Never again Worst builder ever

Thank you for a lovely house. It is strange that you supply us with paperwork urging us to use a ph neutral cleaner on our grout and floors BUT then we find that your final clean-up crew does not use these type of cleaners. Being on the same page would make sense ( at least to us ). AND the carelessness of your painters would have also helped. We eventually had to do the "final" floor cleaning ourselves ( with the proper cleaner ). We have nothing in writing BUT we were told that "eventually" we would have our window screens. It would be nice to air out the house, so I hope this is true ( eventually ).The absence of product brochures is annoying and more care should be given to make sure these are supplied. for every product supplied, We do feel that the overall quality of the home is apparent and we are happy with our purchase. ... The security and lighting in the community is excellent. The personnel at the clubhouse working in restaurant/bar area are very personable. Alot of great activities.

I purposely start my review by recognizing two Pulte employees: our construction manager, Brian, and Pam, our customer service representative. Pulte is fortunate in being able to employ such professionals- we were fortunate to have worked with them during the construction and post construction process, as per: Because we weren’t present during a majority of the construction phase, Brian was our key contact in regularly providing updates, photographs and by being immediately responsive to questions we had along the way. He couldn’t have done a better job filing his position as construction manager during the entire process. He was our advocate. Post closing, we had a significant construction set back requiring Pam to step in as Pulte’s representative in returning the house to its original state. Pulte, through Pam, never hesitated in providing the labor, material and financial resources to get the job done in a very timely manner so we could occupy the home. Truly exemplary customer service by Pulte in general and by a capable, knowledge and pleasant professional in particular. As for Pulte and specifically Del Webb Nocatee, we recognize these are difficult times with well reported difficult issues for builders and home buyers. As we, along others experienced, there were delays in construction due to unavoidable labor and material shortages, frenetic market activity and in some cases quality workmanship issues likely due to a lack of skilled labor. I specially mention interior trim work and interior painting. A limited summary breakdown ( builder and up grade materials): PROs: kitchen appliances, bath fixtures, flooring ( tile, carpet, vinyl), cabinets, floor plan, yard/landscape, pavers, master bath shower, tubs, customer service, over- all building experience and the beauty of the community CONs: majority of the interior trim, wallboard taping and painting; upgraded “drop zone” and other expensive upgraded items of questionable value and quality; sloppy electrical work ( outlets); inflexibility in making design changes. CONCLUSION: What it all breaks down to is knowing what we now know would we make the same buying decision-the answer is yes (although noting we have only been here two months). Some limited advice includes working closely with your construction manager; know that all your expectations will not be realized due to unforeseen circumstances; that your home is a customized home not a custom home; and that your purchase will be expensive considering the combined base cost of the home, lot cost and items you may select from the Design Center where you will work with the capable and pleasant Priya. ... John G. in sales is the one person that made this experience enjoyable. He returned or texted me back in a timely manner. When we had a concern, he would look into it and again in a timely manner respond back. The neighbors are wonderful and very helpful as well.

Horrible Quality, no QC when they turnover the house. Need to call them for fix but takes forever to respond and address the issue.

Bill O, our sales rep was OUTSTANDING!! He did everything he said he would, guided us through the process, dealt with all our concerns, made the whole process a pleasure, in spite of the fact that it took over a year from contract to delivery. However, some of the subcontractors were not altogether satisfactory, tile and painting for example. The tile was not properly washed after grouting, which left spotting throughout the house, and is impossible to remove. The warranty service is all but nonexistent. I've done most of the punch items myself.

We can only hope the structure is sound as the finish work is rather poor. We had to point out many times crooked door and window framing. Some were corrected however, others were just left with the response “no way to fix it”. The shower frame and doors in one bathroom are installed incorrectly, this was pointed out before closing and 2 months later this is still not fixes. Some windows are damaged, again pointed out but not fixed. Glass doors to the library/den poorly painted, even the painter asked “what’s with all the blue tape” told us to report to get it fixed, we did still living with it. I could go on but hopefully you get the picture. Can not end without saying, we love our model and hope issues will be resolved soon. ... More

The quality of workmanship is terrible. There are 100's of paint blemishes on the walls,Paint splatters on my hardwood floors that still have not beeen cleaned up by Pulte. Every window sill needs to be rechaulked. The floor moulding where installed crooked and there is exposed wood. The hall bathroon tile is off center and has gaps in the chaulking. Where the walls and ceilings meet there are paint lines.My hurricane shutters that were hung and approved by the county, some dont fit properly and I was missing hardware. Plus Pulte painted over the bolts in the walls around the windows for the hurricane shutters and I had to spend hours cleaning out the paint so I could unscrew them from the wall. And the list goes on and on. If I knew how bad the workmanship and lack of quality control checks, I would have never purchased the house. ... More

I love my new home,

I am very conflicted about my new home at Kimblewick. I’m very pleased with the house and community. I won’t complain about minor issues, but one that goes against Pulte policy. That is planting a very large tree( it will grow to 40 or 50 feet) 5 ft in front of my house. It will have to be cut down at great expense in the future. I offered to move it but was denied. Please respond to this as my request is ignored. Thank you. Sue Hughes

