The construction went smoothly. The house is well built and extremely impressed at the quality of the house. However, the confidence of sales person to loan officer and others in terms of communications to the buyer (me) was quite poor.

Make sure you get he irrigation system put in, we were talked out of it by our guy that sold us our lot. Big mistake. You should also find out about the rates for bring vehicles into the state, we found out and were blown away by the costs. Knowing some of the up front costs, could make the move a lot easier. The whole process and people involved was great with one exception. We got our loan from Pulte. The loan process was excessive with more financial info asked than we felt was necessary.

Overall, we were pleased with the experience. The local team was great and provided strong support throughout the process. However, we did have concerns regarding the Pulte financing options and do not feel we were treated fairly in that area. As a result, we chose to secure financing externally. While the overall process was positive, there were still items identified during the final walk-through that were not fully completed by the time of closing. Addressing these items prior to closing would have improved the experience.

Pleased with experience overall. Pulte runs a very well integrated and assertive marketing machine. They pushed Pulte Mortgage aggressively. I ended up going with them due to most competitive rate, but there were aspects about working with them that were difficult. False sense of urgency for certain documents and info pre-closing, etc. Pulte also uses approved vendors such as window treatment companies etc who were overzealous in soliciting business. Ensure you understand what’s displayed is not reality. Paid a lot to get the outdoor kitchen on display. What I gat was not even close.

Great builder with good amenities

The base price of the home is far lower than your final price is going to be because of so many options available with better quality finishes that you will select to improve the quality of the unit you are buying. In addition to the options, there are more fees to pay for land or floor choice if a condo. You will also pay for garage space if it's a condo that add significantly to the cost. You may pay 30% or more of the base price.

The experience with Skyler was fantastic. He was always professional, responsive, knowledgeable, and genuine. Enjoyed working with him. While installing lighting fixtures and ceiling fans there was limited wooden support around the ceiling electrical boxes to secure. Wire shelving had a number of imperfections in the installation, but Skyler was able to get this fixed quickly. Overall, minor mistakes were made but corrected by Pulte and their team quickly. Completion of home was on-time which was great.

Our New Home

Our Construction Manager, Tyler, helped make the home buying experience great. He kept us up to date on everything, always making sure we understood what was going on. This is our second DelWebb home and never before did we receive information about the building of our home until Tyler. While there are some structural problems that concern us I doubt that Tyler is aware of them. Overall we are very happy with our home and grateful for Tyler.

My overall experience was very positive. The first meeting with the DelWebb staff was very informative and the tour of the homes and Sun City was very thorough. Once the decision to purchase a home appointments were thoughtfully made as I was living in Houston. Rachel in the design center was fantastic in helping me and my support group to make many important decisions. Kevin and Sarah called me weekly keeping me well informed of the progress on the home. The few stumbles along the way were resolved quickly. I am very pleased with my home and feel supported if any issues occur.

Overall, the purchase process was pleasant. The final walkthrough was disappointing and awkward. This new home had a heater that didn’t work and toilet that would not flush due to cement in the pipe. Both are now repaired.

The process of buying and building was a bit of a roller coaster: The sales process was smooth, however lots become available a few at a time, without a set schedule. If you are ready to buy but your preferred lot has not been released, you either have to wait or pick a new lot. Also, if the HOA dues are going up, you should notify us in advance, rather than have it show up in the closing documents. The design process was easy and Maureen was very helpful. Unfortunately our home on the exterior has several large cracks on all sides in the stucco, new construction and this issues is already an issue - too many to count on all sides very poor job and will need to be all redone...

A Good Experience That Could Have Been Better

Our recent experience building a Pulte home in a local Del Webb community was both exciting and at times frustrating. Overall we ended up with a beautiful home with which we are very happy. There were times during the process when getting an answer to a question was more problematic than we thought it should have been.
