Our first contractor was Dale. He told us all about himself but never listed to us. He only responded when we tracked him down on the build site. Promises were made but not followed through. A frustrating experience. At closing a new contractor, Warren was assigned. He listened to our issues and is trying but lacks the power from Pulte to get resolution. Incomplete work or problems with construction were listed on the closing document to be addressed post closing. To date, some items have been fixed but most are left incomplete, ie Crooked walls, appliances not working correctly, bubbles in the ceiling, etc. Lots of emails with lists of outstanding problems have been sent. Great experience all thru the process, from sale to close. Excellent people to work with. Communication was consistent and professional.

Our Construction Manager, Michael was great. He was very responsive to correcting the few minor issues we had. He knows how to get things done and is willing to help you out as you are moving in. This was a huge change from our dealings with the sales person Janet. Sh was not helpful, rude and lacked any kind of willings to help us in the home buying process. She is why there are not 5 star rating.

The workmanship was/is absolutely terrible. Sloppy work, damaged doors, windows, appliances, garage doors and the list was over 9 pages long. Paint on our floors, doors improperly hung, tile work the worst we have ever seen. Only bright spot was the head construction manager Andrew got involved and has been resolving our issues. But the inconvenience to my wife and I has ridiculous. Almost seven weeks from closing and having to endure continued foot traffic and cleaning up after repair crews.

The on the ground people were wonderful and could not have been nicer. They were responsive and genuinely concerned for both us and our new home. I can't say enough nice things about Ken our sales advisor or David our construction manager.

Overall we are happy with the new house. We are a little disappointed, however, with the number of issues needing attention after closing, and the slow response to getting the repairs made.

Very impressed with the quality of our new home! Although we have a few minor items on our 'punch list', Pulte has been very responsive to address those issues (Thanks to Nicole and Max!). The community design is well planned and everyone is looking forward to the new amenity center coming soon!

Another great homebuilding experience with Pulte. Quality construction finished on schedule. All of the small issues corrected quickly and to my satisfaction. A lot of credit goes to Andres C, the construction supervisor who gets things done quickly.

The buying experience, mortgage application, and closing went smoothly . However, at the preliminary walk through there were several things that were supposed to be resolved that were promised would be done at the final walk through that were not. Here it is 6 weeks since closing and only 2 items have been resolved and we are finding more including electrical issues. I feel as if Pulte was sold "factory seconds". I have found that the vanity cabinet was installed damaged. Two of the three mirrors are damaged. A roof vent was apparently damaged causing a leak in the range hood. (That was one of two items that have been repaired. Twelve still remain of the original.) An outdoor lantern was installed without glass. A sliding closet door does not fit and was poorly installed. These are just examples of "factory seconds". I am still trying to get adhesives off my $40,000+ tile floor that was supposedly "acid washed".Our house was supposed to be a "quick move in" for May but we didn't close until September. We understand that there were supply chain issues. We own a Pulte home in NJ that was perfect and pristine when we moved in. It was THE reason we went with Pulte. We expected even more from Del Webb. Your salespeople were great. I felt the clean up people did a bad job also little things like hardware left off doors touch up painting bad. Electrical outlets covered over with drywall. Things left undone for a home this price should not happen

Experience with Pulte’s representatives has been less than stellar, from sales representative to field managers to mortgage company - lack of the "Courage To Do The Right Thing". Extreme lack of communication and false promises from Zach and Hampton. As the field managers, one would have thought that Zach and/or Hampton would be responsible for quality control regarding the work product of the parties constructing and providing services to the homes. Unfortunately, quality control falls to the homeowner, if we are lucky to observe issues, before Pulte pushes on and covers any issues. I discovered beer cans and bottles on site several times and reported it to Zach – only for the cans and bottles to continue to show up on site. I reported blood splattered down the sides of the cabinets and it took 3 weeks or more for the blood to be removed. Due to the installation of dormant grass squares in my yard and the interspersing of live grass, I now have a patchwork quilt lawn. Pulte needs to invest in skill construction workers that understand construction and can resolve issues on site. Current workers’ responsibility seems to be putting together the pre-fab puzzle pieces, whether or not actually they fit. Wall are not plum or level, floors are not level and showerheads are install incorrectly. Tile work is below par and not sealed. One of the first things Zach said to me during our walk through was that I needed to have the tiles sealed – if tile work needs to be sealed, then why is it not part of the original installation? In addition to Zach’s lack of professionalism is his lack of organizational skills and ability to answer a question. Pulte Mortgage company representative were difficult to reach, not very responsive and requested the same information over and over and over again – lack of organization. Unfortunately, in visiting with my neighbors, we all seem to be experiencing the same issues with Pulte. ... More

