We were surprised and disappointed with the lack of customized options in a near million dollar house. Finish contractors were of mixed quality, however, our final construction manager corrected everything quickly. He was a gem!

The overall experience with the purchase of a home at DelWebb was good. My main complaint was that the closing date was inflexible. We wanted to change this date by 1 day and they said that was not possible. There should be at least a 4-5 day window that the assigned closing date can be changed especially since many of the buyers are out of state. In addition I was not pleased with the window protection screens that were provided should a hurricane hit. These screens are totally inadequate and the builder should have provided a more durable protective product such as plexiglass coverings even if the purchase price had to be increased by a few thousand dollars ... This is our 4th time buying a new construction home so we have some past experiences to draw on to formulate this review. First, Sean in sales was amazing, as were other sales associates but especially Darren since we saw him if Sean wasn't available. Our construction liaison Marc did an amazing job at keeping us informed of the progress as well as making sure problems were addressed along the way. Ultimately the home turned out great and we are very pleased with the end result and the value we received for our money (for the most part) but.... there were definitely issues along the way that we had to note for the items to be fixed before things progressed too far and made corrections more difficult. It seems like a lot of the sub-contractors do not care about their final product and just pass the problems along to the next trade. There was some sloppy workmanship that we asked to be corrected and the trade would come in and try to cover up what they did wrong and apply a fix that didn't actually fix the problem. There were multiple instances of this occurring, but with Marc's assistance we were able to finally get all of the issues addressed properly. We felt like Pulte is deliberately setting the final walkthrough inspection/closing appointments very close to minimize the time you have for the inspection so that you feel rushed. A one hour window for a final walkthrough is not nearly enough to inspect a full home. Thankfully Marc cares about his customers and was willing to tackle any final issues we had. We have now been in the home for 4 weeks and we are still addressing issues that need correction but Marc has worked with us diligently to handle the remaining items. ... More

Home buying experience went smoothly - no complaints. Just slightly disappointed with some of the limited choices - example: baseboards, interior doors, lighting fixtures - pretty basic and not really my taste - no option to forgo or purcahse our own.

Tanya ((sales) and Brogan (production) are terrific people and excellent to work with. Tanya especially kept us informed and/or resolved problems (very few) as they occurred. Overall I'd say our Pulte contacts rate a 10 out of 10 stars.

Our house manager Manny was just great. Having several houses built before , so I am used to dealing with contractors and builders, but in this case it was a pleasure as when Manny said something, it just happened. Can't be beat. Have discussed his performance with others and was surprised to hear what trials other others had with their managers. All I can say is we hit the jackpot when we got Manny.

It was a good purchase.

Our Sales person was absolutely wonderful. She keep us updated on the entire process of the the home being built. Every 2 weeks we received a status update on the home from ground breaking to the week before closing. As always, there were a few issues upon closing but the crew was very professional and great to work with in getting the issues resolved. Overall, we are very happy with the build of the home.

You'll certainly have bumps in the road as they seem to be unavoidable but the Del Webb team is certainly committed to doing their best to make things right. From purchase agreement to closing was just about 1 years time but now that we're in the home we're very happy!

We purchased in November 2022 and closed in July 2023. With a bundle of incentives and a competitive 15-year interest rate, we feel we received significant value for our dollar. Add on the fact that we are living in Del Webb Lake Las Vegas, and it is positive all the way around.

The most important area in the home buying experience is the warranty and construction management department. No home is a perfect build and issues do occur but patience and working through problems can get the home to near perfection.

The building process was very quick. Mortgage processing a little bit difficult. Closing agent a little bit difficult and not friendly. Sales person and building supervisor are extremely nice and help. I am giving 4 stars.

We are evaluating our purchase through the lens of intent. We were looking for a 6 month oasis in a community that offers all the amenities for an active lifestyle. So the larger view is that we are thrilled with out purchase and looking forward to returning in October. One can find negative reviews, construction inadequacies etc, - but our experience with Peter and Edith to acknowledge, coordinate and follow up with remedial actions has been entirely positive. The repair timeline was well communicated and adhered to. The sub contractors that we have met have been professional, competent and very diligent in correcting any issues. My construction manager, Allie, was always availablle to assist me and explain any problems that popped up.

For the most part the home is good, like any new construction build there are issues to resolve. The builder puts in a very good effort to resolve any and all issues. The value (price to product) is average but to be expected in these escalating cost times. Final feedback cannot be given until ALL issues are resolved as there are still one or two issues unresolved nearly 2 months after closing. I do have confidence however they will not let them go unchecked.

The process of building, my home was very good. Keith, Sales, and TJ building superintend, were outstanding because of their responsiveness , and knowledge. On the other hand, I was very disappointed in Pulte offerings. Although home prices looked reasonable to begin with as it turns out, there are very few opportunities to upgrade, such as lighting fixtures, flooring, paint, etc. so therefore, once I moved in, I had to pay to get what I wanted in the first place. Also, some of the workmanship could have been better. For example, many areas in the home had glue on the flooring, which had not been cleaned up. Also something is seriously wrong with the paint in some areas. It is extremely sticky even after two months. Overall, I am pleased with my home, but caution anyone getting ready to purchase that you’re going to have to put money into the home if you want anything upgraded , additionally, some things aren’t even provided such as towel racks with the excuse that buyers don’t like where Pulte was installing them ... Love this community. We have started to join many of the activities. The house is really coming together.

Very satisfied with the final product. The Construction Manager was diligent as issues occurred during construction and with follow-up on the final punch list. The Interior Designer was outstanding.

I was so fortunate to work with Ian on the purchase of my home. He was very knowledgeable and responsive to any ( and all) my questions and concerns. He was accurate and straightforward and very professional but was still able to understand things that were important to me. Even after the closing he responded timely and with accurate information to any inquiry. The project manager for my home Nathan was so knowledgeable about the construction of my home. Nathan attended to every detail and through his organization he was able to follow up on every detail of the project.

My wife and I have had a good experience working with the del-Webb sales team they had a great attitude and there was no pressure to sale. The community is loaded with people of our age. And there’s no shortage on activities, which will keep us. Engage with the surrounding neighbors. It is not an easy task of moving from one Home to another but I can say it is well worth it once you move into a community like this and enjoy the safe and beautiful surroundings of this area at homes.
