The overall process was fine. Our sales person was responsive and helpful with many ideas and suggestions. The design center help from Christine not so much. You must be your own advocate and press for action and information. We met with her in Feb 2022 still in the middle of a raging pandemic. She was not masked and seemed put out when she was asked to wear one. This is critical when meeting with older people in close proximity. If we were to do this again we would not meet her. The electrical designer Alan was top notch. Extremely helpful and had excellent input. Our first construction manager "Blue" was rude, condescending and poorly informed on modern construction principles. Many pieces of lumber used in framing were cracked and splintered. When asked about these issues we were told that these were cosmetic issues and he said "I don't need you telling me how to do my job." We immediately stopped the conversation and asked for a different manager. A new construction manager was assigned. Dexter did an excellent job taking over. He was helpful and knowledgeable. The overall product is a house. All new houses have issues that need to be addressed. The interior plastering has numerous globs and splatters. The baseboards were very poorly installed with corners poorly mitered. One sliding glass door is not installed square and is exceedingly difficult to open and close. There are other issues that are cosmetic and I am sure will be addressed through the warranty process. On the irrigation system the landscaper refused to properly install the backflow preventer. Testing of the assembly is required by the manufacturer, Uniform Plumbing Code and state laws. We were forced to pay for the required testing. This an essential piece of equipment that assures that the irrigation water does not backflow into the drinking water system. Everything was good up to the final closing. The initial walk through had an unbelievable amount of issues. The second walk through was a joke. They didn’t finish most of the items on the list. Tape was still on areas that weren’t correct. Still waiting for items on the list. Promised a closing gift from the construction manager, never got it. Promised they would clean up inside and out, never happened. Left a bucket on the lanai, still sitting there. Broken shovel in the yard, still sitting there. You guys rush the last week, when everything was supposed to be perfect, and failed miserably. It’s seems that corporate rushes closing so they can get a bonus or something for the number of homes they close in a month. The home owner is the one that suffers. Why is it up to me to find all your mistakes and issues, the last week should be very meticulous on your part to finish the house properly. Nobody has reached out to me on the status of anything. Great experience up to the last week, and then everything falls apart. What a mess! I should the field managers rating from a 10 to a 0, due to all the failures at the end. Extremely disappointed in all the issues on the last week. What a disaster. I will be calling corporate, since nobody here has reached out to me. Taking way too long on punch list items. We have had to keep asking/begging for when things will be completed. Each time we re-summarize the list, they only schedule a portion of the items. There should be a proactive system for timely completion without the homeowner having to feel like the bad guy and reminding them of what is left. Seems only time stuff gets done is when we bug them.

Still waiting for repairs found immediatly after closing

The process with Pulte is outlined well but still overwhelming for a first-time home builder. The challenge of supply chain and sub-contractor shortages added a lot of difficultly for the builder, but our home was completed on time. We hired third party inspectors, which I would recommend even for a new build. Our construction manager, Anthony, was always very responsive, patient and kind in spite of how stressed out and demanding we could be at times. We have lived here a week and love it! Our lifestyle director, Claire, has done a great job building a sense of community among the residents. Everyone is so nice, and it is fun building a new neighborhood together! ... More

At first, the process for the home building seemed to be good. However, as the trades came in to do their work, the workmanship was definitely inferior in my master bathroom. The tile work was atrocious and should not have been passed inspection. Countertop had flaws in it and they should have never installed it in the first place. Now I have to have the countertop taken out and buff the imperfections out and be without a kitchen sink and island countertop for two days. The water supply to the shower (when you have just the frameless shower) should be placed on the opposite wall from where it is now placed. You cannot get into the shower without getting water all over the bathroom because you have to open the shower door and the water is running. No one wants to get into a shower with cold water running. Very poor placement. I did not have my lanai screened in by Pulte. I could not understand why there wasn’t a pad of pavers where the door should go if I decided to screen it in. Most other homes had pads for where the door should be if not screened in. Now I have to pay to have someone come and put a pad down where my door should be if I should decide to screen it in. I will say that Niko has addressed most of my issues which I do appreciate. ... (I'M BET DEL-WEBB WILL VET THIS OUT OF THEIR REVIEWS)BUT HERE GOES, Over all and after all things added up, the cost per sq ft was a lot higher than we expected, many things not in the initial price added up fast, compared to sq ft what we would have paid on a completed home in the same city.

Get all issues completed before closing. Hard to get someone back in to fix after close. Get everything in writing, signed and dated so have documentation if something isn't done to your satisfaction. We are generally pleased with our build but have heard of issues from neighbors. We had 2 construction managers, others had up to 4 managers which might be the problem.

Put in a warranty claim 1 month ago and haven’t heard a word from anyone.

Jill jones—the sales person—was great and very responsive when I had questions or needed information. Max Thompson—construction manager—was also very good in keeping me updated. And overseeing build. Unfortunately that has mot been the case post-closing when warranty team has failed to address most of remaining punch list items. My advice to a new buyer is to delay closing until house is complete and all issues resolved!!

