Jack our Pulte builder lead was great with communications, friendly, weekly status updates, follow up to questions, and spot on when the house will be ready. Quality of the build was great! From the time sales, fiunancing with Pulte representative in Del Webb, to the new home buyer orientation, communication was great! Closing was simple with no issues. There are a lot of amnieties within DEL Webb Nexton and I would recmmend Del Web Nexton to any future buyers.

When you are trying to make money as a company, you need to cut costs where you can. Pulte does it with labor. There are no craftsmen building the homes, only lower wage laborers. Because of that, there is very little attention to the details. These "production" homes are built to existing code and, in most cases, no more than the minimum acceptable by code. There are some nice features that you can get for an upcharge and some of the materials used are of good quality. The biggest issue I had with the construction of my home was the sloppy work done throughout the house with little attention to detail. All worked as a team in a unified fashion to provide an overall excellent customer experience. Minor items requiring corrections after close have been promptly satisfied. Overall a great experience.

Attention to detail. Some of our windows feel a bit drafty when you get close to them. Otherwise, the house is as we expected.

In my lifetime (71 yrs), I have had careers in real estate and mortgages. So…. I consider myself a novice expert in these areas. I’m extremely pleased and grateful for the positive experience I’ve had with the purchase of my beautiful home in this fantastic neighborhood!

Buying through Del Webb was garenteed to be easy and satisfying thanks to; the experienced professional sales rep, the range of home prices, lots, and options to chose from; a building process that includes a well functioning check off system which is shared weekly with the buyer through internet apps and pictures; and high quality materials, and highly skilled and conscientious craftsman. Overall, the experience was very good. Lots of paperwork and signatures required. Went with a different lender. Had to forfeit an early credit that we were given due to a change in lenders. Had to travel 45 minutes away from DW community to close. Would have been more desirable to close at the club house on the property.

Everyone was professional and helpful to the extent they were able to coordinate all the pieces.

Pulte/Del Webb makes everything easy, from modifying house plan ( slightly) to interior design, electric outlets, lighting, everything easy. Site supervisor Frank D. Great! Communicates , listens and delivers a great home. Sales Darren M. Great! facilitator threw the whole process.

Please read all of this. We were so excited to build our new home with Pulte once we chose Del Webb Nocatee. The Sales Representative that helped us (Cynthia) is a great ambassador for your company. She was informative, replied quickly to questions that came up and lead us through the process in a very professional manner. We can't say enough good things about her! The same applies to the person we met with during the Design Meeting when we chose the finishes for the home. She was very good at her job and provided a great experience for us. Where Pulte fell short was during the building process. There was a HUGE lack of oversight by the building managers, and the management over the building managers, to hold the various trades accountable. We were so excited to see the home for "Step 8" of your 10 Step process and we left that day completely deflated and couldn't believe what we got ourselves into. The Construction Manager walked us through the home with a roll of blue tape and a roll of green tape to mark off the areas and items that needed to be fixed and/or repaired. They were also noted on a sheet of paper. I was shocked at the number of items we marked and shocked at the overall poor craftsmanship of the improvements that were not completed in a workman like manner. There were bowed walls, moldings that weren't level and overruns that didn't create right angles at corners, poorly patched holes, a huge open gash in the drywall above the cabinets in the laundry room, walls that hadn't been painted correctly, a massive uneven seam in the kitchen counter top,,,,there is a lot more, the list goes on. It was very apparent the Construction Managers didn't review the poor craftsmanship of the various trades to ensure the work was completed correctly. We were assured the items that were noted during "Step 8" would be fixed before "Steps 9 & 10" the following week. When we returned the follow week for the " Celebration" walkthrough almost all of the tape had been removed from the walls and cabinets and the home was presented to us as if all of the work had been completed to fix the flaws and damaged items. Almost nothing had been fixed including the big open gash in the drywall above the cabinets in the laundry room. Your construction management clearly didn't perform oversight of the various trades you used by not holding them accountable. They obviously didn't review their work otherwise they would have called them back in. My job was to wire in just over $1,200,000 cash at the close. My job wasn't to walk through the house during "Step 8" to tape off an alarming number of construction and improvement deficiencies in EVERY room. The Construction Manager was apologizing profusely during "Steps 8 & 9". Both the Construction and his manager indicated I would be receiving an email to leave a review and asked me not to perform the review until all of the items were fixed. If they were that concerned about the review they should have done their jobs and held the various trades accountable prior to "Step 8". The tail end of your "10 Step" process was troubling. I will never buy another Pulte home again and I will discourage anyone from buying a home built by Pulte. We are still discovering issues 2.5 months after the close. As some of the trades came through to fix items after the close, they shared information about the frustration some of our new neighbors were experiencing as well. You have a serious flaw in your business model and it falls squarely on the construction oversight segment. These folks need some training to provide a better experience for future buyers and to also limit your financial liability. If you've already given them the proper training, you might want to think about getting different people. Future buyers deserve better. Again, Cynthia in sales was great. The person that helped us during the design session was amazing and there is one other person I haven't discussed yet. Vadim is handling all of the post close warranty issues and he has been awesome to work with. His replies are prompt, informative and he is a great asset for your company. Kudos to all 3 of them and you are lucky to have them with your company. They deserve raises. All of the rating reviews would have been 4 and mostly 5 stars if it had not been for the lack of oversight by your construction crew. The home in general is good not great, lack of attention to small details matters to anyone buying a new home but paint on floor, carpet, weather stripping shows lack of care taken. Anyone working on these homes should do so like they are building it for friends,family or for themselves.

