Our sales person Shannon withheld information and even lied to us. Her boss (Kelly), and her boss's boss (Ashley) are equally useless. They don't appear to have much product knowledge and it shows. They almost seem proud of their ability to hide behind fine print. They used fear tactics and pressured us to decide quickly. "Hurry up, other parties are interested". Major difference from sales model were not relayed and we didn't know until first wall went up. Then we were lied to about the cost and lead time to correct it so it didn't get remedied. It also appears that the 13+ contractors don't have much knowledge either and are incapable of doing good work OR looking at plans. A few small changes were requested and every one of them got screwed up and sales manager Ashley not only admitted in writing that they don't have capable contractors but that it was our fault that the house didn't get built right because we wanted minor alterations on a half million dollar home. Our "deviations" were a door to be placed in a different spot (they proposed garage entry door to be 3 inches from back wall, we wanted it 3 ft and we also wanted a furnace located elsewhere so we could put a closet in one of the rooms without taking away from the room itself. It was supposed to be done in April, it wasn't done until late July which would cost us about $100,000 because of fed's rate increases. We prematurely closed on a incomplete house because we couldn't push rate lock any further, Pulte used that to their advantage. Now we are stuck with a house that is riddled with issues. We get to watch other houses get finished but 45 days after closing our house remains with several issues. Our furnace broke at week two, serviceman doesn't know why. Our driveway broke under the weight of a Subaru, also, it wasn't poured to plan so we can't even pull into 3rd car bay without driving in dirt. We don't have sod because plumbers didn't install irrigation stub. Some downspouts aren't connected to conduit. We are missing cabinetry. We have a broken drive apron from construction dumpster being dropped on it months ago. Unfinished trim in two rooms. Incorrect kitchen appliances installed. We have bricks missing around our foundation, missing light bulbs, and are missing an air vent in master bathroom. We have filthy HVAC lines throughout because contractors left A/C on while sanding walls, grinding slab, and spray painting after being asked NOT to turn it on. I went over every day and turned it off but when I came back it was on again. It wasn't even hot out (no wonder furnace isn't working properly). They didn't thoroughly sweep before laying carpet so every now and again we step on rocks that are trapped under the carpet. The stippling on the ceiling looks like it was done by a child (yes stippling, who even does that anymore!) This house is literally 1.5 times the cost of the average home in this county and it comes with a 3x3 patio out back, Thanks! We can almost put a grill on it. We got a 3-car garage but couldn't get a sidewalk out so side entry man-door is useless unless I want 3 lbs of mud stuck to my shoes or a well worn path in the grass once we have that. We asked for room trusses so we could have a useable attic but were denied so now there's no room for storage of anything up there. The things we have witnessed since living here would make an OSHA inspector cringe. The super is stretched far to thin and doesn't have the help he needs because Pulte doesn't pay well enough to motivate workers to show up. Pulte profits about 38% on a home and THIS is the crap they give us. They don't deserve to be in the BIA ... More

Once closing was done, it seemed that our concerns were not addressed.

I paid for the highest level kitchen and the cabinets, counters and appliances all have issues. The heart of my home is less than stellar. Woodsman kitchens are horrible to work with because they divide their departments and is impossible to get them to focus on ALL kitchen issues

Exceptional experience start to finish! Our salesman Trace and project manager Max were awesome. They both responded quickly to any questions we had along the way - great communication! We love our new home - would do it all over again!

I am pleased with everything!

Long but worth the wait in closing. Builder had numerous hurdles to finishing the build. There are still several minor issues which did not delay move in and are being addressed. We love our new home.

Jared was an excellent construction manager, he was always responsive to my concerns and kept me updated throughout the home building process.

I closed on July 19th shortly after moving in fobs not working to building security. The building foyer is not complete. With Del Webb’s reputation I expected a quick response to things broken or unfinished.

My countertop in the kitchen is cracked. I was not told that if I did not discover these cracks during walkthrough that I was stuck with the damage. I’m very upset that no one will have a dialogue with me regarding these damages. I have written several emails and no one responds.

Need more information regarding items to fix.

It is now 4 months after closing with a long punch list and plenty of promises to address the issues immediately. To date, little has been done other than to replace the entire hardwood floors. The issues are so significant that I am not able to completely unpack & get settled. Writing to the Pulte Homes President got the floors replaced but little else. They tell you they will address the issues repeatedly & repeatedly nothing gets done. There is no quality control nor is there apparently any accountability for customer satisfaction. Many of the positive reviews are driven by fear that a negative review might cause Pulte to not address the quality issues on their punch list. Little do they know at that time, it doesn’t matter. Once Pulte gets your money, they move on to finishing other homes so they can close on them. It’s the luck of the draw whether you get the substandard crews working on your home or a crew that may know what they’re doing. I’m not a “one off exception”. There are many others. I’m not leaving my name on this review as I, too, fear that it may negatively impact any hopes of getting Pulte to address the quality issues & ultimately give me the home for which I paid. ... More

From start to finish, Jerry of the sales team was always there for us, his expertise in the business is exceeded by his client focus. Zakry of the build team was another reason we were very satisfied with the process.

Our building manager was courteous and responsive. The workmanship / attention to details were lacking in the construction of my home.

Pretty responsive to issues and questions we had.

The are building in this community in mass quantity and I feel that they do not have enough personnel to provide good communication with home buyers. Was told many times by our sales consultant that he had at least 50 home buyers to take care of and could not be as responsive as we would have liked.

So far, has not been a pleasurable experience. Do many lingering issues. I hope pulte can get it together so I can change my review.

My house wasn’t clean before I moved in. Professional carpet cleaner said in all his 30 years he has never seen such filth in a brand new home. I have numerous issues that are still left unattended. I am not getting a response from the people responsible. I have issues with toilets, hot water, doors - we literally have to kick the back door to exit the house. A severe fire hazard.

We are very happy with our new home. Great neighbors and very cute houses. Employees here are very nice.

For someone that has worked selling materials to custom builders for over 40 years my house was built as I expected

Many details were missed prior to closing, some small but a few important ones that caused my closing date to change twice. Although there was a lot inconvenience and stress caused, in the end, the issues were eventually addressed.

Sales agent was super. Building site supervisor was responsive. But there were about two dozen issues regarding poor workmanship or carelessness of builders. Fortunately, customer care response to outstanding issues has been great. Builder did promote its mortgage company, which pushed unacceptable terms; we were able to find much better terms easily. Title & closing was a grease fire--completely disorganized. Builder could not produce a Certificate of Occupancy in time for the initial closing date, resulting in a delay and forcing us to waste vacation and travel time. On day of closing, title company was lax communicating with our lender, jeopardizing receipt of funds. Title officer was very tardy arriving to office (we had a three-hour drive; she was local). ...