Building a new home is supposed to be a great experience, especially at the rate this places charges there should be attention to detail and much better quality materials and workmanship. We started right out with our home being built wrong with the lanai and garage on wrong ends which was huge and done for best view of the $75k pond lot we purchased, our home was also supposed to be completed in May and we finally got it Sept 12th! Which cost us $30k on old house sold because market drop and 1.5% on rate increase! The worse part was seeing homes completed around ours that were NOT even available when we bought ours. Now that were finally in and now 2 month's later we still have to have people in here, almost daily, to fix things, repair or replace bad workmanship or materials. Even our electrical box in garage was tagged wrong. They have lied, fabricated or deceived us throughout the entire experience right up till now. Like everyone says.. the amenities and clubhouse are nice but MANY we talk to say its ashame they charge what they do for such poor quality. My suggestion?... build somewhere else, we would have if knew what we know now ... More

After moving in I noticed that the front door will not lock, this is concerning because of security of the home, I called to have the front door fixed as an emergency and it took 3 days for someone to fix it. Other wise I am happy.

Inaccrurate feedback and in somec cases outright lies.

We were promised a quality home "the Del Webb difference" and we did not get it. The bones of the house are hopefully quality but the finished product was crap. We had to touch up every wall, many cabinet faces need replacement, no screens on our windows for many months and still waiting. Every appliance has needed repair or replace and some not done yet. there has not been a single area where we didn't need some kind of repair. The problem is that pult has hired the worst possible trades to do the work. They either don't care or don''t know how to do the work conscientiously and have NO OVERSIGHT. Many in our new development will even allow they back in our homes because they either do a lousy job or they mess something else up while doing work. I have heard the word "class action lawsuit" from multiple people. I would not buy here again if I could go back in time. I will say that the consturction manager, our sales guy and the construction supervisor are great people...but pulte really dropped the ball in this development hiring sub-standard folks to do the work and not giving us the "quality" we were promised. We dreamed big, kept it real, and they got it done! Despite a global pandemic, supply chain challenges across the country, a national worker shortage, and the highest inflation in 40 years, we are in our Del Webb home, and we love it. No sugar coating...this was a tough time in the home construction industry and our supervisor Mike P. delivered. There are punch lists with any new home build and our team dealt with them professionally and in a timely manner under tremendous stress due to outside economic and workforce challenges. Had Lot of delays from product availability and manpower. Did get me in to new home before booted out of old one. Quality was not job 1. Walls not square, certainly noticeable on tile flooring. Notice more defects as time goes by.

Generally happy with our purchase. The materials and appliances are middle tier and some of the workmanship on the molding could have been better. But very happy with the responsiveness to any concerns raised and with the clubhouse and its staff.

Pulte is known in our area for quality and value. Great buying experience.

We bought a new build home from Pulte.. All went well until we received the call telling us the date for our walk through. We live in another country and could not drop everything and fly to see the home. After much back and forth, a date was agreed upon. Then came the calls saying “can we push it back a week?”. After booking flights, hotel, kennel for the dogs, I said it is either finished, or you hold it for when we come down in November. They promised to get it ready. We arrived as agreed and the house was not finished. It has been a &*$# show since then. We had to fly home and are left with a long list of things to get fixed when we arrive in November. Pulte will promise you the moon, but once they get your money, you fall to the bottom of the list. It appears that the company has internal performance measures that each team has to meet - sales, construction, walk through, after build - and the targets put the squeeze on staff which puts the squeeze on the home buyers. At the end of the process, we are left to deal with a “Customer Care Manager” who says he is overworked, with 250 homes to service from phase 5, and just seems to sign work orders for things to be fixed or completed, and the new home owner becomes the contractor for the work. Not what I would have expected on the delivery of a new home. Free advice for Pulte and Del Webb - stop squeezing your staff with unreasonable timeframes, stop “delivering” new homes that are unfinished and full of deficiencies, and listen to your customers versus trying to push us into your time frames. ... Terrible warranty response! Plumbing back up several days after taking possession. It was a Friday afternoon. Pulte sent an incompetent plumber. Two days later sewage backup returned. I called a competent plumber who fixed it. They refused to reimburse.

We are really enjoying our new home

I had a good experience with my new home. Jordan was very helpful with the process; Natalie was excellent in helping me pick out options; the construction manager, Mark, and his team were always ready to answer questions or keep me posted on the progress of my home. As a recent widow, this was a brand new experience for me, and everyone helped to make the process as simple as possible. I am looking forward to this new chapter.

We are extremely satisfied with our new townhome.

Too many people in layered systems. From purchasing through follow up warranty support after closing. Poor communication. Real low quality materials used, especially wood framing. Workmanship quality and accountability of workers not good. They show when they show, do poor to fair work when present, leave low skill workmen unsupervised, and take too long to address fixing what should have been done right the first time.
