This was a great experience from beginning to end. We were led through every step of the process; from choosing the best floorplan and lot, to design studio and build, by knowledgeable, professional people. Each individual took the time needed to assure we were getting what we wanted and that it was done correctly and to our satisfaction. I definitely recommend Del Webb Nocatee

Moving from CALIFORNIA here has been eventful, and trying. I think it has been and will be worth it. Pulte has made that as easy as it can be. Not perfect but good.

(I'M BET DEL-WEBB WILL VET THIS OUT OF THEIR REVIEWS)BUT HERE GOES, Over all and after all things added up, the cost per sq ft was a lot higher than we expected, many things not in the initial price added up fast, compared to sq ft what we would have paid on a completed home in the same city.

Great communication until closing. Pre-close walkthrough was rushed due to hurricane Ian and house wasn’t ready. 2 weeks after close we had rodents due to improper seal of garage door. Outstanding items are still not corrected. Very disappointed.

Builder refused to listen to the customer and has the attitude 'We Wont, We Dont and We Cant' - very frustrating. The interior finishing is terrible - paint, wood work, and tile are very poorly done - and we have several dozens of items that need to be addressed, and we have not heard back in a timely manner. As a customer buying a new home is a major purchase - we expect the home to look brand new so that we can take pride in the home and show it to others - as it currently stands, I am embarrassed to show it to anyone. I thought PULTE was supposed to be a high quality builder.

Get all issues completed before closing. Hard to get someone back in to fix after close. Get everything in writing, signed and dated so have documentation if something isn't done to your satisfaction. We are generally pleased with our build but have heard of issues from neighbors. We had 2 construction managers, others had up to 4 managers which might be the problem.

Our first impression when walking the model homes was great. During our build there were a lot of mistakes made. The construction manager we had at first did his best to help fix things. the second manager liked to talk a lot and did not get things fixed. We closed on our house with defects noted and currently no one has come to fix them. The tile layer needs to be taught haw to lay tile, uneven and poorly laid. The painters like to use your kitchen sink to clean their tools and scratch it to pieces as noted to both construction managers and still has not been replaced. There final clean is something called construction clean. You will have to clean your house yourself when they are done because it is filthy. I Truley would like to say something good about my experience, however I feel they are building 500,000-700,000 track homes instead of high-end homes for the money. ... More

We love our house! Great quality, very fair price and we love being a part of the Del Webb community. The amenities are great. Our only frustration, was the way our realtor dealt with us every time there was an issue to work through (and we knew buying a new home was going to be some issues to work through). When problems/challenges came up, rather than try to explain things or walk through the options with us, we were basically told to take it or leave it. THREE separate times the option given to us was accept this or walk away and lose your 10% down payment. My spouse and I were both in sales. Take it or leave it is not a great way to do business. The experience up to the purchase was very pleasant. After the Project manager, Dennis, was no longer part of our experience it has not been as great. Response to issues is very slow and many excuses for missed appointments have been given. The issues are minor so no real way of life problems only customer satisfaction items that are irritating but not consequential.

Everything was good until Pulte Mortgage got involved, I would rate their service an absolute zero. Everyone we talked to in the Denver, Co. office was totally unorganized & couldn't decide what they needed when. This is the eighth house my wife have bought & they single handedly made this experience worse than all the others put togather, wouldn't recommend them to my worst enemy!

We liked our Sup who got us in our place just in time. It seems that the house is well built. There was some difficulty getting updates at the outset.

Put in a warranty claim 1 month ago and haven’t heard a word from anyone.

Jill jones—the sales person—was great and very responsive when I had questions or needed information. Max Thompson—construction manager—was also very good in keeping me updated. And overseeing build. Unfortunately that has mot been the case post-closing when warranty team has failed to address most of remaining punch list items. My advice to a new buyer is to delay closing until house is complete and all issues resolved!!