I did not feel that the Construction Manager (CM) was not responsive in a timely manner to issues I noted in during my walk thru's during the during the construction process. Examples are circuit breaker showing a service light, incorrectly installed front door, loose cabinet molding. The last two items still need to be addressed five weeks past close. Additionally, the lanai deck has not been re-coated even thought CM's manager brought it to his attention during the pre-close walk through.

Sales experience was very good. Lots of things wrong with house. Talking to others same problems. Head of HOA not aware of home model and put screen enclosure on hold. Crazy.

Had to repeat work multiple times because of poor craftsmanship of workers

Communication during the purchase and construction was very good. We were not living near the home as it was being constructed so all communication was done remotely. We felt the price was reasonable for the home and the community is just what we were looking for. Final construction was hurried and there was a lack of quality on several finish items. We are trying to find a window of time for the builder to complete the punchlist items.

Our sales consultant, Lisa, was terrific! She did all we asked and more to make our new home purchase smooth. We were surprised by a few minor (though not insignificant) discrepancies discovered just after closing, but the construction manager eventually addressed them within our first month of occupancy.

The sales and design process was amazing. They answers all our questions, we’re responsive and took their time with us. Once the house was built, it has been exhausting and an exercise in futility to get items repaired/ fixed that should have been taken care of prior to settlement.

Overall, a good construction experience. One problem was coordinating construction decisions remotely from NC. Construction monitoring and reviews went more smoothly as we had relocated to a local apartment. Construction staff have been helpful in resolving minor issues. Frustrating issue is delivered KitchenAid refrigerator was not cooling/freezing correctly on day one. Although a loaner refrigerator has been provided, it is not what was ordered.

I was very pleased with the supportive process of purchasing with Del Webb/Pulte. This is my first new construction purchase. I love the floor plan and the outdoor space. I am excited to watch the community grow. My only disappointment is I expected a higher level of kitchen cabinetry considering the upgrade I selected and the cost. The under cabinets were not painted, Painting throughout the home was done poorly, and with a paint I would have preferred to be washable. The sales team, and building supervisors are wonderful. They are friendly, experienced, and supportive. They are in contact on a regular basis making this home buying experience exciting rather than worrisome. Thank you Howard, Garrett, and Nancy!! ... there is no attention to detail, no pride of workmanship in home building these days. So many little things done wrong, incomplete, and just substandard. We were told we could not change our closing date even though the builder was clearly not ready to close. We have been in our home almost two months now and are still waiting on “repairs.”

Overall the buying experience was ok. Very disappointed in the craftsmanship of the home. The design is great but the quality of the work was very sloppy. Our Field Manager has been wonderful in responding to our concerns but there are so many issues that have not been addressed and are out of his control.

Mgr was very knowledgeable, helpful and friendly. This is the 3rd new home we’ve built and while nothing is ever perfect, I would rate Pulte better than Toll. Fixing issues so far has been a little frustrating. Not the fault of our warranty manager, but all the moving parts and delays with labor and materials.

The building experience with our project manager during the building process was very adequate. The finishes however were totally unacceptable upon our move-in. There was spilled paint all over the floor from when they did touchup paint, The trim around the doors looked like somebody used a rock to cut the trim with at the bottom, there was grout painted over on baseboards, The house was filthy had not been cleaned except for rough clean there was no final clean we had to clean the house our self, the crown molding was unacceptable at six different joints that still need to be fixed, there was missing paint in several locations on walls, the corners did not have proper caulking at the base. There are many other issues that we are trying to work through with both the construction project manager and now the warranty project manager. I myself was in the construction trade as a project manager and general superintendent for several large commercial companies. I have turned over more than 2000 units and have never turned over one looking like our home debt. These units include hotels condos and apartment complexes. It was totally unacceptable and for the price that was paid was very disappointing. We did not get a half million dollar home. Completely dissatisfied.! ... More

Bruce was wonderful to work with from a sales perspective. He kept us informed of the progress of the construction, even there were issues. Pulte: The building structures; walls and roof trusses, are manufactured off-site so, there is no opportunity to make minor adjustments in locations of doors, wall layouts, etc., to accommodate specific homeowner desires. Low voltage wiring, internet and coax cabling scope of work does not include completion of cable terminations at access panel. Homeowner is required to hire a separate contractor / vendor to make these terminations. Rough grading of development leads to significant slope differences between houses. When the final grading is completed, the slopes and distances between the adjacent houses created sharp V at the property lines, which will make installation of fences and mowing of lawns more difficult. The final grade materials and installation of sod leaves ridges, it does not appear that it is rolled after installation to even out and secure the sod to ground. Response time to warranty items take a longer than needed time to resolve, even when contractors are on site working on adjacent houses. ... More

Overall home construction very good. Finish work lacks craftsmanship and attention to detail. Warranty service department did provide us with good customer service with the issues identified after the final walk through. Warranty service call technicians very professional, arrived on time and fixed all of the identified issues.
