At the end of the day, you will have a quality home in a great location, You will also have some of the most annoying times of your life getting there. Just remember why you wanted this and it will happen.

Our general super was excellent and very responsive. The warranty team is the best I have ever experienced...and I have bought many builder homes over the years! The whole team holds vendors and subs feet to the fire until the punch list is complete!

For the most part, the quality of supplies and materials have been good. But we have been here in the house about 6 weeks and are having problems with the windows. I did get a response to the service ticket but not a repair. The folks I would be most careful with are the design group and the salespeople that go over the house design exterior. I might have missed some of the information I was supposed to have made as I had to do all virtual selections were made as I had to do all virtual choices. It wasn't until I moved in to see some of the choices I could have made. With the interior design it was a similar situation. Anything I wanted to change, and pay for, was outside their cookie cutter mold and considered custom. I should have told them to do nothing a then brought in my own people after closing.. Quality of workmanship is poor. Quality of faucets, towel bars, toilets and sinks is poor. I recommend Hans Groehe and Toto manufacturers.

Love the Nocatee area. Well kept grounds with plenty of amenities. Jamie was wonderful help with our walk-through process and has been a pleasure to work with. Pulte Homes built a quality villa perfect for our retirement. Samantha has a smile to greet us and answers all our questions. Great place to live.

Our builder Austin was so extremely kind, professional, knowledgeable, and trustworthy! We had a few issues during the walk-through that were immediately taken care of before closing! The minimal issues we discovered post closing, Austin either took care of or directed me to the people that could help!

Overall a very positive experience beginning with the sales team to the builder. Some minor details that have to be addressed are handled promptly by the service team. Love our new home and the community!

Keep an eye on your house as it is being built. Check it out every week if you can. When you see something that is wrong or looks wrong tell them asap. Pictures help to explain it.

BEWARE. Pulte did not have our house completed and to our satisfaction at closing. They asked us to give them a good rating in spite of their inability to complete the house as contracted. They in fact asked us to state the house was completed even when it was not. The many, many items left undone are too many to name here. We’re now moved in and in a fight to get the simplest of things completed. Again BUYER BEWARE.

For the most part the home buying experience was good. I bought a spec house already under construction in May 2022. The price I paid was much higher than what a similar spec house is selling for now. So, I don't feel that I got a good value, but I guess that's market dynamics. I wasn't given the opportunity to add or make changes and was basically told that everything had already been ordered for the house. I was disappointed that the drop zone wasn't included or the cabinets over the butler's pantry. The quality of the house seems very good. I love the cabinetry throughout the house and the granite counter tops. The appliances seem top notch although I wish the dishwasher had a stainless-steel tub rather than plastic. There are a few minor details and painting flaws that need to be repaired such as no paint on some trim at the base of the cabinets in the kitchen and the stickers on the windows certainly should have been removed. Also, the attic drop down does not open as the stairs do not clear the opposite wall and will not fully come down. This should have been inspected and corrected prior to the sale. Determining the closing date was a little stressful for me since buying and selling involves scheduling other folks, movers and utilities. They were noncommittal on this and once it was set and I was told the house was finished, they tried to change it again a few days before closing. That was the only time, I got really upset since I had already scheduled movers, utilities and notified the buyers of my former house. It was not changed so I was able to move as scheduled, but it should have never been suggested. I am still waiting on a response to my repair requests, but it has only been a few weeks, so hopefully, I will hear soon. The neighborhood itself is beautiful as are all the amenities to include the Ocean Club. I am overall pleased with my purchase and would recommend the neighborhood to others. ... More

Several issues still not completed after two months passed after closing

The contract required to buy the home places NO responsibility to deliver the home on time, and without defects that good quality control could avoid. The developer is focused on securing new buyers, using contractors who too often do slip-shod work and are not help accountable. Getting unacceptable defects fixed are 50/50 at best; for example, we have a shower floor that leaves a large puddle at the back of the shower because the tile floor was not sloped correctly. When reported to the warranty department, the representative said, “Get a mop”. We paid thousands of dollars extra for the larger shower and the workmanship and response of the builder is unacceptable. We have a lower kitchen cabinet with pullouts that do not pull out. Still waiting for a response from the warranty department. We have “shutters” that do not fit the size of the window, preventing privacy at night and too much light in the mornings. This is the case with other windows in the house. They should be referenced as “shudders”. Our sales person was excellent, but once the house closes, you are an “old” customer, relegated to the “Warranty Department “ and no longer a “person of interest”. At this time, it is much easier to get new customers, but this country is changing, and hopefully the company may realize that their “old” customers are as important to Pulte’s health and reputation as the “new” customers are to their bank account. ... It was really easy to work with the builder on selecting options to make my home exactly as I wanted. The entire process went smoothly and there was always excellent communication from the building project manager so I always knew where we were in the process and if there were any delays due to supply chain issues. Overall, I’m very happy with my new home and community.

Fixed contract..no surprises. Great home value. Overall very happy.

Moving into a Del Webb community is one of the best choices I have made. The physicality is wonderful and the people are very friendly. The sidewalks make walking around easy and fun! The only negative thing I can say is that the house was not cleaned as well as I would have liked(drywall dust) and my back porch could have been pressure washed better (orange spots and dried drywall on the concrete) it was acceptable but I expected a higher standard. I would still highly recommend and give a five star rating to the company.

I wish the builders and contractors would take a little more time to do things right the first time. It’s very frustrating when the owners move in and they have to log several work issues because things were done in a rush. There also needs to be more communication with the buyers. Final inspections should be done before the new owners move in. My new home was left with dirty floors from the contractors.

My husband and I had a brand new experience with building a new house. Jenna made the process for us seamless. She was always there with a smile and was prompt in answering all of our questions. Pulte has been amazing. Garrett and Harrison are so professional and attentive to the issues we had and have. We have never dealt with builders who truly care about the homeowners. We love living here. Thank you for everything.

This was a bad experience from start to finish. I couldn’t re on end this for anyine.

Pulte (Del Web) is our 4th new builder in California, All 4 were “production” / “track” homes. Of the 4, Pulte falls short, with the buying experience, the construction and its customer service.

These guys have been reliable, knowledgeable and professional! Big shoutout to David, Ryan & Tim. You have made my job so much easier!

I think the workmanship is poor quality. Response to items of concern is non existent. Cheapest possible products used.

I was promised alot when I bought this home in the area of "White glove" service. I never got anything close to that. Although the positive is I confident I have a very well built home, I was treating more like I was lucky to have it rather than Del Webb was lucky to have me buy it. My construction manager only called me once, and I am 3 months in and have yet to have anyone get back to me for 30 day inspection.
