The process of buying and building was a bit of a roller coaster: The sales process was smooth, however lots become available a few at a time, without a set schedule. If you are ready to buy but your preferred lot has not been released, you either have to wait or pick a new lot. Also, if the HOA dues are going up, you should notify us in advance, rather than have it show up in the closing documents. The design process was easy and Maureen was very helpful. Unfortunately our home on the exterior has several large cracks on all sides in the stucco, new construction and this issues is already an issue - too many to count on all sides very poor job and will need to be all redone...

Our recent experience building a Pulte home in a local Del Webb community was both exciting and at times frustrating. Overall we ended up with a beautiful home with which we are very happy. There were times during the process when getting an answer to a question was more problematic than we thought it should have been. Our construction manager, Sean, was amazing. His attention to detail and helpfulness through the process was greatly appreciated. Any time we had a question or concern he was on top of it. He is an asset to the company.

We love the community. However, the price charged for the lot we feel was a bit excessive for what we got. The upgrades we got are great looking and we like them but once again they are overpriced and most should have been included in the base price of the house. The appliances look good but we have been here for over a month and the dishwasher is still broken and cannot be used. The repair person was scheduled to show up yesterday and was a NO SHOW for the appliance repair. 1st pulte experience.

Our salesperson was a nightmare to work with. She was missinformed and missleading through out the entire process. Would defiantly not recommend. Our construction manager Steve made the construction process enjoyable. His communication, attention to detail and knowledge is exemplary. A+ for Steve. Service on a few issues after the fact are going smoothly, but a little slow. Pulte could do a better job of selecting there subs. Some of the subs are good, some are not. The sales person was very helpful. The superintendent was very thorough and attentive to detail. We love the home, amenities and the neighborhood. The builder did a great job. However, the HOA has been miserable to deal with. There is no communication, poor response time, a substandard web interface for processing payment and requests. The architectural review committee is even worse, if that is possible. Had I know about the HOA and management company, I probably would not have purchased here.

The buying process was good. We had an inspection prior to closing even though it was a new build. Glad we did, found issues ranging from, needs to be taken care of now to touch up paint like issues. We felt like we got a very good price for the home. Our main issue is, we were told of a few minor things when we did our walk thru after closing that still have not been resolved. We also had some tile issues that are in the process of being addressed but its taking a while. We are unhappy about the $967 tax bill from Lorain County and the electric bill is extremely high. We lived there only 3 weeks and 5 days because we are in Florida for the winter months.

My Del Webb home is very well insulated and the air/heating unit is quieter than any house I have owned. They put the overhead unit in the center of the house. Making the ducts all close to the same length. Even the standard faucets are of decent quality. Home seems large for a 1700 Sq foot plan. Overall very happy with our purchase

The sales and construction staff are excellent! I had a few problems after closing that were resolved promptly. I was overwhelmed with all apps required and warranty registration, while trying to unpack moving boxes. However, I’m old and not a tech guru and a single person. I wish there was a resource to help with the tech stuff. I also expected that gutters were included in the cost of house and not an added cost at the design meeting. Overall my experience with the builder was a positive experience. The build manager and the Del Webb/Pulte sales representative did a good job in working with me and responding to any concerns or questions. The craftsmanship was good particularly in trim work and cabinetry. They cut some corners on quality of materials on the electrical wiring, paint, R-30 insulation vs using R-38, not sure about trusses vs. traditional bracing in attic and roof. Made some mistakes in concrete pour that had to be corrected. Other than those items I have been very satisfied with the home.

Overall, the experience was very good. Lots of paperwork and signatures required. Went with a different lender. Had to forfeit an early credit that we were given due to a change in lenders. Had to travel 45 minutes away from DW community to close. Would have been more desirable to close at the club house on the property.

I love my new Del Webb home. I have also learned a good bit through the process. Be involved in the process, ask questions, and do your walk-throughs/inspections. There were some minor items caught during walk-throughs, and some questions raised and answered. The biggest thing that I learned is to ask more questions next time. While there are things that you cannot change, you can add (at a cost). Some examples are electrical outlets - while you cannot change where the current ones are, you can add additional ones. Better Than I Was Prepared For

I had hear rumors that Pulte was a marginal builder of production (not custom) homes but I was pleasantly surprised how nice a home I ended up with. Only small minor issues that were taken care of immediately. Build time was QUICK at about 4 months

We bought a new home that someone else designed. Dana was great at helping through the buying experience, Jack was excellent at getting the little things done that wouldn’t matter to most, and the warranty department is awesome. Freda at the front desk in the clubhouse is very helpful and truly cares about the residents.

Management Makes the Difference

Our construction manager, Mitch, listened to our wants, needs, and must haves and succeeded in making our building experience a positive one. Kurt, our salesman, helped us through the buying process and continues to interact with us when we see him on the property or at the sales office. The closing process with Pulte Mortgage was a bit stressful but we caused a bit of that by not being decisive about whether to take a mortgage or pay cash at closing.
