I have a DEAD tree in my front yard and want it taken out, the hole filled and new sod put down. It's been DEAD since I moved in and no one seems to care but me. They said to keep watering it often even though I have a sprinkler system. I did but it is still DEAD.

My overall experience at Del Webb at North Ranch has been positive. I think they build a high quality home here. The Responsiveness to the warranty issues is a slow painful process. I wish they could just come get it done. It's taking too long for my issues to be resolved.

Dominic is excellent to deal with. He sent me pics showing the progress of the home, and he is very responsive to getting a few items fixed. I appreciate his help to make the process easier for me, because moving from out of state is a difficult process. He always gets back to me the same day, and I think he does a great job communicating. My experience has been excellent thanks to him. I would rate his performance as 5 stars (on a 1-5 scale with 5 being the best). my main issues are cosmetic or deal with landscaping…. The common area behind a few of our homes, should have been finished, but there are weeds growing instead. If this was seeded with grass and mowed like the rest it would be perfect. Also, the landscaping around the house : the bushes planted and the straw are not pretty. I would have preferred to pay extra for mulch like they use at the amenity center. that looks great! I would also have preferred not having the home painted in all flat paint and would have gladly paid to upgrade to other sheens for easy cleaning, like eggshell for the walls and semi gloss for trim. additionally, there are a lot of paint spots on the floor that are not always easy to remove. that was a negative, but again not a major problem just looked sloppy and avoidable. I think they should select a better title for the bathrooms, rather than the distressed which sometimes looks like water damage has occurred. I love the shower and the bench. The water pressure is great. the laundry room is very nice. I really like the kitchen cabinets and the easy close drawers! 5 stars there. the name brands are a plus, but the lack of a finish carpenter shows in the molding issues. and the windows not being square particularly the window over the sink had people the shutter salesmen laughing at how badly it was done, so that's a minus. In general, I'm happy with the home and looking forward to living in the Del Webb community. It's hard to tell now about the value and trustworthiness since that is takes time to tell. I feel I have a Wonderful new home, BUT, I also feel there's a bit that could be better. Several things are really rather "cheap" like the "pot" lights everywhere. I also would of liked a bit more flexability in choosing my "design" choices. Like leaving out the pot lights. But, I still overall am very happy and soon this new house will feel like home.

Renee at the sales office represented DelWebb homes with professionalism. The models convinced us to sign a contract. We're impressed with the quality of the homes.

First of all, there is very little that can be changed. My construction supervisor was changed half way through the build then with a week and a half before my 30 days after move in check my next construction supervisor quit which left me with issues that could have been taken care of during that week and a half. Now I have to deal with the Pulte service request department. I had sent in 8 items on a service request, got an email back saying they would contact me. I was never contacted until I found another problem. Their response was we never received your 8 items. Now it seems that they want me to wait until I have my 11 month check on those items. The item that they did reply to was a problem with my cooktop not being set properly. They have told me I have to call Whirlpool to get this problem taken care of. Well Pulte put this stovetop in why should they not be responsible for fixing this problem??? I don’t even want to tell you about the terrible cabinets they put in these homes. The company gets a 1.3 on yelp. They would be lucky to get a zero from me. The cabinets are the worst built cabinets I have ever seen. I believe they are made of press board and while they look fine on the outside they are terrible on the inside. I have lived in another part of Texas for many years and Pulte was one of the best builders there so I thought this would be a great house but Pulte is not the builder I heard about years ago. The bidding process for this property was very usual, never had to bid for a home before and possibly placed an over bid not needed. Prefer the land plot already be included in sell of home not separate. Construction took a little longer than anticipated but that is not unusual. Pulte Mortgage communication was not great at all, signed the paperwork at very beginning then basically did not hear from them until a few weeks before closing (after several attempts to reach them). Overall construction was not complete at walk-thru or closing. There were still items that required to be fixed and still working to get some of those items fixed today (extremely slow process). Overall good experience, did not like factors that the market drove more than the builder (bidding on lots, high interest rates, lack of materials), but overall a good quality home. Some extra attention to detail would help and better quality materials (cabinets mainly) as well as cleanliness during the build would have been greatly appreciated and made us feel the home was really worth the cost.

We were very pleased with our sales experience, which is most of the 4 star rating, but have been disappointed in the follow up for needed repairs from our walk-thru. We also experienced mud coming thru the foundation due to one of the trades not doing there do diligence. There are other issues within and outside the home that are disappointing and some repairs have not been resolved. .