We sold our home in Texas and moved to Florida to be close by during the purchasing and building of our forever home to spend our retirement years. We were looking forward to being close to the community during the construction. It was going to be an exciting process for us to see our dream home become a reality. Our good experience was limited to our salesperson, Caryn, and the design center. Once construction actually began it went downhill and got worse with every phase of the work. We were the ones to find construction and quality issues throughout the process -- and reported them to the construction manager. Things like missed outlets and cable connections, missed air vents, improperly placed air vents, incorrect lighting placement throughout the home, exposed wiring for the HVAC system that was supposed to be routed through the walls, forgotten crown molding, damaged cabinetry, awful tile/grout workmanship, and more. All of these things, and more, were found by US and reported multiple times to our construction manager, and then up the chain to supervisors and regional director. Our build, which was scheduled to be completed in Jan-Mar 2022 did not close until mid-Aug 2022. We closed with a list of 50+ issues that needed to be resolved. Our Customer Care Manager, Robert, has been working really hard to get our list of issues resolved since our closing. Many of them have been resolved and checked off but there are still a few big-ticket items that are in process and need to be completed before we can consider the home finished. We've been in the home now for 2 1/2 months and have damaged cabinets that need to be replaced, and a whole home that needs to have the tile regrouted and broken tiles replaced. We love our model, we're making changes that suit our needs, and look forward to having the issues completed so we can actually feel like it is ours. Would we do this again? Not with Pulte -- the quality of materials and the process (or lack of) all but ruined our experience of having our home built. Bottom line is things are getting fixed, but those things should not have occurred in the first place. We do look forward to living in the Del Webb Tradition community and enjoying our retirement years -- just wish we did not have to go through so much anguish to get to this point. ... More

Robert was great. Tim listened to our concerns but was hamstrung with the low skills of the labor pool. Design of home was great however don't expect to be allowed to make electrical or plumbing changes. (electrical outlets in wrong positions, both outside water faucets are on front sides of home, none in rear). Drywall finish in certain areas leaves a lot to be desired. Again this goes back to the quality and pride of those in the labor pool. Overall I would not hesitate to purchase again even though I know I must spend a lot of time finishing the home's interior.

Del Webb homes are very beautiful. The quality of the workmanship in some exterior and interior finishes could be better.

We moved in two days before Hurricane Ian. Construction was great! No issues as a result of the storm. Attention to detail was lacking. They knew we were not moving in until 30 days after closing. We had requested - at least a month before closing - that the wire shelving in the master closet and the pantry be taken down in order to allow California Closets (CC) to do the installs. This was two weeks before move-in. I arrived the day before CC installs and the shelving was still in place. The shelving were finally removed the morning of the CC installs. We had to clean the house the morning of move in. The dryer was not hooked up until two weeks after move-in. The dishwasher still doesn't dry the dishes. Warranty coming in another week. ... More

We feel we got a great house on a great lot. We love the plan-it's very open. The things that need to be fixed are small items such as fixing up painting, drywall repair. Pulte is very good about getting back to us to correct issues-before and after we closed. Del Webb communities are a wonderful place to live!!!

