The one person who truly made our home construction experience great was the Superintendant, Joe!

Despite severe supply chain problems, Pulte was able to keep construction of our new home close to schedule. Field Manager kept us informed and did everything he could to get us closed and moved in before our lease expired. Walkthrough was thorough and honest. We felt that Pulte was committed to delivering a quality product. Since closing, Pulte Warranty supervisor has stayed in constant touch, helped to characterize issues needing attention and scheduled corrective actions.

Better than expected, and we expected!!!

Overall great experience with entire team Closing was the worst part. Took 3 hours due to street name error on Pulte’s end.

Eric was a great help throughout the building process. He held several virtual over the phone visits to show us the house at different stages. Holly always kept us informed and sent us pictures across the country each week.

Computer skills needs to be pretty good. Serious home inspection needs to take place. Del Webb employees and consultants including the financial personnel are very courteous.

The process in building this house was not only more stressful than it should have been, the workmanship and quality of your trades was horrible. The damages that needed to be repaired from your own trades was ridiculous. It took longer than needed to build the house. Pulte needs to keep in mind when building in your Del Webb communities, you are dealing with senior citizens. Also, problems with Pulte Mortgage so much so I walked away from the 10k incentive and went with my own lender. That is a whole other story in itself. I have had to reach out to several Sr. District managers to get resolutions for the problems I had. The only positive review I can give at his point is your warranty people are on the ball and do what they say they are going to do. As well, the Sr. managers were very responsive when receiving my emails. I have had answers given to me that later it surfaced there was a whole different issue that caused the problem. Incorrect finishes being installed and the list goes on. Slowly but surely things are being taken care of. Yard is a mess. Craftsmanship is below par and return of messages is slow

My expectations of this builder were way above where they should have been. My thought was that this was a builder who had been around a long time, was building a huge complex, therefore would be able to offer quality without compromise. My list of "things that are wrong" is minimal, yet enough to make the entire home purchasing process dismal. Warped wood, broken window, appliances not available upon closing, property grading horrible............best of luck to future buyers! I would not purchase from this company ever again.

They do not communicate well. And don’t respond quickly

Overall a good experience. I feel that when it comes time for pre-closing walk through, there should be 2. One should be at least 2 weeks prior to closing. And the other 4 days before closing. This way all issues can be fixed in an appropriate time frame.

The Sales experience was good, however, responsiveness once moving in has been poor. I have several quality of workmanship issues that are unresolved and desire to ensure customer satisfaction is a low priority. If anything, I feel criticized and ignored asking for broken/sloppy items within a new home to be repaired.

Holding out on rating the builders a five star until we see if they fix the water issues many of us are having. We bought in here because there was a very low possibility of any flooding. But...in the two months we have been here we have seen some very real issues that could cause major problems. Apparently, Pulte is on it and we hope that they find a resolution. Then ...five stars!

I identified poor workmanship on the inside and outside of my home before closing and turned in several service reports of things that I did not see before moving in (e.g., busted wall inside kitchen cabinet, hole in bathroom cabinet, hole in kitchen ceiling, bathroom fixtures not installed) Noone has reached out to me. I regret purchasing this house!!!! Its not worth the money!!!!!

The experience buying our new home was pleasant and the quality of our build was excellent. The staff was professional and delivered our home on schedule.

Wrong closing date given, had to close a month later. Promised appliances were ether the wrong ones or not there at all. New sod was mostly dead when we closed and irrigation was not turned on. ALL initial issues were not addressed, had to continually check up on. Overall, house was delivered in a manner where they rushed the closing and not concerned in providing a quality delivered home

Generally favorable compared to two prior home constructions in the past 10 years. Quiality of construction good but not excellent, as aome walls and corners were not "true". Our foreman has been reliable though subs often very slow in responding to needs for completing the work, especially the painters. The best part was the initial choices of furnishings and upgrades through the design center. This made the process very efdicient and easy.

I feel the overall experience was underwhelming. Very dissappointed in materials and quality of work. It seems that Pulte is not interested in building a quality home. The amount if stucco is half the amount that was homes they built previously. Quality if cabinets are horrible and the paint they used is very cheap. They told us that everything found on the walk through would be fixed by the time they turned over the keys. They had only fixed a small percentage.

