Our Del Webb sales agent and building manager were very good. We were disappointed with the landscaping provided in the front of our home.

Would have liked more transparency with changing finishes when a vendor was changed and one of my choices switched out. Very difficult to pick all finishes in one session. Some outlets promised in master closet for example were not installed. Poor design with door into laundry room that does not have room to open all the way.

It took us 3 final inspections and a 2 month delay before we finally were able to settle. Inspect the home closely. Make sure trim is done properly and that you have square corners. Look at tile closely to ensure it is centered properly. And make sure they put hvac system in correct location. We had all of these issues. The builder did resolve the issues but our original build rep would frequently say no. The replacement was much better but still a 2 month delay in closing

Our house is beautiful and appears to be well built with quality materials. Our concern has been apparent carelessness on little things. Paint smears on nearly all exterior window frames, areas of tile with no grout, areas where paint was missed, and outside lower walls mud streaked. The response to these concerns has been mixed at best and issues described have not been addressed as of yet.

Beautiful location and the grounds are maintained. I wish the response time for issues were shortened!

Financing with Dalton was the best ever experienced in the five homes (retired Navy) purchased. Our construction supervisor, James, was incredible in every facet. The people of Del Webb far exceeded the subcontractors quality of work. It was not the standard for the price paid for the home.

I have built 3 homes and Pulte did many things very well. While my home is the smallest of the 3 I built, it may have the least attention to detail. But the most disappointing aspect has been the follow up to address quality issues is pathetic. After moving in, I was unable to flush the master bedroom toilet for a month. My lanai sliding door is installed improperly and allows insects to enter at will. The service request to fix was a joke almost as bad as the multiple plumbers it took to fix the toilet. Daylight shines through my garage door, energy efficiency blows. My first water bill was 6 dollars for potable water and 50 for 1x per week irrigation. Did I really need 42,000 gallons of reclaimed water to get my sod stabilized? If my neighbor wants to borrow a cup of sugar, we can just open the window and pass it over. Does a micro-lot require 42 thousand gallons of water to grow? Overall I am just OK with my home quality but I can fix Pulte's errors as they seem unable to do so effectively. ... More

The Good: Our PM, Lance, was a great asset and advocate for us in the build process. We love the house despite below and love community! The bad: - closing date was pushed 3 or 4 times, costing us an additional 2 months of living in temporary quarters and all the expenses associated. - The quality of the paint on the walls is very poor! - The workmanship of many of the contractors was poor, requiring lots of rework. - The quality of many items in the house are poor. For a 600+k home in South Carolina, we expected better. Happy to discuss at anytime.

Nick was great. He was very responsive to all issues as the house was being built. He handled everything in a timely manner and was very professional. Scott helped us get the lot we wanted and was on top of things and very responsive. Pulte policies are very restrictive as even minor requests were denied if it didn’t fit their rigid guidelines. Many requested upgrades were not available and simple asks were denied because it was “policy” to not honor. Quality and workmanship was a definite downgrade from last home which was twice as big and cost the same as this. The biggest difference is that the builder of last home, which was not custom, was very accommodating to address our asks that were within reason and materials were much higher quality. We understand that we are paying for the community more than the house, but quality of materials and some of the workmanship are not as good as advertised or expected. ... More

Up till close things were great. After close things started to go downhill with responsiveness and house issues. Found a number of issues with the house to include one of the bedroom vents covered in drywall. Cracks to the fine details being missed are starting to add up.

Numerous painting issues. Inside and out. Numerous issues with prepping the work before painting, definitely needs improvement. Numerous instances of spackling splattered onto finished trim, flooring and cabinets and not cleaned up properly. Issues with some rough corners on inside walls. Issues with garnet countertop having two seams within an 8’-2” run. But not in the sample home. Blinds package cost extra money and the blinds in three windows are not level and in one of the windows the valance does not match the color of the 13 others. The customer service was supposed to make an appointment with me to fix the blind issue. He called me on my cell phone and said no one was answering at 124 Fawnwood court. I was in N.J; and called my nephew that lives around the corner. My nephew came over and let the blinds service man in. He told my wife he fixed the problem, but it IS NOT FIXED. I called the service man back on his cellphone (843-295-9176). I told him to call me back as they ARE NOT FIXED AS OF THIS DATE 7/2/23, NO PHONE CALL FROM THE SERVICE MAN OR THE SUBCONTRACTOR OR PULTE. I have pictures of all issues. ... More

Pulte disappeared to some extent after closing so things that should be done have taken longer than it should (and some not done even now 6 weeks later). Oh, and that is just about my house. Also problems with the common areas and what they said would be done in terms of the ultimate landscaping.