Our experience started out good but then…we are in the final phase of this Del Web development. The sales person we were working with from the start was all the sudden no longer working there(not by her choice) then we get notice from company stating what our closing date was. We were not ask or given a chance to change the date. Since we had not already closed on our house we were looking at having two mortgages and we needed to delay the closing by 2 weeks. We were told NO and that we would be charged $500 penalty a day for each day we delayed closing. No grace, no consideration no nothing except we had to pay $9,000 penalty. Overall construction process was great with Paul our construction manager. Overall design center experience with Christina was TERRIBLE. Everything was overpriced and they aren’t real designers. Sloppy design work and unresponsiveness. Alan from electrical was great. Only negative was the design phase it was over promised and underdelivered. This is resulting in us spending extra money and time to remove floors and things that should have been provided during the design phase.

The one problem I have is the workmanship. I feel the materials could be a lot better. When I did walk through I was so excited about moving in that I didn’t notice the small things. So far the staff is trying to address things. Example would be the cabinets have small nicks, door are not painted fully and screen door isn’t set correctly. As long as these things get addressed and fixed I will be happy. For the money we spent on these homes I think the materials and workmanship could be better.

Quick to respond to questions

Plan on a good bit of stress throughout the process and after you move in with callbacks, lack of responses and poor follow up repairs. Not poor quality but not what you expect for what you paid.

We entered this experience with eyes wide open. 18 years ago we built a house with a similar type builder. These are not custom builders. They offer a few options in a pkg. house. There are many in this community the same as ours. Since moving in we have improved on the quality of several items. The one area I'm most disappointed in is the paint quality is very poor. I'm hoping to tolerate it for a few years then improve on it. The house looks very nice from a visual perspective and seems to be pretty well built. Our construction supervisor was wonderful and kept us informed on progress. We wanted a smaller house in a 55+ active community and that is what we have. I loved my sales person Robert. During building process, communication was inconsistent. After closing, response has been poor. I've put a request in 3 times for the same issue. 8 weeks in, still not resolved.

We've encountered several relatively minor quality issues since moving into our home with most issues being lack of attention to detail during construction. Warranty repairs have been handled in a timely manner with one notable exception. We have a leak at a corner crease of a gutter near our front door that has yet to be repaired properly despite several requests (including photos indicating the leak).

The Del Webb neighborhood concept is excellent, and now that the neighborhood is about 40 complete, the actual layout, common areas, etc. are well done. The homebuilding experience itself was disappointing. Many problems and quality concerns were not addressed until the day before closing and then were rushed through and not fully addressed. 6 weeks after closing, most of those issues still have not been addressed or corrected.

The purchasing process was great. After closing, we experience poor communications. The detail to building quality was disappointing. I guess it just a sign of our current times.

They provided mortgage company,home insurance company all from same company.

When speaking with the subcontractors, they complain that Pulte is not paying them enough to provide higher quality work, and some have claimed not to have been paid at all or late. Recommend that Pulte take care of their subcontractors since they are the ones representing Pulte.

There’s not enough options to pick from. The yard there was no option Had most of our home tidied and didn’t receive the right color of tile Been easier to put in the back patio before moving in. We didn’t get our garage doors painted

Let me start by saying that we love our new home, our community and the environment where we are now living. Del Webb has put all of the basics in place for an outstanding place to retire either full time or seasonally. It is important to know that you are buying a production home, not a custom home. They have some lovely customizations, that we got (many were priced very competitively), but it is still a production home. Pros - The layout of the home, well thought out and planned. - The high ceilings and doors really make a difference. - Simple things, like the number of outlets, really helps! - The "bones" of the house are good (the foundation, CBS walls, etc.). - The organization to help you close and move in to the neighborhood was excellent. Cons - Promises were made on communication that never happened. I learned more about the status of our build from he county building inspector online than from the project manager. Communications is just mediocre and needs improving. - They have so many subs that the individual subs only care about their project. If they break something that is another area, it remains broken until someone who cares fixes it. We had a broken (truly broken) kitchen cabinet 3 weeks before close, we are now 6+ weeks post close and still not fixed. - If you move into an area where they are still building, be ready for CONSTANT trash in your yard (not just dirt or construction debris, but empty cans, bottles, etc.). ... Overall the home is nice but there are many little things that need attention. They did not pay attention to detail. I realize they have many companies building these houses, but the quality is not up to par for what you pay.
