I was told that Pulte was a quality home builder, but our experience (and that of our neighbors) has been far from positive. Pulte has cut corners, downgraded its materials, and provided poor workmanship. We have had problem after problem, and I would not have bought into Del Webb had I known what I know now.

Door position are poorly designed. Closets need work, kitchen shelving is terrible

Our experience and the journey to our new home was excellent!!!! Caryn in sales was wonderful……very professional, friendly, and empathetic with the construction environment we all faced. Kelly in construction kept us informed and was very accommodating with any requests we had. Our only issues were after closing with the HOA who could have been more welcoming.

Our salesman Jerry was amazing from start to finish. Really professional and a true gentleman. Our project manager Roby was very knowledgeable and worked tirelessly to ensure our home was in exceptional shape when we closed. Love our new community.

It has been a very positive experience

We spent a lot of time figuring out where we wanted to live, and Ave Maria was the best option for us. Living in the Del Webb community is perfect for us and has all the amenities we need, plus we loved the home options, and the lots that were available. I would call this our "dream home", and we are very happy with the process and the quality of the build. I would definitely recommend this area, the Del Webb community and Pulte Homes!

The supervisors for Pulte homes did not handle the trades properly to insure the work was done properly. The home was barely ready for the closing date. We paid for an upgrade to the paint color anticipating it would be a better grade a paint, not true you can wipe it off the walls easily with a wet rag. Went to Sherwin Williams to get some touch up because of that and they would not sell us any because the painters use builders grade which is watered down paint (exact words from SW). Found out no insulation was placed in the attic and that had to be re-done. The house was not really construction cleaned for us to accept, but had no choice but to move in. Not a good experience but the construction of the house shell seems good. Also the Phoenix systems pre-wire job was awful we had to bring a contractor to fix their work, Pulte needs to look for someone else in regards to this trade ... More

Given the economy times, there were delays. These are not customed homes, design flexibility and options are limited to what is offered. Yet, same model has endless possibilities based on customer selections. Building. Sales, and desig team were responsive to my questions. HOA, two HOAs, did not expect that. Bylaws are strict recommend being up front w new buyers about the 2 HOAs. That seems to be the greatest challenge to many residents. The activities available to residents have variety, are well priced, and are very enjoyable.

I am not happy with how our whole build went. We were sold a lot that had to wait 4-1:2 months to get approval to build. We ended up completing months after people that signed contracts months after us. Was not contacted and informed as we had to call or got no updates.

When we selected our house, everything had been selected/upgraded by the builder, color of cabinets, flooring, appliances etc. The price of the upgrades were high for what we got. We are still waiting to have some issues resolved.

We love Sun City, but the home quality is only so so. Also, virtually everyone we have worked with is professional and courteous. However, the subs Pulte uses are slow to respond to correct deficiencies.

Several workmanship issues with the home. Service requests for repairs sometimes go unanswered or the repair person that arrives performs sloppy work that has to come out a second time to repair the original request again. For example, when I moved in there were and still are paint drippings on the floors throughout the home. It's as if the painters never bothered to tape up the area to paint or did not use a cover for the area to be painted.

Quality control lacking greatly. Truthfulness of sales office truly lacking.

Happy to be here. House has meet expectations.

We love the home, neighborhood, and amenities. Salesperson (John) and site manager (Jared) were great, but getting warranty issues looked at and completed has been problematic.

Looking at models we found a new home ready to go. We said yes and in the home about a month later. Scott in sales kept our paperwork to a minimum and exchanging emails (I live out of state) took care of most items. The Field Manager Steven L. was exceptional in handling last minute items and fixes. After close we discovered the hanging lights in the kitchen were not installed correctly. Steven simply said "yes, it is wrong" and got it fixed in just a couple of days ... move of lights and paint and all with zero mess and no effort on my part. Purchased home in June 2021 and were hardly ever keep informed of the progress. We were told we would have a walk-through after installing our electrical which never occurred and are having several electrical problems. Finally moved in May 2022 and had an inspector come and found over a dozen issues, three which are major issues. Good luck calling customer service as they gave us the brush off. Finally after being in our home for almost two months and threatening to go to the better business bureau did we have someone contact us and schedule repairs. Repairs are scheduled for the end of July, almost three months after moving in. We were told they are really busy and cannot accommodate us prior. I'm sorry, our roof has many cracked tiles (not just chipped, but cracked in half tiles) on our roof and we had a vent fall off our roof two weeks ago and when we called to express this concern with the monsoons and our roof possibly leaking if this doesn't get fixed. We were again told they were "TOO BUSY" and couldn't get to us until the end of July. They need to focus on the current residents who have paid all their money for their new home and are currently living in them instead of worrying about accommodating the individuals who are wanting their home completed so they can move in. Sad that the builder seems to care more about the bottom line and making the next sale instead of taking care of their current customers. All members of the build team, thd sales person, deorator and project manager were always present for assistance and information

The community and people are wonderful. However, everything from picking out your first options to settlement was and still is stressful. The options are so many and not very well explained. The walk through before closing was postponed for four days because house was not professional cleaned, paint on new floors and carpet, and many other things. I’ve been here six weeks and still have things not done and now need to use a portal. Absolutely no one checking contractors work.

My wife and I cannot begin to say how happy we are with our experience with Del Webb Home. Our construction manager was amazing and went out of his way to assist my wife and I through the building process. We never felt forced or pressured into making decisions, but were encouraged to make decisions about our home that we would enjoy. The Del Webb staff has gone above and beyond with giving guidance, answering questions, and just making the building process stress free and exciting. I have a number of outstanding repairs and incomplete or sub par workmanship items that must be addressed before I can begin to think about rating my new home!! The responsiveness of your people is seriously lacking. The past month I have not heard from or had ANY workmen here to complete or correct anything. Once I settled on my house I was told by my neighbor "Good Luck" on getting anything done.
