as one of the pullout cabinet shelves broken, all the faucets/showerheads had to be blown out as there was sediment in each and a water line was blocking access to the humidifier. Very disappointing.

Process went smoothly. Staff and project manager very responsive.

We were extremely pleased with our experience from start to finish. The end product is gorgeous!

Lots of either unfinished or wrongly performed items plus rushed to closing

I would give a C- to the overall experience. I contracted in Nov. 2021 and moved in Oct. 2022. During pre-settlement walk thru I was given blue painters tape to mark any items needing repair. There were so many, they should have been noticed thru Pulte's quality control and not the responsibility of the buyer to point out. The builder has been very responsive to fix detected issues. My impression is that there is a rush to complete these units and quality standards are not what you would hope for new construction. For instance there was over a foot drop off from the cement patio to the back yard, the front door was not square and daylight was visible on one side. The shower wasn't completely caulked and kitchen tile had grout missing near exhaust fan. It remains to be seen if there are any roof leaks or other issues over the winter. In addition, it's a disappointment that the builder/sales agent wasn't more forthcoming about the low income housing requirement for new builds here in the county. I contracted out of state by zoom meeting and there was no mention by the sales person, nor indication on a map of the neighborhood about ADU's. I would have preferred to know this in advance. Parking has been an issue with some units possessing more cars than number of bedrooms. ... More

Overall I was disappointed with the process. While I feel we did receive a quality home, there were some items around the workmanship that were just below what was expected for the price. In addition, I was told the house was complete and was expecting a house that was complete on the date of close only to arrive to a house that was missing a shower door in the master bath, screens for the entire house and a few other unfinished items throughout. It is six weeks after close and we are still missing these items. While I believe we will eventually get all of these items taken care of, it was not adequately communicated from the start and I have had to initiate a lot of follow up around keeping the process moving. Finally, there was little attention to the details to make you feel like a valued customer. We were essentially shown a drawer full of owner manuals and handed the keys at close with little instruction or organization around handover, how you pay for HOA fees, warranty process, etc. There was also no information given to us around the irrigation system, typical watering schedules or maintenance. This we will have to go investigate ourselves. Some of these smaller items would take little time to accomplish and go a long way to making you feel more valued and wanting to recommend the process to others. ... More
