Everything was excellent, above standard EXCEPT floor tiles. We have at least a dozen hollow tiles that are not covered by warranty and four that are uneven one cracked and three that move when you walk on them

We were so excited when we heard that Del Webb would be building in our community so we waited and were one of the first ones to purchase here. The building process was exciting as we met with our sales associate, and visited the design center, to make our choices and design our dream home. It was fun to be able to drive by during the off construction times to check on the progress of our home. I bought my home from the phone. I am from another state, however, my realtor and the sales agent were fantastic. I made a lot of calls and they had a lot of patience. If you are lucky enough to select upgrades make sure you think everything through.

We love the house, except . . . the concrete work is shoddy. The garage floor has a rough section near the wall. Additionally, patches were required closer to the center of the floor, which a friend told me was caused by the carpenters placing two by fours used for bracing the walls into the wet concrete floor. Also, the patio had pockets required patches. And, the side of the driveway has chipped sections.

Was an excellent experience while house was being built. Chad our supervisor was excellent. The workers seemed to take care of any and all things. I do have an issue with the landscape people. Once they put in a very sparse space and problems came up they ignored all my needs to fix the items that had problems. I had to pay someone outside to take care of the problems. Lastly - The response on fixing things after we owned the house is less then adequate.

Over all, we are very satisfied with the building process of our Del Webb home. If I had to make a critique I would say that given the 55 and over age range of the community, there are some things that could be a little more age friendly within the home, and I would have like to have seen a little more flexibility in the finishes selection process. Examples: I wanted the microwave moved to the lower cabinet next to the fridge and I wanted the white subway tile but with gray grout. They could do neither of those.

The Monotony law prohibited us from having the colors we originally picked for our house exterior, and caused us to repaint our house to a color we did not like. When the bushes were removed from the back of our house it revealed a retention pond with muddy water that was not visible when we purchased the lot. Haven't been here long enough to give a full review. Been here 3 weeks and they are coming back to tear out my shower pan "While I'm Living Here" and replacing it because it is installed wrong. Hopefully the rest of the house is ok. Time will tell.

The options list is very confusing. I missed a critical one because the language is too vague. ASK about every option you want. Have your sales rep point it out to you so you can recognize it on the printout you sign.

The house is well built, but has one design flaw. The furnace room and the laundry room should be reversed. That way hot water would flow quicker to the master bath room and to the kitchen area. Right now it takes a full 2-3 minutes to get hot water to the master bath sinks ( complaint from other homeowners also) After the hot water has been shut off for more than 3 minutes we have to wait again a full 2 minutes to get hot water.We are wasting a lot of water with the set-up we have now. Sales person, Tracy was very helpful. Construction manager, Chad was also very helpful. After move we were transferred to a customer service person who has not been helpful with “fix up issues”. Doesn’t return calls, etc. etc.

Pulte does a great job as a production builder although much of the finish items such as kitchen & bathroom hardware, cabinetry, and trim could be better quality. My biggest complaint would be the finish painting. We had paint overspray / droplets all over are tile floor, bathroom fixtures, light & outlet plates, which were not removed prior to finish paint and had to be removed and cleaned by us, leaving us to touch up paint the walls. We love our home and the community. If I have to be picky about what Pulte could do better. Little things such as they will not run the gas line past the house so if you get the screened in porch I had to pay $475 to a plumber to extend 12 feet. Most of the bathroom and kitchen cabinets when you open them hit another cabinet, wall or appliance. Not enough room. Pulte would not install dimmers, Some downspouts are on a grade that the water is eroding the yard. They do not cover that I have to pay someone to dig a pipe to drain water at bottom of yard.

Del Webb provides a good list of standard models. The models limited and the selections are limited to what Del Webb can purchase in bulk. In 85 % of the selections they are acceptable. But Del Webb does not support unique taste. Be different is not encourage. Being unique is an add on.

Overall the process went pretty smoothly. My new home is well contrusted and passed an impartial review. I was pleased with the effectiveness of the sales staff, loan offersers, construction crew, settlement services etc. However, I had two issues. The first, regarding the time to select many items for the house took too long and was combersome for a single individual in the time provided. This is my first home I’ve actually had built. Everything with the build went smoothly. I wish there were a few more selection options with certain things like the grout color for the tile. Also more areas pocket doors could have been used. My main issue is with the yard set up, not the house. I should have looked around more since I have a berm and a drainage ditch right out back, plus a utility box on both sides out front. Overall we were unhappy with the sales person during the purchase process, she forgot some things during our initial meetings that caused problems later in the build process. The designer was great and the construction manager gets 10 stars. But your mortgage division gets 2 stars