We started the process of purchasing our home by looking at your website and by visiting the sales center in Mesquite NV. We chose a Spec home and ended up purchasing it. We liked the thought of your ‘Quality Control’ process indicated in the model home display and on your website – we found the local managers do NOT proceed the way it was presented. We NEVER had a construction walk through as the process progressed, being told they were too busy. Luckily, we lived nearby and could drive by and see the progress. At one point we were contacted by the design center and invited to come and see the upgraded options for our Spec Home. Upon arrival, the receptionist was very friendly and cordial – she introduced us to a rep who would show us the items. The Rep immediately stated what a waste of time this was as we could not change anything. She said it was a waste of her time and ours. She showed us samples of tile, carpet etc and said – there it is, any questions? We thought we were going to be shown the optional upgrades chosen by the design center. This was very frustrating! Your Rep should at least be friendly and take 30 to 40 minutes and let us know what we were receiving for our 720-thousand-dollar home - That person should not be in any position related to customer service! It was apparent the construction managers were busy with many homes and were not concerned with ‘quality control’ or ‘attention to detail’. All of the homes under construction were filthy – full of dirt and construction debris, including trash from the workers - empty drink containers (water bottles, soda cans, beer cans etc), old lunch trash, and leftover, discarded building materials – all scattered about even with trash bins available. Driving through the construction areas it looked like driving through a landfill area. Other local construction areas were always kept in a tidy manner, showing that those projects are important to them. On our home, we mentioned our concerns of the debris (dirt, paint, grout, drywall mud, etc) accumulating in the track of the $37000.00 double sliding rear door – were told they would do something about it but NEVER did until just prior to the closing week. We also mentioned that a bathroom window had been sheet-rocked over – it took 5 weeks before they even looked at the structure and finally corrected it. Our Sales Rep said she had been talking with the construction managers who said the plans don’t include that window and that all homes have a construction package with the related materials. The window had been installed because it was included in the package. I sent pictures of the issue and requested the sales rep meet us at the structure – upon arrival, she said that she now understood what we were referring to. Later, we were contacted about the installed interior doors were the wrong size – They explained they had been looking at the wrong plans all along and that there had been a few changes in the Parkland model – they had been using the old plans and not the updated ones. They told us that 4 Parkland models had to have the interior doors replaced with the correct sized ones, including ours – the change out was completed with little care given to ensure the bottoms of the door frames extended to the flooring and that paint did not get on the tile. With a new home priced as this one, one should expect a little quality control and attention to detail. During the final walk-through, there were many items that needed to be addressed – had proper care been given, things like the sliding door track would not have been a problem, the garage floor would look like a new floor, not marked up like a used garage, it would not have been necessary to have the cleaning crew return clean grout off the tile in the bathroom areas or to clean up obviously spilled material on the tile in the main portions of the living area. At closing we were given the keys to the home. The keys did not work properly in the door from the garage to the living area. I called and the construction manager arrived shortly and tried them with the same result – he said the key person had already left the area but would be by the next day to fix the issue. The next day (a Friday) came and no one called or arrived. I called and e-mailed and was told someone would be there on Monday – on Tuesday I visited with two construction managers who were in the area talking and they made a call and said the locksmith would be there to fix it. No one called or responded – Finally the door was fixed 10 days after closing. To make matters worse, I received an e-mail asking that if I couldn’t rate the construction portion a 10, to please reply first to discuss why. I did respond and said that if a 10 was so important, why didn’t they live up to a high rating – I did not complete that survey as I felt like it was only a paperwork exercise and that it really wasn’t something that would make a difference. Our understanding, being told to us by the construction manager prior to closing, that we would live in the home for 30 days, writing down things that needed to be addressed – it was presented as if the construction group would return and fix those issues – at the 30-day period, we were then told that it was a warranty thing and not a construction thing – had I known that, I would have delayed funding until they were actually finished. Others in this area have told of their issues and how they were treated during the process – seemed more like a - kick the can down the road process - rather than one of genuine concern – kind of unprofessional. We do enjoy our home and its location – it is sad that the process was tainted and filled with the apparent lack of concern and lack of attention to detail on the part of the construction process. ... Lot prices are ridiculous and makes it a poor investment.

Had major issue with laundry room door wall not square and thus it was not parallel with the hall-way flooring then the laundry room itself had its own tile off another 5-10 degrees off parallel. Wall around shower was off perpendicular about 5 degrees and really showed with more space of wall at top than bottom by the tile. Many windows were not trimmed parallel or square. While these were all fixed within 2 weeks of finding them and right at closing, they would not have been fixed if we had not come down to check on the house 2 weeks before closing. Found an entire cereal bowl full of construction debris (masking tape ends, insulation, electrical wiring trimmings and a metal key) in the sink disposal after we closed. Still have not gotten a master bedroom towel bar re-installed, after it was removed to fix the shower wall not being plum issue. Many imperfections in the plastering on corners and trimming that did not show until we got the entire house interior painted. Many electrical outlet and switch cover plates are not square/parallel with the follow (they look crooked to the naked eye). Lawn is full of clumps of some wild grass that should be pulled by the landscapers since it is their responsibility to take care of the lawn. Some floor molding is separating from the wall and showing a large crack/space. Caulking would make it look better but nailing it properly would fix it correctly. ... More

My experience was good, disappointed that home is not “Senior” friendly.

Our salesperson (Allen) really worked with us to find the lot that met our expectations. He was always pleasant and easy to work with. Our project manager (Jacob) did an excellent job communicating with us throughout the building process. He kept us informed of the progress with pictures and any information he thought relevant. Since being in the home we've had to work with our warranty person (Debbie) on issues and she has been responsive however we have been disappointed with the length of time it took to resolve some of the issues i.e. a broken kitchen cabinet. We were told that it would take a week to replace it however it took over a month and a half. Also it was disappointing to have a roof leak that was not corrected on the first attempt and caused more damage to our ceiling when it leaked a second time. Our warranty manager has been very responsive and communicative to address issues. Overall we happy to be in our new home. ... More

We should have been provided with the choice of upgrading some features of the house. Otherwise, the experience has been highly satisfying.

Workmanship lacks in many areas of the house. In some cases, the cosmetic quality is unacceptable to and standard house. The refrigerator is noisy, the drawer won't close completely, two shelves in the freezer are missing. The model home has a side-by-side refrigerator with a pull-out lower freezer that fills most of the provided space from the cabinets design, this one doesn't. Thats just some things to discuss, there other areas to that also could be discussed.

House was very dusty with spackle dust when I moved in . HVAC was not working properly but since has been repaired. Sod was not watered well before I moved in and is dried out in patches. Otherwise I am happy with the house and love the neighborhood.