Honestly, it's too early for me to assess the quality because we haven't moved in yet. Ask me again in a year . . . The home finished on time, but about three weeks before the scheduled completion date I was told that I couldn't get a firm date for completion. That response was on a Tuesday, on Friday of the same week we received a call saying our walkthrough was set for one week later. When dealing with out-of-state buyers (as we were), that was problematic. The closing coordinator managed to rearrange the walkthrough and closing, but the inability to plan and buy plane tickets in advance was an issue. Our walkthrough was good with only one issue that wasn't resolved before closing day. The field manager took time to explain everything and was responsive to questions even after we took possession. Ken was our sales representative at Sun City Festival and he did a great job all the way through. He was very responsive and was avalable whenever a question came up. ... More

Little bit rushed at the end to get home complete and transaction closed

We will recommend this community to our friends, but buying during a pandemic turned out to be something to avoid if possible. We look forward to living in and enjoying the community.

Pulte seems to rely almost exclusively on subcontractors. My opinion is that these contractors need to me managed a lot more than Pulte is doing now to improve on their quality of work, productivity and consequently on their cost of work. The construction manager is stretched too thin. More supervision and overnight of subs definitely required.

Quality control seemed to be non-existent. Numerous issues discovered before closing, still not addresses. Still finding quality issues on a daily basis. This is mediocre track home quality at a price point that approaches a semi-custom home. 48 days past close, no resolution on 15k pro range installation issues. Two other repairs resulted in further damage. (Countertop damaged by tooling, floor grout stained after bogus attempt to “paint” island cabinet skins that don’t match. Countertop repaired, but grout stains remain and cabinets still don’t match) Seeing these stains drives me nuts multiple times per day. The model options are well designed for an outcome that is a comfortable home with quality materials. Pulte is a large builder so there is always a degree of inflexibility with that but the individuals I worked with for the Build and Sale made it awesome - both the Project Manager and the Sales Manager. I've only had to create two work orders for cosmetic things and the response was timely and fixed the issue. At first it was difficult for me to get used to the idea of a community where the houses are so similar but that is the trend of the industry and how it works for all new build communities. The ability to make it yours with your home choices though is all that really matters because you look at the beautiful outside as you drive up but you are really living in the inside. The design choices were well selected and would result in a beautiful home so you cannot go wrong there and the Designers were wonderful to work with. The amenities of the community are second to none and building here is all about having an active lifestyle with a lovely home to enjoy it in and Pulte delivers that in spades within Del Webb Nocatee. ... The house build and construction process were fine. Some minor things, which are to be expected, and we continue to work through those with our construction manager, who has been responsive. The house is nice, but pricey for the size and features. But we made the choice, so we’re ok with this, Our closing experience was a catastrophe. Originally told in March our closing would be 1 August. We agreed, given thenplanning necessary at our exit home, and other personal issues. Later, the Construction Manager told us this house would be done end May. Puzzled, we pressed Pulte on this closing date disconnect, and they eventually said (we have email showing this) ‘use 15 June as closing date.’ Quite the change from 1 August. So we re-arranged all personal planning, to include closing date on exit home from 30 June to 31 May. Couple weeks later we get email from Pulte saying closing would be 27 May! We panic and query Pulte, who’s only rote answer is ‘contract says closing date is flexible.’ Contract also said closing would be ‘June-July-August,’ which we assumed reflected the flexibility, not moving the closing to BEFORE our exit closing so we could not use the proceeds for Pulte purchase. I could go on - but I won’t. We closed 14 June after our return from long planned trip to Europe to take care of elderly relative (and which we told Pulte about in March). Closing bureaucracy went fine, but after signature and payments, Pulte would not give us the keys until we paid a penalty late fee of +$2000! This went back and forth for a week because I told them I would not pay this, and the fee was lowered to $600. Outrageous. I’m out $600 for this experience. Run away from buying a new home from Pulte. The community is nice, but there are a lot of nice resales. And you would avoid the non-communicative, bureaucratic, unreasonable, dense Pulte closing team and process. They completely ruined what should have been an exciting experience - for $600.