The model was beautiful but after interest money/or deposit - letter tells the homebuyer-you will be getting NOTHING you saw in the model. Quality of kitchen cabinets, fake quartz, finishing of concrete (front porch, back patio) very low quality. Any complaints are met with-This is the way it is, we can't do anything about your complaint) They do respond to problems-but often say-can't do anything about that) RUN the other way when you hear the word Pulte.

I love my new Del Webb home. I have also learned a good bit through the process. Be involved in the process, ask questions, and do your walk-throughs/inspections. There were some minor items caught during walk-throughs, and some questions raised and answered. The biggest thing that I learned is to ask more questions next time. While there are things that you cannot change, you can add (at a cost). Some examples are electrical outlets - while you cannot change where the current ones are, you can add additional ones. You cannot change the switched outlet - for example. However, you can add outlets - like a primary closet, an extra outlet in the garage, and a TV wall mount outlet. I mentioned good quality - the only disappointment is with the cost of the house; some of the standard items that are included are cheap for the price point, like bathroom cabinets. You have to upgrade them to avoid the basic particleboard cabinets. Wish there were more selection for bathroom faucets - I like to have one faucet that controls both hot and cold, and not one for each - not an option. The tile selection for your bathroom becomes the selection for the laundry room as well. Minor things that could improve. It can be upgraded later, but it's hard to justify the cost. In the end, my house is well built, and we love the layout. Going through this process, I would tweak things if I did it again - but all minor. ... More

From the selection and designing steps to the construction and closing, the entire journey was smooth, professionally managed, with clear communication and updates throughout the process. The community is welcoming and well maintained.

I had hear rumors that Pulte was a marginal builder of production (not custom) homes but I was pleasantly surprised how nice a home I ended up with. Only small minor issues that were taken care of immediately. Build time was QUICK at about 4 months

Our experience from beginning to end was problem free. Our sales associate, Derek, welcomed us into his office and took us through the process, step by step. Jim, our building consultant was extremely reliable and a great communicator. Natalie helped us with the design process and we couldn’t be happier with our choices. This is our forever home!

Some of the people that work with underwriting are a bit weak. Can't remember what they ask for, or what they received. As for underwriting it was a great mystery for them with my SSI why the money SS gross and net was different. I had to send in the same paperwork 3 or 4 times with the explanation Fed and part 1 and part 2 comes out of it. Plus it was on the paperwork I sent. Duplicating work sucks, even using a computer. Thank goodness for Daniel our builder.

We are very pleased with our home at Del Webb Catalina. We purchased a move in ready home the Mystic model. Quality workmanship is thru our home. Would highly recommend purchasing a home from them.

From beginning to closing experience was very good.

I bought a model that was 4 years old. This was as far from a pleasant experience as is possible. Your rep was less than honest on her representation of what the house would be like after the transition from design center to house. Most of what was advertised online was not given. An extremely disappointing experience and not a good reflection on your company.

The best experience ever! No pressure. Sun City agent was very helpful and so nice and friendly while being professional and knowledgeable. Once I made my decision everything fell into place in a timely and efficient manner. Couldn’t have asked for a better experience.
