Great to work with during the build process.

I call the home my 300K mobile home. I've owned numerous homes including new homes. The workmanship and build quality is far below other home builders. My daughter just bought a new Meritage. No comparison, their quality, sales practices and construction management is superior in every aspect. Pulte thrives in deception. They don't disclose hidden fees and when asked about it you get different stories depending on who you talk to. Their construction manager had no clue. Failed to notice obvious problems then waits to the last minute which ends up in poor repairs or no repair at all. I think they buy all of their fixtures at the dollar store and the design center is insanely over priced. For example they want 17K to do tile floors throughout in a 1280sf house. I got outside quotes for just under 7K. The horrible base design of the floors makes it seem like they purposely made it look horrible to force you to buy the overpriced flooring. My design center person was smug and acted like I was below her. She had no clue on the options and what was included. As a result I ended up purchasing extra electrical outlets when there where sufficient outlets included. They also purposely hid the fact that they are building a family neighborhood less that a half mile from the 55+ community. The experience and lack of confidence in Pulte has led me to hire a realtor to sell. I'D NEVER BUY PULTE!!! Buy a tent its better quality. ... More

Well built home, though the sliding glass doors don’t do much in stopping sir infiltration, warm or cold. The cost of upgrades is very inflated. Where possible I would put off as many of the upgrade feasible until after closing. Great house, Pulte staff exceeded expectations.

It was a bad experience from start to finish. Important reminder to anyone considering this process know you are dealing with SALES..their intention in a large community is about getting you signed and closed! That's it..no more no less. Read your documents VERY carefully! The closing documents will have zero in the sellers column...ALL costs are paid by buyer! Everything and I mean everything is an "option"...even mirrors in primary bathroom and believe it or not the garages are manual!!! If you want remotes...that's an expensive option as well!! The houses are. Built to code but they don't go one step further! Know that and I'd highly recommend getting your own personal inspector at the pre drywall stage and pre close. That saved me! All in all...and I could go on and on...3 words...DON'T DO IT! ... More

Limited options but charge premium prices

Enjoyed the whole experience of working with Del Webb and Pulte Homes. From purchasing and selecting to being part of the build out process. Issues I have had were minor and taken care of promptly.

Very accurate timelines for building and closing

I couldn't have asked for an any better than buying a home from dell-webb on buying home and the quality of home I purchased.

Everthing went extremely well. Any issue was quickly resolved and fairly. Overall a very smooth and steady process.

This was our 2nd home built in Sun City. This experience was far superior to the last! Great project manager and salesperson!

Overall my experience with the builder was a positive experience. The build manager and the Del Webb/Pulte sales representative did a good job in working with me and responding to any concerns or questions. The craftsmanship was good particularly in trim work and cabinetry. They cut some corners on quality of materials on the electrical wiring, paint, R-30 insulation vs using R-38, not sure about trusses vs. traditional bracing in attic and roof. Made some mistakes in concrete pour that had to be corrected. Other than those items I have been very satisfied with the home.

only draw back was the over writer section they were not very organized they delayed my closing . for some paper work that I had sent a week before.

Danielle and Brett were absolutely first-rate professionals helping guide and support us through the entire home building/buying experience. We give them each 10 out of 10 ratings across the board. Thank you for making a stressful life event a lot less stressful!

Pulte is very responsive to issues and compensates fairly for their mistakes which is great customer service. Project management and sales team are very customer focused and will do what ever they can in their control. But Pulte corporate are not using high-quality materials nor listen to add low cost value options, Pulte wants to stay with their standard options even when low cost changes add considerable value for the homeowner. Ie they will not include a hot water recirculating loop to save water. You have to wait for several min to get hot water in lieu of 3seconds at your sink/shower just like 30 yrs ago. They use the cheapest water and vapor barrier on the market for all exterior walls. They will not add shut off valves for exterior water faucets for freeze protection. They will not add a drop-down ladder for attic access. All of these have great value, but only cost a few hundred dollars each. They use copper coated aluminum electrical wiring. No option for 100% copper. Change out the lights and the wire snaps off on reconnect. Copper does not do this. They don’t have drawers in the master bathroom cabinets. I don’t know how I missed that but very basic. They will not offer zero escaping with no grass but have separate water meter for landscape watering with higher cost of water usage. We have built seven new homes over the past 20 years and Pulte is one of the best builders! On time, great quality and excellent follow through on warranty items, large and small. The Dell Web community and club house are spectacular. A special acknowledgment of Shelby in the Pulte Customer Care Department for excellence!

