We were so excited every time we heard from Del Webb. It gave us a sense of involvement in many aspects so we could feel part of this process. Living far away, we could not just drop by to see progress. It was great to have our update and walk-thru appointments. And our Project Manager even sent us photos along the way. There were only minor things that needed attention, and they were taken care of right away. Thank you, Del Webb for a job well done.

It was a pleasure working with our field manager John. We believe any issue that came up he resolved immediately. We cannot say the same about her 30 day walk-through. Like any home you find issues after you move in. At this point we believe we are not getting honest answers and a run around on problems that need to be addressed. Our advice is make sure everything is fixed prior to closing

At the design center, ask for motion detection light in your walk in pantry. They are great! Wish I'd have asked for them in the garage and the entry into the house from the garage. Upgrade paint if you can, I went with "basic" and found that it is water based and will come off if you rub too hard if you mar your walls. After baseboards were installed, the tile people came back and grouted (why I don't know, as I always thought baseboards were to give that "clean" line between floors and walls). I must say most issues with our home were satisfied by having to go past the on site builder and appealing to upper management. The customer service manager on site ( responsible for issues after closing) was completely the opposite. He made sure every item was completed ! A word of advice on the walk through is to check all appliances for any dents or scratches as we were blamed for construction damage (verified by whirlpool representative) to our refrigerator which was not noticed in our 30 minute walk through because it was partially hidden by cabinet casing enclosing the refrigerator. ...

Tony wasn't happy with the last minute requests from the underwriters. Not pleased with the mortgage company our mortgage was transferred to. This whole experience caused Lorraine and I frustration and anxiety.

Realtor and Work Manager were excellent. Workmanship fell short as identified in several areas through professional after build inspection. However quick fixes were accomplished after reporting. Price of home was overpriced per VA appraisal, negotiated new value and price were determined and accepted.

I would say that, overall, we had an excellent experience with Pulte/Del Webb at Barton Village in Lebanon, Tennessee. The actual people we dealt daily/weekly with (sales/construction manager/project manager/vendors/mortgage company) all seemed sincere, trustworthy and motivated to deliver a quality product. I think it can be the "luck of the draw", depending on the part of the country, on how these folks approach their jobs. We were very fortunate. Pulled mortgage was bad for us

Entire experience was awesome except for one.. I would NEVER recommend pulte mortgage to anyone. I logged 7 calls with not one return call. That part was terrible

Disappointed in their finish work but the overall construction is excellent for a non custom home. They are not flexible with upgrading air conditioning systems and using a different maker for a dishwasher also no flexibility in including a gas line for people that prefer cooking with gas we put the gas line for $10,000 it’s propane and it is great to be able to have our Wolf Appliances and updated kitchen appliances however we had to remove the new ones they all got donated since no flexibility on choosing your appliances !!! The area is beautiful and well kept and people living here ...

Happy with new home despite some issues

We purchased a brand new 'spec home' sight unseen because of a significant price drop. We are happy with the home and the neighborhood. Is everything perfect? No. We had some issues such as an exterior door handle coming apart instantly, some electrical outlets not working, and water accumulating under the condensate. Pulte Homes and their agents responded fairly quickly and appropriately.

Some of the issues that were found when we had our pre-close walkthough led me to believe that the pre-close quality control was not the best. The kitchen sink had a leak. How was that not found? There was insulation stuck in the main water line of the home. Our private inspector indicated that there seemed to be a problem from one of the toilets and the project manager said he would have all the plumbing checked. Clearly that didn't happen. They had to dig up the beds in the front of the house to get the lines cleared. As far as we can tell, everything was fixed, but some of the items never ...

Initial delays were unacceptable

Once we were at the end of the buy/build process things went well. However, the lack of responsiveness from the Sales office and the 2 month delay was unacceptable. Worse was the lack of accountability and owning up to make it right. We pushed to have the build completed by May. The Sales simply dropped the ball and we were forced into a 2 month rental at our own expense. Had the Sales office been straight forward, answered calls and emails we could have adjusted our schedule. We simple got a shoulder shrug from the Sales office.

Scope for quality / top financial handling

It would be desirable for a house costing more than $600 to have a water softener already included, and to choose built-in cabinets with higher quality than metal shelving. But most importantly, the doors would be completely sanded, so that all corners and edges feel smooth. When prices go up, you shouldn't simultaneously feel like the quality is going down. It would also be good to accompany the buyer through the administrative procedures (electricity, water, gas, and also with the HOA or the Castle Group) during the handover, because that doesn't always work out so well. I don't think my experience is any different from most buyers of semi custom, mass build communities. Terrific customer service from sales office and construction manager. Some parts of the home are done high grade, some done cheap. Pulte warranty is prompt to correct problems. Beware of Pulte Mortgage. They are the worst, and should be avoided if possible.