Having built several custom homes during the past thirty years, this was not a wonderful experience for us. Mel was great with the initial lot selection and home buying experience. Shannon was almost a disaster as the design consultant, making unapproved changes based on what SHE thought looked better. Things were dragging until Craig took over as construction manager, and then the change was amazing. He paid attention to detail and continued to assist even after closing. In our first month we have filed warranty claims for electrical, irrigation installed outside the survey, plumbing, and countertops, and electrical has failed to complete their work. We have an issue with the drywall, but Austin asked us to wait 11 months before filing a warranty claim because we would probably experience more drywall issues in that time. ... More

The communication during the building process was excellent. Once we moved in any issues were quickly resolved; however, the quality of some of the work was not that good. The driveway has several areas of spilled paint, the caulking inside is sloppy in many areas and some of the locks were not installed properly.

Warranty after closing not the best.

Follow up repairs are slow but the lack of communication is the worse the person in charge of our follow up repairs {Anthony} doesn't return calls or emails it's very frustrating.

Communication between Pulte and the subcontractors (Trades) was the biggest complaint we had with the process. It also seems like the job of the project managers is to schedule jobs to be done by the Trades, but not to actually check the quality of the work. Pulte set our initial closing date, under the assumption that the home would be finished by then. We had an independent inspection performed 4 days prior to close, that ended up being 139 pages long. Maybe half of the issues were cosmetic in nature, but several were structural/insulation/roofing/gutters/floors. We had to reschedule closing for 8 days later, knowing not everything would be completed, but our lease was up and we had to get out. It's been a month since we've closed and most non-cosmetic issues have been addressed, but not all. Project manager tells us that Trades are scheduled to be here at a specific time, but half the time they don't show up or even bother to call. Very frustrating. Our last home was a custom build that went exceptionally smooth and was a great value for the price. We were spoiled by that experience. But that builder had a smaller operation and employed most of the Trades, or had very close working relationships with the subcontractors. Pulte is a much larger company with very little control over the Trades. If Pulte is the dog, then the Trades are the tail that wags that dog. The project managers are easy to work with and do their best, but the process restricts what they're able to control. Like many of our neighbors have told us, don't expect everything to be cleared off your punch list anytime soon. Some of them have been waiting well over a year for issues to be addressed. Don't get us wrong, we're happy to be in Del Webb BayView. The people we've met here are great and the neighborhood amenities are wonderful. But the building process leaves much to be desired. ... Overall, this has been an enjoyable home buying experience for us. The price was reasonable and we are happy with the house. I would like to see them improve the fit and finish of the interior, however. The drywall/texturing/paint/trim work wasn’t up to Pulte standards.

We like our Palmary however the construction equipment across from our home is unsightly and detracts from our enjoyment and appreciation of our home.

Although I was initially impressed with how you folks reached out and communicated, I quickly learned that your management group is NOT responsive, they are disorganized, and maybe they are just not capable of doing the job. I am still ironing out administrative problems after 2 months. Also, your "bait and switch " sales techniques of selling your properties with amenities that are later rescinded is more than infuriating.

Took 13 months but we finally moved into our beautiful new home. Good quality workmanship in our new home and our construction manager was responsive to our needs.

In a 55+ community, one would think all possible lines of communication would be available, especially, simple traditional phone conversations for those who are technically challenged and will not use a WIFI system. Unfortunately, the younger contractors and managers think that emails and video conferences should be the standard method of contact and have not yet understood their customers. Also, planning and schedules should be communicated and prioritized. The retired have the time to monitor and highly expect the agreements for timing to be maintained.

While we are still happy with our decision to build a new home with Del Webb (Pulte), the experience has been eye opening in terms of overall quality and the role the new home owner must play to push the builder to make things right. I am not a construction expert so why do I need to find things for them to fix? They have the expertise to see things that need attention.

We love our new home and the community, Our overall experience was very good until after we closed and the outstanding items have not been completed as promised in the 14 days.

Have had several issues since moving in which is to be expected, but the responsiveness from the subs leave a lot to be desired.
