Home built quickly and with very few issues. The increase in owners has caused a delay in response time that should have been predicted and addressed (can’t keep blaming COVID-19 four years later, despite the workforce..not wanting to work!). Considering the price we are paying for a home here, response time should be faster.

little items were overlooked, (some tp holders needed to be tightened, door to garage needed lock adjusted, had to change wiring of dryer due to age). Despite having touted that Fulshear does not allow any structure over 10 feet, lo and behold no sooner had I moved in but several cell towers were constructed around our area.

Our biggest issue is having our Construction Manager follow-up on issues that needed to be corrected. I have sent him emails, text messages, and left voice mails to get updates on when to expect the issues will be addressed. with no response. During construction he was very responsive to questions. But, since moving into our home, we have issues that are still waiting to be corrected - after nearly 2 months!

We have mixed feelings about our experience with Del Webb. On the positive side, the sales office was outstanding in both responsiveness, follow through and effectiveness. However, on the builder/warranty side, they were not. Phone calls, text messages and other forms of communications were left unanswered and non-responsive. If it were not for the sales side intervening to help us, we would still be living with defects and issues.

Pulte focus more on the speed of the build versus the overall quality. Too many shortcuts are being done to finish quickly. The number of items on the punch list are too many.

Great project manager. He did everything right. What bothered me the most was no deviation from plans even if requested change was of NO cost. For example, moving an outlet from planned location.

The buying process was straightforward. Our salesperson, Bob, was phenomenal. As expected, with a national builder, the opportunity to customize was limited, but Bob did an excellent job of explaining what options we did have. He was very prompt in his follow-up and he didn't pressure us at all. My only complaint about the buying process was the method Pulte used for selling our lot. A blind auction? We felt rushed through the initial stages and were told no changes could be made after initial meeting at the design stage. This is something that could have been explained better as the design choices were limited and training was being held during our design process. Our Site Building Manager was left to explain details that were left out by sales and design. We would have maybe made other choices. Our Site Building Manager was professional and courteous but was placed in an awkward situation.

Would have liked more transparency with changing finishes when a vendor was changed and one of my choices switched out. Very difficult to pick all finishes in one session. Some outlets promised in master closet for example were not installed. Poor design with door into laundry room that does not have room to open all the way.

It took us 3 final inspections and a 2 month delay before we finally were able to settle. Inspect the home closely. Make sure trim is done properly and that you have square corners. Look at tile closely to ensure it is centered properly. And make sure they put hvac system in correct location. We had all of these issues. The builder did resolve the issues but our original build rep would frequently say no. The replacement was much better but still a 2 month delay in closing

Our house is beautiful and appears to be well built with quality materials. Our concern has been apparent carelessness on little things. Paint smears on nearly all exterior window frames, areas of tile with no grout, areas where paint was missed, and outside lower walls mud streaked. The response to these concerns has been mixed at best and issues described have not been addressed as of yet.

Highs and lows with Del Webb

Financing with Dalton was the best ever experienced in the five homes (retired Navy) purchased. Our construction supervisor, James, was incredible in every facet. The people of Del Webb far exceeded the subcontractors quality of work. It was not the standard for the price paid for the home.

I have built 3 homes and Pulte did many things very well. While my home is the smallest of the 3 I built, it may have the least attention to detail. But the most disappointing aspect has been the follow up to address quality issues is pathetic. After moving in, I was unable to flush the master bedroom toilet for a month. My lanai sliding door is installed improperly and allows insects to enter at will. The service request to fix was a joke almost as bad as the multiple plumbers it took to fix the toilet. The Good: Our PM, Lance, was a great asset and advocate for us in the build process. We love the house despite below and love community! The bad: - closing date was pushed 3 or 4 times, costing us an additional 2 months of living in temporary quarters and all the expenses associated. - The quality of the paint on the walls is very poor! - The workmanship of many of the contractors was poor, requiring lots of rework. - The quality of many items in the house are poor. For a 600+k home in South Carolina, we expected better. Happy to discuss at anytime.

Nick was great. He was very responsive to all issues as the house was being built. He handled everything in a timely manner and was very professional. Scott helped us get the lot we wanted and was on top of things and very responsive. Pulte policies are very restrictive as even minor requests were denied if it didn’t fit their rigid guidelines. Many requested upgrades were not available and simple asks were denied because it was “policy” to not honor. Loads of issues after close

Up till close things were great. After close things started to go downhill with responsiveness and house issues. Found a number of issues with the house to include one of the bedroom vents covered in drywall. Cracks to the fine details being missed are starting to add up.

Numerous painting issues. Inside and out. Numerous issues with prepping the work before painting, definitely needs improvement. Numerous instances of spackling splattered onto finished trim, flooring and cabinets and not cleaned up properly. Issues with some rough corners on inside walls.
