Pulte Homes did an admirable job of building our new home in the Del Webb community of Sun City in Georgetown, TX. While not a fully custom builder, the value per square foot seems to be in line with other volume builders. There are adequate choices to create a home that meets most requirements. In addition, the amenities available Sun City are amazing.

Despite not using a realtor we found that buying the house was fairly straightforward. We weren't crazy about the bidding process but it worked out for us. Overall the builders team did a good job and did come through with what was expected despite labor and material shortages. The process was longer than expected and closing was delayed twice. A common experience with all of our new neighbors. The home itself is top quality. There are a number of minor superficial issues with tile, cabinets, drywall, and driveway pavers still being fixed by the customer care team but they are getting corrected. Generally favorable compared to two prior home constructions in the past 10 years. Quiality of construction good but not excellent, as aome walls and corners were not "true". Our foreman has been reliable though subs often very slow in responding to needs for completing the work, especially the painters. The best part was the initial choices of furnishings and upgrades through the design center. This made the process very efdicient and easy.

This place is amazing and can’t believe I live here. The process was easy and everyone was friendly and helpful for closing. The units are very beautiful. Although there were somethings that were frustrating were the units were made were you had to do some work, like carpets in the bedroom or all units made for handicap. Also somethings they fail to mention and yiu find out later. Overall, I love living here, it’s quiet, plenty to do and walk,

I would give them 4 1/2 stars if this were an option. This was my first experience with Pulte and overall they did a very good job in the setting of supply chain issues and challenges in finding quality subcontract labor. My field manager was phenomenal and I was very happy with communication throughout the build. Whenever I brought an issue to Pulte’s attention, with only 1 exception, they dealt with it immediately. The closing agent was excellent as was my customer service manager. They both were clearly doing their best to give me a great experience. Several options were not available. Did not insulate all garage walls. landscaping was quick and dirty, no care or tight placement of sod. Exterior walls were 2 x 4 construction, not 2x6. Windows were single hung not double hung, not an option. paint seems cheap, comes off with painter tape.

Overall the buying experience was very good. Labor & supply chain issues definitely created delays. The Del Webb/Pulte personnel were open, honest, and did their best to keep us up to date. At closing, we received a high quality house.

German was my sales guy...he went out of his way to create miracles for me. I would highly recommend him. Adam is the construction leader. He is awesome! He communicates clearly, he goes out of his way to make sure things are right. When he says something, he sticks to it and follows through. He was a pleasure to work with.

There were not enough upgrades provided by builder; consequently I had to provide these upgrades myself after COE. The building materials and workmanship seem adequate, but I was disappointed in my last walk thru house and how dirty it was when presented to me. Customer service has been very responsive to items I have found.

Overall, the purchase of the home was easy. We had to go through the bidding process for our lot and would prefer a set price instead. Sales consultants and design studio personnel do not always tell you every option available, but are pleasant to work with. Document everything with an email. Our construction manager was very responsive and available all the time for questions and issues. At pre-closing, we found many issues that were not corrected before closing. Fortunately, we were assured all problems will be fixed and now have appointments with vendors to take care of my three typed pages of problems. ... More

I was pretty impressed with the whole buying experience. Scott, the salesman, was always very responsive. The whole process took a little longer than I had expected. Margaret, the warrantee person, has been very responsive when I reach out to her. The price was a bit high as far as I am concerned, but I guess to be fair, everything is high now.

They did a great job on the house. I used Pulte finance company I would not use them again or recommend them to anyone. I thought it would be smooth sailing but that was not the case.i put 35 % down but they have so many rules that I could not believe it.They would ask for something and two days later they would ask for it again.i finally had to hire my accountant to help me out and they couldn't believe it,but we got though it.

Sabina , Joe and Ralph were very helpful. Whirlpool washer not very good. Refrigerator opening should be larger. Delayed closing presented problems for us but somewhat relieved by Pulte credit. Overall very good experience. Would definitely recommend.

From our purchase with Brendan , build with Kelly, and final fixes with Mike our total experience was quite good. The whole process took much longer than expected but then the supply chain crisis and lack of skilled workers was really the issue. We are pretty well settled in our home after 5 weeks and are very happy with our decision to buy DelWebb!

If you have the opportunity to work with Caryn in Port Saint lucie, you will be treated like family. Caryn was very caring throughout the process and was always available for me when I needed further explanation of the way things will happen. Its my first time building a new home and living in a gated community, sCaryn was able help me through the processes with a smile on her face always.

Dan our sales rep was excellent! Very friendly, helpful and extremely responsive. Always keeping in touch and helping out with everything. Pulte Mortgage not so helpful. I filled out a separate survey for Pulte.

Our salesman Jerry was amazing from start to finish. Really professional and a true gentleman. Our project manager Roby was very knowledgeable and worked tirelessly to ensure our home was in exceptional shape when we closed. Love our new community.

Given the economy times, there were delays. These are not customed homes, design flexibility and options are limited to what is offered. Yet, same model has endless possibilities based on customer selections. Building. Sales, and desig team were responsive to my questions. HOA, two HOAs, did not expect that. Bylaws are strict recommend being up front w new buyers about the 2 HOAs. That seems to be the greatest challenge to many residents. The activities available to residents have variety, are well priced, and are very enjoyable.

When we selected our house, everything had been selected/upgraded by the builder, color of cabinets, flooring, appliances etc. The price of the upgrades were high for what we got. We are still waiting to have some issues resolved.

Experience could have been a lot less frustrating. Some things were unexpected and could have been handled differently. We are finally moved in and things are settling down.

Good Communication with Construction team

Our field manager was excellent. More informative information from the sales office would have been appreciated since we were out of state buyers. More frequent updates would have helped us understand the numerous closing date delays.