My experience will not be the same as other buyers since I am also an employee and made an agreement that some things could be completed after I closed so not sure you should share that. I think an improvement Pulte could make is to do a better job of checking things like drainage and lines as I had issues with drains being stopped up due to containing flecks of paint or something similar, possibly drywall. I was told that nails had also been previously found in lines. In addition, I found it very hard to believe that I paid over $500,000 for a house and they do not even give you a shower rod for your guest bathroom so when I had the drainage issue in my master bath, I could not use the other shower as I had no rod! That seems like an inexpensive item that they may want to consider giving home buyers! I will say that James, my construction manager, has always been very helpful in trying to resolve my issues in a timely manner, keeping in mind that it was sometimes dependent on the contractors and when they could fix the issue. Another suggestion is to put the towel rack closer to the entrance of the zero entry shower as when you are in the shower, you cannot reach the towel! There is a blank wall between sink and toilet room so towel rack would be nice there too! Finally, considering the price of the house, I also could not believe you do not get a light in the flex room so I have not been able to use it except when there is sunshine outside and I can open the blinds. I need more than a lamp for adequate light. ... More

There were issues with our home prior to closing that were promised to be resolved and still are not 6 weeks after closing. The finished product had many flaws and the closing construction inspector did a poor job is assessing completeness of the interior and exterior of the home. many flaws. This did not live up to the Pulte reputation or our expectations. We would have not have closed had we know it would be such a problem to get things resolved.

Good communication and responsiveness to concerns

See our comment about our construction manager below. Overall experience with DW, not good. In fact, as I write this, I am reminded that it was one of the worst overall experiences in my life. Quality of home at delivery ...... not in condition to be delivered. We will have to spend significant money to correct problems. You may ask why we will spend our own money to correct problems? Because we have absolutely no faith that Pulte will do a good job and we do not want most of their subs into our home. Some of their subs and employees were good, most were probably not even qualified for the jobs they did. I am reminded of the scene of the cleaning crew entering a home for the final clean up before delivery. They were literally dragging their brooms on the street. Dragging dirt into the house they were going clean. Rarely communicated with us. Except to respond to our questions, which should not have had been raised by us, if they had communicated to us in the first place. Never had any of the so called "celebration meetings. DW tried to strong arm and intimidate us in to closing when the house was clearly not ready for delivery. DW should be ashamed of their conduct, but I know they won't be, since I am convinced that is its business model. Threatened us with litigation, default and loss of security deposit, when they had not fulfilled their contractual obligations. They did not follow " their own purchase agreement". Purchase Agreement totally one sided piece of ........ DW constantly rushed us into making decisions. While our construction manager was brought into our deal very late in the construction process,he did a good job, However, it was way too late to turn this experience into anything other than a very bad one for us. Love this house, We were a little concerned about the total build time. I know materials were a big issue but the delay couldn't have come at a worse time due to interest rate increases.

The quality of the workmanship on my home is below average. The subcontractors have no respect for your home. They seem very less than skilled. We are to the point where I want to hire my own people to fix the problems that have not been addressed.

Very happy with our new home

Bought a spec home and Overall very happy with purchase but would have liked to have made a few changes which were not allowed.

We've been here a few weeks now. We had our walk through with Bill two weeks ago. So far the only thing that has been taken care of is the oven replacement because it was leaking gas. I was getting sick. My Dog was sick. The gas company came out and turned off the gas. My husband had to confront Bill the next day to get it taken care of. Bill says that it walk through issues will be taken care of next week. I hope so.

WORKMANSHIP AND MATERIALS WAS VERY POOR.

Although when I signed my contract I was supposed to close within 6-9 months on my Del Webb Wilmington Riverlights home, it took 13 months for my home to be built. There were several challenges during this 13 months, promises not kept and now after being in my house 30 days, there are still several things unfinished and there is no communication from the builder. What kept me positive throughout this process were the positive comments on the community (and the community is absolutely wonderful - very welcoming residents and so many activities and clubs to become apart of) as well as dealing with my sales consultant Kap. Kap kept me grounded and was exceptional to work with. She would always respond quickly to my emails, giving me honest feedback so I could make informed decisions along the way. Kap is the ultimate professional and if it were not for her, I'm not sure I would be a Del Webb resident today! ... More