Poor sharp edged doors is only complaint

Overall we are very disappointed with the low quality of materials like cabinets, and baseboard and low quality workmanship on cabinet install/repair, texture, and painting. We also own a home in Sun City Mesquite that was completed in 2021 and were expecting the same level of workmanship and materrials and the new home we closed on Nov. 5th 2025 is significantly below the quality of the home finished in 2021. We are about 3 months after closing and there is still asignificant amount of reqork to be done. The texture on the walls inside the house needs to be completely redone and we are still waiting for that work to be completed. The painters/texture people have been to the house twice so far but only to do some light touchup painting. We are scheduled to get the texture work redone later this month but the fact that we have to get it done and the impact on us is significant. I hope they can get the job done right this time but honestly I have serious doubts they can. Also, the cabinets have had a number of issues and they have been to the house twice and yet the quality of the cabinets themselves and the workmanship is sub standard in my opinion. They are scheduled to come out again but I again doubt the issues will be resolved to my satisfaction, we will see. There have been and still remain other issues but I am especially concerned about a crack in the ceiling in the living room and was told we should wait until later in the spring to see if it gets worse before they repair it. So now we have to wait until later this spring to even see how bad it gets before it is repaired and once again at significant inconvience to us. While I appreciate the willingnees to stay engaged to resolve the issues these are issues that should not be there in the first place. ... More

Our overall experience was a good one, and we are very happy with the workmanship and materials used to build our home.

Review for the Construction experience. Building a new home is a major undertaking, and having the right superintendent makes all the difference. Danial exceeded every expectation from start to finish. His professionalism, attention to detail, and commitment to quality were evident in every phase of the build. What stood out most was his communication. Danial kept us informed at every milestone, answered questions with patience and clarity, and made sure we understood the “why” behind key decisions. He never cut corners, and he treated our home as if he were building it for his own family. His coordination with trades was seamless, his scheduling was efficient, and any issues that came up were handled quickly and correctly. She helped us navigate countless options—finishes, colors, fixtures, layouts—and always guided us toward choices that fit our style, our budget, and the overall vision for the home. She never rushed us, and she always made sure we understood how each selection would work together in the final design. What truly set her apart was her communication. Jenny was organized, responsive, and proactive, keeping us informed at every step and making sure nothing slipped through the cracks. She coordinated seamlessly with the build team, ensuring our design choices were executed exactly as planned. Review for the Sales Experience Our overall home‑building experience turned out well, but I want to share honest feedback about the sales process so future buyers know what to expect. The sales team was friendly, knowledgeable, and helpful during the initial stages, and they did a good job guiding us through the contract and design selections. However, once construction began, we were disappointed to learn that no change orders were allowed — even for small adjustments that would have improved the final result. Later in the process, during the landscape phase, we asked about covering an unsightly electrical pedestal. We were told that couldn’t be added as a change order, yet we were allowed to submit a change order to delete the landscaping portion of the contract entirely. The inconsistency was frustrating and didn’t feel customer‑focused. Despite these issues, the home itself turned out beautifully, and the build and design teams were excellent. With clearer communication and more flexibility around reasonable change requests, the sales experience could have matched the quality of the rest of the project. Communication was definitely an issue as we sold our home a few days after we sold our house and lacked internet access. ... More

Take notes about every detail of your plan and design because of unexpected and unexplained changes, I.e. shower heads in the master bathroom. Inspect carefully details of floors ( we found lots of paint left and poor details around toilets, walls, windows, and toilets. Garage, cabinets, and countertops needed additional touches and cleaning of construction materials and gaps. Ask questions and document appliances you choose. Our refrigerator was a little disappointing - not what we thought we chose. Check the garage openers, and “smart home” features. Good luck.

Because of medical issues, our living situation had changed, and we no longer could live in our 2-story home. I started looking for a senior community with many amenities. Kensington Ridge fit the bill! My first contact was with salesperson Elaine. What a blessing! She advised and reassured me throughout the buying process and had many great suggestions. She certainly made the buying and scheduling process a breeze as I had to deal with many other situations during this process. The construction process went as planned. Just a few hiccups, but nothing that was not corrected in a timely manner. The construction walk throughs were informative and the closing process was easy. Nolan was readily responsive to my needs with moving in issues. He had work orders ready to fix issues immediately and came to my home himself to remediate some problems. Everyone I dealt with was helpful and pleasant, but I do need to single out Elaine in sales and Nolan in construction as they both went "above and beyond" in customer service. The buying experience was amazing great. Everyone involved from purchase to closing was extremely helpful and attentive. My only concern was the quality and experience of those involved in the finished product. The quality of detail during the final coats of paint and caulking were much less than what I expected to see in a new home. Very disappointed.

The construction manager was very responsive, helpful and proactive. A major problem is a design issue. The way the gutters are installed over the front walk causes water to build up on the walkway causing an ice issue. The water from the leader to left of the garage causes erosion and a hole in the patch of grass at the bottom of the leader. Overall, is a well constructed house.

Overall our experience was very positive. The salesperson was knowledgeable and gave us great pointers as we picked our the house model and the features. The builder was on top of everything and sent weekly pictures since we lived out of state. She was easy to work with and ensured the home was well built. BUT...the day we moved in the fridge was warm on the inside. Read the manual and had builder come, called people, and could not figure out how to get it to produce cold. It took 2 WEEKS for a repair person to come. He reported our NEW >$3000 fridge had a catastrophic problems and needed new compressor that may or may not fix the issue. We asked to have a new fridge. Told we needed to order parts and wait ANOTHER 2-3 WEEKS for repair and then maybe they will replace it. Imagine no working fridge in a NEW HOME for OVER a month. Simple fix to replace the fridge has not happened. ... More
